VISION

We want to merge our passion for well communities with the desire for eco-friendly solutions. We want to go beyond being environmentally conscious and will explore all areas of wellness even as it continues to evolve over time.

We strive to be excellent stewards of resources, finances, time, nature, property and most importantly, people. We want individual human wellness at Kern’s Bakery to expand to collective community improvement. When people thrive in their environment, neighborhoods prosper and economies grow.

We are all interconnected with nature and with each other. Kern’s Bakery is a place where everything and everyone thrives.

APPROACH

Kern’s Bakery takes a holistic approach to overall wellness. We are preserving and restoring the iconic nature of the 1931 historic building and encouraging our merchants and partners to implement best stewardship practices.

In the evolving realm of wellness and sustainability, we combine various components to make a significant impact on our property, the people who visit us, our residents, people in the local neighborhood and the surrounding community at large.

Our goal is to implement initiatives and host programs that invite people to find knowledge and equip them with know-how. The resulting halo effect will stimulate good stewardship practices throughout South Knoxville and beyond. We lead by example and will share our learned experiences with other communities and the real estate industry to positively impact society.

COMMITMENT

We are committed to be a leader in stewardship – stewardship of place, people, resources and the environment. Kern’s Bakery strives to form partnerships with local businesses and organizations, merchants, civic leaders and neighbors to impact our community for good. We can’t promise every initiative in the presentation will be implemented, but these aspirational ideas represent our creativity, thoughtful intent and desire to make a difference. We sincerely welcome input from our partners and neighbors.

CREATING OPPORTUNITY

Kern’s Bakery is one of the first deals in the nation to close in an Opportunity Zone. The opportunity zone program is a tax incentive designed to spur economic development and job growth in areas the U.S. Treasury Department has certified as needing reinvestment. Together, private capital and public investment will stimulate economic opportunity, encourage entrepreneurship, expand educational opportunities, develop and rehabilitate quality housing stock, promote workforce development, promote safety and prevent crime in economically distressed communities. Upon considering numerous Opportunity Zone projects throughout the country for its 2019 ADAPT awards, GlobeSt.com honored the Kern’s Bakery redevelopment as the winner for the best Opportunity Zone redevelopment project in 2019.

STEWARDSHIP COUNCIL

We are not motivated by certification guidelines, but rather real-life needs in our community. Our local-based stewardship council of experts will address needs, brainstorm ideas, recommend solutions and connect resources. We will continuously refine our stewardship initiatives based on the availability of innovative processes and new technology as well as current social, economic and environmental needs in our community. Our collaborative partnership and input from our community will help us guide Kern’s Bakery to be an industry-leading example in wellness-and-sustainable development. HOW-TO CLASSES

When you equip people with knowledge and educate them with hands-on experience, they have the ability to elevate themselves and help others. Monthly how-to series will be led by local experts and free to attendees or a requested donated item.

• Healthy Eating: eat this, not that; balanced meal preparation on a budget; tour of grocery market for shopping tips

• Financial Management: budgeting, savings, spending, student loan debt

• Bike basics: change a flat tire, bike safety, how to purchase a bike

• Exercise: from couch-to-5K by Knoxville Track Club

• Cooking: chopping + cooking classes
