Our homes are sold with the reassurance of a Checkmate 10 year warranty, which covers any latent defects. This means that you are insured against the cost of repair of any faults in the property that could not have been reasonably detected before purchase. We know that buying a home can be a challenging process, which is why our team are on hand to offer assistance at every step of the way. Together with our Financial Advice and Conveyancing partners, expert advice is always on tap.
Many house buyers are eligible for the government-backed Help to Buy scheme for homes up to the value of £600,000 (£250,000 for ISAs). The scheme has three elements: Help to Buy ISAs, Help to Buy Equity Loans and Help To Buy Mortgage Guarantees.

Help to Buy ISAS
If you are saving to buy your first home up to £250,000, save money into a Help to Buy: ISA and the government will boost your savings by 25%. So, for every £200 you save, receive a government bonus of £50. The maximum government bonus you can receive is £3,000, but this is per person, not per household, so if you are buying your property jointly with a friend or partner, you could receive up to £6,000. The Help to Buy: ISA will be available from a range of banks and building societies.
Help to Buy Equity Loans
When buying a new-build home, whether it’s your first home or not, up to a maximum of £600,000 the government can provide up to 20% of the property value as an equity loan, which is interest-free for the first 5 years. This is matched with a minimum 5% deposit from you, resulting in a 75% mortgage with an approved lender. In the sixth year of the equity loan, a 1.75% fee is added which increases each year in line with the Retail Price Index plus 1%. You can buy-out the government’s share at any time, by at least 10% at a time, based on the home’s market value at the time of redemption.
The Help to Buy Mortgage Guarantee
If you are buying a new or existing home up to £600,000, the Government offers lenders the option to purchase a guarantee on mortgage loans to buyers. This means that lenders taking part are able to offer home buyers loans of between 80 and 95% of the purchase price, which means that you just need a 5% deposit. Mortgage Guarantees are not restricted to new homes.

FIRST is our advance registration scheme, allowing you to secure your home before they are released on general sale. To reserve a home, simply fill out our FIRST registration form. If your circumstances change, rest assured that you will be refunded in full.
