The last month has seen us look forward with our new Strategic Plan, and look back with the 2010 Awards for Excellence, and what a month it has been. Firstly, I thank all members who voted in the recent FMA Australia board election. At our National AGM, held in Sydney on Wednesday 24 November, it was announced that Kristiana Greenwood – FM Innovations – was re-elected to the board, and David Chokolich – GHD Western Australia – was also elected. Congratulations to Kris and David who have both been elected for two-year terms. As I am sure you have seen from recent emails, and of course if you joined us on this enjoyable evening in November, the 2010 Awards for Excellence were announced at Sydney’s iconic Doltone House, with the Hon. Anthony Kelly MLC opening proceedings on behalf of the Premier of New South Wales, Kristina Keneally. It was an evening of quality entertainment and celebration, hosted by Paul McDermott of Good News Week, and supported by outstanding performances by legendary Aussie rocker Ross Wilson of Daddy Cool fame, and the unique new talent of Justice Crew, the all-male hip-hop dance and musical group of Australia’s Got Talent fame. The evening was opened by a breathtaking performance from Harmony Lovegrove, whose rendition of ‘The Prayer’ left everyone in awe of this young talent who was joined on stage by her father Darryl. A truly memorable beginning to the industry’s inaugural standalone awards event. I was extremely impressed by the exceptionally high standard of entries received for this year’s Awards. With hundreds of industry leaders in attendance, the Awards for Excellence really do provide a strong platform to showcase best practice from the finalists, winners and sponsors, without whom the event would not be possible. Once again, congratulations to all the finalists, winners and sponsors for making this event possible. An article on the awards is enclosed in this edition. In developing its 2010–2013 strategic plan, the FMA Australia board determined over the next three to five years to formalise FMA Australia’s transition from being an organisation that solely addresses the interests of individual members, to that of one that represents the interests of the facility management industry as a whole. In doing so, the FMA board has identified a number of key strategic objectives, all aimed at establishing FMA as the authoritative voice of the FM industry in Australia. Issue 53, Dec 2010Welcome to the final edition of FMA Online for 2010.

The last month has seen us look forward with our new Strategic Plan, and look back with the2010 Awards for Excellence, and what a month it has been.

Firstly, I thank all members who voted in the recent FMA Australia board election. At our NationalAGM, held in Sydney on Wednesday 24 November, it was announced that Kristiana Greenwood –FM Innovations – was re-elected to the board, and David Chokolich – GHD Western Australia –was also elected. Congratulations to Kris and David who have both been elected for two-yearterms.

As I am sure you have seen from recent emails, and of course if you joined us on this enjoyableevening in November, the 2010 Awards for Excellence were announced at Sydney’s iconic DoltoneHouse, with the Hon. We will soon be launching our regular industry and advocacy news update, FM-Snippet, which hasbeen developed to support our existing branch and event emails. But a publication like FM-Snĩppet is only as good as its content, and while our team at FMA Australia National Office willendeavour to get all the information, we still encourage others to contribute. FloodSax case study – Sydney Cricket Ground:

On 12 February 2010, the Sydney metropolitan area experienced a deluge of rain and stormswith approximately 80mm of rainfall in a short period of time.

The Sydney Cricket & Sports Ground Trust was badly affected, with a number of areas within theground and associated buildings being damaged by flooding. The repair and rectification billamounted to millions of dollars to the SC&SG Trust, and its onsite tenants and hirers. And stilltoday, there are areas that have not been reopened.

After seeing an article in Facility Perspectives for FloodSax and making enquiries, the Trust optedto purchase two boxes for distribution around the site, and to our tenants, in the event that theywould be needed, not knowing that this would be the case in the near future.

On 24 August, a burst water main in the Moore Park precinct caused a flood of water to againthreaten the Trust and its tenants, in particular the SCG Museum, which was badly damaged bythe February storms, with flooding. Our security staff immediately responded by laying theFloodSax in the areas where water was starting to seep under the roller shutters and doors.

The FloodSax are lightweight and very easy to use and because of this our staff were able to getthem in place quickly. FloodSax did the rest. They were extremely effective in stopping the flowof water into the Museum and therefore no damage to the property occurred.

Farewell to Peter Mollison

Last month, members of the ACT Branch Committee, current and former, held a farewell drinksfor our immediate past Chairman, Peter Mollison. Peter is retiring from his work and is moving toAlbury, NSW, to join his family and relatives. On behalf of the Committee and other members of the FMA Australia ACT Branch, we would liketo thank Peter for his dedication to FMA Australia, and serving in the ACT Branch Committee formany years. We also wish Peter all the best in his retirement, which will commence with holidaysto Fiji and Tasmania, amongst many other destinations.

For many of us, 2010 has been a very busy and hectic year at work, and we all look forward totaking a break over the next few weeks. NSW Branch News

2010 has been a mixed year for the NSW Branch, and the committee has undergone a fewchanges in the last few months. However, instead of dwelling on the past, the committee hasdecided to set out a strategic plan for the branch, which means that there will be changes in 2011that we hope shall bring more interest and value to the FMA community in NSW.

Over the next month or so we shall be seeking more feedback and developing a wider range ofevents for 2011, although some favourites will remain, and we look forward to communicatingthis plan to you all.

We are very open to ideas or areas of FM that you feel could be better addressed by thecommittee (events, communications, membership, etc.). If you have any feedback on the above,please do not hesitate to contact FMA Australia National office with your comments.

NSW Branch November Site Visit Wednesday 24 November 2010 One Shelley Street

This event, as expected, proved to be extremely popular, and we must first of all thank our hostsfor extending the numbers due to the demand. Even with the extension in numbers, we still hada number of members and guests who were not able to go. Hopefully this signals a positive startfor the FMA Australia events for the next year and that we are always faced with this problem.

The event started with a brief introduction from Mike Mulvihill of the NSW committee, whowelcomed our hosts for the evening, and gave everyone an overview of what is and will behappening in the branch over the next year.

Our hosts, Brookfield Multiplex and the Macquarie Group, stated the evening off with threepresentations in relation to this very unique building. The first presentation focused on the valueof human capital and how the cost benefits of the building were not just energy savings. In factquite the reverse, as they demonstrated the value of design, management and operations to bedirectly linked to influencing a larger cost, being the supply of labour (human capital).

The second presentation was based on the technical aspects of the building, and focused on theenergy savings and environmental factors that were critical in achieving 6 star Green Star OfficeDesign rating from the Green Building Council of Australia (a strategic partner of FMA Australia).

The final presentation was from the architect and focused on the unique design features and thechallenges with the design and build. The unique structure and sleek glass façade of One ShelleyStreet also removes the need for perimeter columns, assisting in the aximisation of fit-outflexibility, whilst providing high levels of natural light and improved levels of amenity foroccupants.

We then split into small groups and went on our site tour, taking in some of the magnificentdeigns such as the meeting room cubes, work areas, flexibility and the general functionality ofthe space. The feeling of light is throughout the whole office space and is a credit to bothBrookfield Multiplex and the Macquarie Group.

On completion of the tour our hosts put on some food and drinks for all attendees to network anddiscuss what they seen on their tours. I am sure that most people would have taken somethingfrom this visit and we trust that this event has been both informative and educational to allattendees. Thank you to Brookfield for supporting this function.

Sydney hosted the 2010 FMA Australia Awards for Excellence on the 25 November, and the NSWCommittee thought it too good an opportunity to miss to raise money for a charity. So I am verypleased to announce we held a raffle for Open Family Australia, and the winner of the ChristmasHamper was Phillip Carruthers of Norman Disney & Young. We are delighted to announce that weraised $1,716, and as it was only decided the night before to run the raffle, may I thank thosecommittee members who were in attendance on the night for their hard work in selling thetickets. By the way, if you missed the Awards Dinner, book your diary for next year – it was agreat event.

FMA Adelaide Christmas Show

The guest speaker at this event was Jared Barnes, Project Leader Design, City Design andCharacter at Adelaide City Council. Jared presented on the proposed master plan andredevelopment for Victoria Square. November Lunch Forum

At our November Lunch Forum, held on 19 November at Crown Towers, guest speakers RobinArchibald of UGL Services and Warren Smith of National Australia Bank presented NAB’s CarbonNeutral Journey.

Warren opened the presentation, highlighting the achievements, with the National Australia Bankin partnership with UGL delivering on their carbon neutral commitment with energy efficienciesand initiatives implemented throughout NAB’s properties.

Robin followed in presenting the paths that UGL took in collaboration with NAB’s key stakeholdersto achieve these great results, and how the commitment in developing and delivering programshas systematically reduced NAB’s greenhouse gas emissions, exceeding their target with savingsof over 25 per cent.

Feedback was positive with members taking away valuable information that could potentially beof value to their organisations.

As if summer, Christmas, the global financial crisis, and slow retail sales aren’t enough of adistraction at this time of year, it’s business planning and budgeting time too.Facilities Managers everywhere are pressuring suppliers and contractors to price CAPEX worksand submit tenders for service and maintenance contracts in an effort to get some science behindthe numbers for next year’s budgets.

As with all tendering and project pricing exercises, the quality and consistency of the scope ofworks and tender documentation is critical to ensure that objective comparisons are then carriedout on an ‘apples for apples’ basis. If you give a contractor a sketch, you get a sketchy price inreturn.

Spending time on compiling a clear brief on the desired outcomes is also important whenengaging consultants to develop designs, scopes of work and bills of quantities for both theproject approval and the tender documentation processes. Preparation time is never a waste, andis critical in ensuring that all stakeholders get the clear picture of what they are going to get, howmuch it will cost, and when it will be operational.

This process can add several months to the overall process and should also be factored into thebusiness planning timescale.

Forecasting cashflow for the year is where the real skill comes in, and nothing makes a FacilityManager look more commercially inadequate than constantly pushing back the spending ofallocated funds to the end of the financial year, and then trying to source tenders, place ordersand manage the major portion of the CAPEX works in the last two months.

So come on FMs, get that niggly, reactive, and unplanned work under control by fully utilisingyour staff and contractors, and give yourselves a chance to strategise, plan, cost and deliverworks on time and on budget.

That will demonstrate your value to the owner a lot more than putting on some old clothes andpainting over graffiti on a Sunday morning.

structured and recognised qualification to broaden our knowledge base and raise the level ofprofessionalism in our industry. FMA Australia are championing such a scheme, and will be inPerth in December to spread the word. Look out for that.

Return of the SIGTuesday 23 November saw the long-awaited return of the Special Interest Group – BuildingServices, with a tour of 833 Collins Street.

Hosted by Jones Lang LaSalle and ANZ, the event took a group of 30 FMA members on a tour ofANZ’s flagship building, beginning with a technical presentation on the facility that highlighted theinnovative solutions undertaken to resolve the challenges faced by the 150 full-time staff thatmanage and operate a building that is home to 6,500 ANZ employees.

The briefing was followed by an inspection of some of the building’s leading edge technologies,including: energy generation areas (tri-generation, wind turbines and solar PV); blackwater plant;river water cooling plant; and control room.

This event sold out to our members within the first four hours of it being sent to members. So ifyou want to be part of the program in 2011, watch your emails and reply quickly as places arealways limited.

When and why did you join FMA Australia?

I joined this year due to the great feedback received from other FMA members within GHD.

How does your work at GHD tie in with facilities management?

GHD works closely with our many clients in improving their building carbon footprints.

What does your current role involve on a daily basis?

Managing our Mechanical Buildings Group to ensure that we deliver the best performance to ourclients.

What do you like most about your work?

With over 16 years at GHD, I still find each day a challenge, with new initiatives to improve ourclient service always under examination.

What was the driving force behind your decision to become a supporter of FMAAustralia?

It was purely because of the networking side of it. My sales manager is on the FMA Australia NSWCommittee, and she thought it would be a good idea for me to become a member, and to use itas a networking tool.

How does your work at Bayton Group relate to the facilities management sector?

Bayton Group provides cleaning services to all facilities – we’re an employment agency forcleaning supplies in facilities. We clean anything and everything from commercial to retail andaged care facilities.

What are some of the significant projects Bayton Group has been involved with?

We have provided services to Commonwealth Bank, Johnson Controls, ABB, Baptist CommunityServices, and we’ve picked up some jobs for CBRE and Colliers.

What does your current role involve on a daily basis?

My current role is a new one, which is to go and get our name out there. I’m out there knockingon doors to get the Bayton name back out in the marketplace, like it was in the 1990s.

What do you like most about your work?

I love the freedom to do what I want, all day every day. I enjoy meeting people, and learningmore about the industry. The last 12 weeks (since I started working at Bayton) have been a realeye-opener.

Do you have any sustainability initiatives in place at your organisation and if so,elaborate on those?

We’re changing our ways and becoming greener. All of the bin liners that we use arebiodegradable, and the chemicals for cleaning solutions are being assessed for their impact onthe environment. We’re working on becoming green certified, and hopefully we will be early nextyear.

In your opinion, what are going to be the big issues facing the facilities industry overthe next five years?

Speaking to a lot of real estate people, the main challenge is to get reliable tradesmen to comeout on site to do the right job the first time. At Bayton, we’re trying to guarantee customers thatwe will be there on time, and that one contact is all they need. Just speaking to the agents,they’re all saying that they’re sick and tired of calling people to get them to turn up on site.

Finally, as a supporting member, what are you looking forward to most in terms of youraffiliation with FMA Australia?

I’m looking forward to learning more about the industry through FMA Australia events.

The only one that I’ve been to so far was the opening of the Coca-cola building in North Sydney,and it was a real eye opener on the new technology that they’re putting into buildings, like HVACand water management systems, and the fact that they had new electric cars – this building hada charging station.

I’m also looking forward to more networking, going to plenty more FMA Australia events, andmeeting a lot more people.

What I want to get out of my membership is me helping people, and them helping me. It’s a two-way street. It’s the old win-win.
