MARKET REPORTREAL ESTATE ACTIVITY IN SQUAMISH has seen a significant shif t so far in 2014. What are the reasons behind this recent upward trend in both prices and number of sales? There seems to be several explanations.

The first cause of the upswing in the Squamish market has been the zero vacancy rate and higher costs in the rental market. In addition, we are seeing lower than average inventory for property available for sale. The affordability of real estate in the community when compared to the Lower Mainland and surrounding areas in another factor. And, lastly the lifestyle that Squamish offers.

The combination of a lack of rental stock, the high prices of monthly rental rates, and the increasing prices in the real estate market, has created a perfect storm. Current owners are able to sell their investments for a profit. Investors are looking to buy as they see good value with high rates of return. Present tenants, faced with moving and increased expenses, are purchasing homes for long term stability. Finally, the other factor that is coming into play in relationship to real estate purchases are the very low interest rates that are currently available.

This year has seen a slightly higher number of listings coming onto the market for sale than we saw by this time last year. However, inventory levels are still lower than normal due to the higher than average number of sales that have occurred so far in 2014. This increase can be seen not only in the percentage increase in sales but also in the sales to listing ratio. In both of these areas there has been significant increases when compared to last year. This is pushing the market toward higher prices and less availability.

Al though real estate prices have increased across most housing types in Squamish, median prices in the community remain good value when compared to other areas of the Lower Mainland, with the exception of Maple Ridge.

Finally, we must consider the lifestyle reasons for the increased interest in the Squamish market. I can not say it any better than a text I received this morning from one of our Realtors when I asked how her weekend was going:

“I hiked this morning,swam in Brohm Lake, rode my cruiser bike down to the music festival site to pick up my wristband. Now I’m at the [Watershed Bar and Grill] for lunch. Going to Eminem and Arctic Monkeys tonight.”

SQUAMISH STORYA BRIEF HISTORY OF SQUAMISH Named for the First Nations people who called most of the Lower Mainland and northward their traditional territory, Squamish began as an agricultural settlement and trading post pioneered by Europeans in the late 1800s.

Farming may have been the original industry for the early settlers, but the Pacific Great Eastern Railway changed Squamish to a railroad town. By the late 1940s, the forestry industry had taken hold in Squamish and both logging and sawmilling were important parts of the area’s economy.

Although the 2 communities of Brakendale and the Howe Sound had been connected by a road since 1892, the valley as a whole remained divided into a collection of separate communities with no common government until November 1964 when Squamish Valley residents voted in favour of incorporation as a municipality.

Today, known as the “Outdoor Recreation Capital of Canada”, Squamish’s focus is on adventure and environmental tourism, offering an almost limitless array of outdoor activities.

Here you’ll find the world-famous Stawamus Chief, a huge, cliff-faced granite massif featuring more than 300 traditional climbing routes, plus steep hiking trails that lead to jaw-dropping views from three distinct peaks.

Squamish, and the Brackendale neighbourhood in particular, also of fer the opportunity to see North America’s largest concentration of bald eagles as they return annually for their winter nesting season. The eagles come to Squamish every year for the area’s superb fishing, with many lakes, rivers and streams offering everything from trout to salmon.

Of course, those rivers and lakes can also be used for canoeing, kayaking, and swimming. In addition, there is an ocean of world-famous kiteboarding and windsurfing right off the oceanfront.
