Burford 10 miles / Stow-on-the-Wold 10 miles / Cirencester 11 miles / Cheltenham 14 miles / Kingham (main line to London-Paddington) 15 miles / Witney 18 miles / Charlbury (main line to London-Paddington) 20 miles / Oxford 30 miles Located opposite the market square in the conservation area of Northleach, this Grade II listed house was originally a 15th century coaching inn, with later 19th century additions. Three years ago planning permission was granted for change of use to a private dwelling, offering that rare opportunity to purchase a historic building oozing with character, and to create a stunning family home.

The current owners have started work on the sympathetic renovations to include a spectacular glass atrium and second staircase up to the third floor, thereby creating an extensive residence arranged over three floors. On the ground floor double doors open into the entrance hall, leading into the sitting room at the front with windows onto the market square; beyond is the large open-plan kitchen with utility and scullery off it; and to the rear a spectacular garden room of just over 368 sq ft, which on completion will have a vaulted ceiling. Stairs off the kitchen lead up the five/six bedrooms and four bathrooms, three of which are ensuite, on the first and second floors. The second floor features vaulted ceilings and exposed beams and timbers.

Outside is a walled courtyard garden with an extensive 210 ft rear garden beyond, incorporating grassed areas, planting with a variety of shrubs and trees, and various outbuildings, included hen houses.

SITUATION Northleach is a small historic town situated about 11 miles north-east of Cirencester and 10 miles south-west of Stow-on-the-Wold. Tucked away from the busy A40, between undulating hills, it is located at an important crossroads, just off the Roman road, the Fosse Way, in an Area of Outstanding Natural Beauty. The streets in and around the ancient market square are rich in architectural interest, ranging from half-timbered Tudor houses to merchants' stores. The town has an excellent variety of shops, including an award-winning butcher, a chemist and a post office. There is also a doctor's surgery, pre-school and junior school, a sports and social club, the magnificent medieval Parish Church of St Peter & St Paul, and three pubs and a wine bar. More extensive shopping, leisure and educational facilities can be found in Cheltenham and Oxford. The Northleach Charter Fair and Music Festival is held annually in June, while an amazing steam and vintage show has been revived by locals and is held annually in September.

Communications in general are excellent with the A40/M40, M4 and M5 motorways all within easy travelling distance. There is a regular bus service to Moreton-in-Marsh and Cheltenham. Regular trains into Oxford and London Paddington depart from Kingham Station (15 miles). DIRECTIONS (GL54 3EJ) From Burford take the A40 towards Cheltenham. Continue until you see the sign to Northleach on the left. Proceed into the centre of Northleach and The Red Lion is on the right overlooking the market square.
