If you haven’t yet, you really should …
It’s a bittersweet editorial for me this month, because it will be my last with The Property Magazine. It’s been an incredible journey, and I’ve met the most amazing people across a range of disciplines, from real estate, decor and design to those in the leisure and entertainment � eld. I was completely new to the real estate industry, but have found it fascinating, and to all the people who helped and supported me with information and insight over the past year, I have to say a big ‘thank you’.
I’m delighted to announce that The Property Magazine has been awarded the Sapoa Publishing Award for ‘Best Property Magazine of the Year 2011’. It’s just another accolade in a long line of awards, but one that we are truly proud of. A lot has to do with the amazing team that puts the magazine together, especially our incredibly talented art director, Warren Uytenbogaardt, who worked endless hours to ensure the redesign of the magazine went according to plan.
The award was given at the annual Sapoa conference, where one of the highlights was the address by Human Settlements Minister Tokyo Sexwale. Tokyo’s message to property owners was clear: while property ownership for all is essential, and everyone has a right to own property, the principles of the Constitution of the country are sound, and this extends to property ownership. ‘No
law can just allow arbitrary deprivation of property,’ he said. ‘Our Constitution cannot be treated as a piece of toilet paper. It is a formidable law that comes with the dreams and hopes of the people.’ At the same time, he encouraged Sapoa members to assist him in his mission to deracialise property ownership in South Africa, and to reunite the townships of South Africa with its cities. ‘We need to reverse the legacy of apartheid to unite Johannesburg and Soweto, Umlazi and Durban. We need to close that gap and unite the people,’ he said.
On a � nal note, it’s � tting that the guest editor of my � nal issue is Peter Gilmour, chairman of RE/MAX of Southern Africa, because he was one of the very � rst people I interviewed when I � rst started working at The Property Magazine, and throughout the year he and his team have been extremely supportive.
Nicky Manson, currently deputy editor of Sandton magazine, will be taking over as editor of The Property Magazine from next month. I’m sure she’ll get as much joy out of it as I have.

I’ve dived with sharks, ridden top-class horses,
hiked the Swiss Alps, explored the galleries of
Vatican City and stood a few metres from the
Mona Lisa. But I’ve never ridden an elephant
under the stars, which is but one of the experiences
awaiting those privileged enough to stay at the
five-star Camp Jabulani in Hoedspruit, which came
about as the result of the adoption of an elephant calf
14 years ago.
Abandoned by its herd, the calf was taken to the
Hoedspruit Endangered Species Centre in Kapama
Game Reserve, where it recovered and was named
Jabulani (‘to rejoice’). In 2002 he was joined by a
dozen more elephants, which had been rescued from
a grim fate at the hands of ‘war veterans’.
The elephants’ upkeep is no mean feat – the
lucerne bill alone comes to R65 000 – and Camp
Jabulani was established to help supplement the
lifestyle these magnificent animals so richly deserve.
Camp Jabulani has since become a must for
discerning local and international clientele seeking
an ‘Out of Africa’ experience, and is a proud member
of the Relais & Châteaux Association. It is also one
of the only places in the world where you can go on
a night-time elephant-back safari. Post safari, guests
can help ‘tuck’ the elephants into bed and then head
to the elegant, open-plan dining room and lounge for
a gourmet dinner.
Game drives, spa treatments, bush walks, hot- air
ballooning and guided visits to the Hoedspruit
Endangered Species Centre are among the other
activities in which guests may indulge.
Mellow and satisfied by the events of the day,
guests can then retreat to one of six luxury suites or
the Zindoga Villa, which accommodates small groups.
(Crossing the hanging bridge to the suites is a little
adventure in itself!) Thatched roofs, a mix of
grass-daubed and canvas walls, net-covered
four- poster beds, fireplaces, glassed-in outdoor
showers, massive stone baths and private plunge
pools welcome the bush enthusiast. During the day
some of the ‘walls’ are rolled away, eliminating the
boundaries between guest and bush.
Camp Jabulani is infused with a love of the
bush and the elephants that brought it into being.
Tables brim with pictures of animals, and emblems
of elephants appear at every turn. In 2008 it was
dubbed Africa’s Leading Eco Retreat at the Condé
Nast Traveler World Savers Awards. With good

Valley in Cape Town, hails from Normandy,
France. He reveals what brought him to South
Africa, and shares the secret of perfectly
prepared lamb.
Q How did you end up living in Cape Town and working as head chef at Cassia?I met my wife, Safura, in the UK while I was
working as a chef in a restaurant in London.
She is from Cape Town and we decided to
move back to South Africa and the Cape,
where her family is from. I had heard about
Cassia and in April 2008 I applied for the
position of chef de partie, got it, and am
still here.
Q What is your favourite winter ingredient?It would have to be mushrooms – I love their
different textures and fl avours. One of my
favourites is an old French classic, coq au vin,
which to me is home-style cooking at its best.
Q Who would be your dream guests to cook for?Gordon Ramsay, to show him what real food
should taste like! On a more serious note,
cooking for Nelson Mandela, who is a national
and international icon, would be the biggest
honour that I could imagine.
Q Lamb is your favourite dish. Any tips to getting it right? Good-quality free-range lamb is essential, as is
time, patience and the right seasoning.
Q What do you like most about South African cuisine?The simplicity and honesty of the food.
Traditional dishes, such as potjies, with their
versatility, are really great. There are also the
different ingredients that we have available
here and are not found anywhere else.

Odds are you’ll be backOdd Café in Greenside makes a refreshing change from fast-food franchises and their maudlin
cookie-cutter burgers and muffi ns. The restaurant is anything but uniform. The exterior is covered in
graffi ti and none of the outdoor furniture pieces match. The reclaimed table legs are wrapped in cartoon
prints, multicoloured mismatched pots litter the pavement and an old red telephone booth greets you
as you enter the diminutive interior. Phrases such as ‘Hoschie’, ‘Duh’ ‘Ice-maker’ and ‘Thank you, Captain
Obvious’ have been carved into one wall and the basement has become a gallery for emerging artists.
The menu is just as eclectic and includes thoroughly yummy items, such as the halloumi, ‘mama’ chilli
and avocado on rye, served on a chunky wooden board, and strawberry and rhubarb tart with coconut

North, says that although his menu might seem exotic, most of the meals
have classical origins. Cube is unique in that instead of serving a standard
three- course meal, it treats diners to a tasting course of 13 to 18 dishes.
The emphasis is on fl avour, texture and colour, and Dario doesn’t shy away
from using foam, ice, jellies and dehydrated food powders to get his point
across. He recommends patrons set aside a minimum of four to six hours

A horse trots into a bar and orders a beer. The barman slides the brew across the counter and says, ‘Why the long face?’
Ja, it’s an old joke, but it’s also absolutely true. I know: I was there when it happened.
The bar in question was the pub at the legendary Nottingham Road Hotel, aka ‘Notties’. We’d come to Notties from Durban for the weekend and were sinking a few frosties in KZN’s oldest pub when our conversation was interrupted by the clatter of hooves on the wooden floorboards. We turned to behold a rather large horse being led into the bar by its owner, a young, grinning Midlands farmer. He spoke to the barman: ‘I’ll have a brandy and Coke and the usual for the horse.’ The man behind the bar that day was an itinerant Welshman who’d been touring South Africa, stopped for a meal at the pub and ended up staying for good. He was a hunchback, so naturally we called him ‘the Gnome of Gnottingham Road’. He handed a pint glass to the farmer, who held it against the nag’s muzzle as it downed the beer in a matter of seconds. The regular barflies didn’t even bother to look around. A horse in a pub was perfectly natural to them.
Life’s like that in the Midlands, the land of moo-cows, manure, Old Natal Money – and some of the most beautiful scenery in all
of South Africa. Lakes, valleys and meadows, groves of gum trees and forests of pine clambering up the hillsides. Plus a necklace of galleries, potteries, antique shops, country delis and places with kitschy-cute names, such as Toad Hall or Piggly Wiggly. This is a place where life’s normal rules don’t apply, a place populated by fiercely independent and eccentric characters with pioneer blood in their veins. In this bucolic Ruritania the pace of life plods along pleasantly like the herds of dairy cattle that, along with tourism, represent the area’s major industry.
The day-tripper droves were once a weekend event. Today the influx has become permanent as more city dwellers quit the rat race for a less stressful life in the boondocks. As a result, the Midlands has become a desirable property region in its own right.
In terms of property potential, the modern Midlands is defined roughly by the boundaries of the Midlands Meander: the eat-drink-buy-or-just-chill-out community of artists, potters, crafters and, yes, butchers, bakers and candlestick-makers who have turned the region into one of SA’s top tourist destinations, from Hilton to Curry’s Post, Karkloof and Mount West on the right of the N3 highway to Jo’burg, and in the west, the chain of habitations along Route R103: Dargle, Lidgetton, Balgowan and Fort Nottingham to Nottingham Road, the
region’s unofficial capital. Next comes the hamlet of Rosetta, and finally, Mooi River in the north.
If the Midlands has a heart, in the physical sense, it has to be Nottingham Road. The town centre looks like a nuked garbage dump, but it’s what surrounds it that counts: Notties pub; the iconic Rawdons Hotel and attached brewery; boutique hotels and spas, such as the five-star Fordoun, and Brookdale Health Hydro; trout fisheries; guest lodges, B & Bs, cafés and restaurants (there are 57 eateries in the central Midlands alone); the usual art, craft and antique suspects; and, more recently, Gowrie Village and Gowrie Farm & Golf Estate, a mixed-use residential and commercial development at the entrance to the town. These latter developments have breathed new life into the central Midlands, but, happily, it’s happened on a much smaller and more measured scale than elsewhere in the province.
Property specialists agree that a major driving force behind the property surge in the Midlands has been provided by well-off parents whose children attend the region’s prestigious schools: famous-again Michaelhouse in Balgowan (think Spud and Patrick Lambie); Hilton College, Treverton College and Weston College in Mooi River; and Clifton Prep and King’s School in Nottingham Road.
Notes Peter Greene, principal of Meander Real Estates in Nottingham Road, ‘There is an increasing trend for families to purchase property in the area while their children attend one of the local schools. Also, many newcomers set up home here with wife and kids in daily residence, while Dad the businessman commutes weekly from either Durban or Johannesburg.’
Peter says Gowrie Village and Gowrie Farm & Golf Estate have changed the nature of property investment in the area: ‘They have established a central development core in the Midlands. A number of other residential estates have also been developed over the past eight years, ranging from 9-unit clusters all the way up to the 134 sites in Gowrie Village.’
Vacant plots in Gowrie Village range between R300 000 and R900 000, while built houses cost between R1,8 million and R4 million. Of the village’s planned homes, 70% have been built, and the project also includes a small commercial component with 25 shops and service outlets.
On Gowrie Farm, land prices range from R800 000 to R1,6 million, with houses priced from R4,2 million to R6,2 million. Gowrie’s Pietermaritzburg-based developer, Guy Smith, says 10 of the homes are permanent dwellings, and the rest are second homes owned by out-of-towners.

Other developments in the region include Rawdons Country Estate (14 stands), Eaglecrest Wildlife Estate (38), Oakbrook Estate (10) and Mziki Estate (9). Proposed projects include an expanded Rawdons Estate and Hillside and Windspur – all within the Nottingham Road Village node.
Interestingly, the estates have proved attractive to residents from Hillcrest closer to the coast, mainly because their little village has been turned into a cluttered and ugly strip-mall-cum-office-park because of rampant overdevelopment.
Will the Midlands ever end up like ‘Hellcrest’? Not likely, says Peter. ‘Land west of Nottingham Road was sold to a developer and plans were passed for a shopping centre. But the developer had finance problems, and it’s doubtful anything will happen in the short term. On the positive side, most of the new developments have been done tastefully and with sympathy to the region’s country ambience.’ He says the past decade has seen a handsome increase in property
prices. ‘Many Michaelhouse parents paid the school fees from the boosted value of their weekend property. The most expensive stands at the 2003 launch of Gowrie Village was R190 000; today, this stand would sell for R550 000.’
Liz Fischer, principal of Harcourts Lifestyle Country Estates in Rosetta, says, ‘People are relocating from the cities to give their young families a rural lifestyle. Nottingham Road has enjoyed a significant growth period; now it’s Rosetta’s turn – thanks to the new Spring Grove dam, due for completion in 2013.’
While some properties close to Nottingham Road have been rezoned and developed, Liz says official restrictions on rezoning agricultural land have curbed any runaway development. ‘Access to water is always a problem. While a 20ha property can support a single dwelling with a borehole, you’re going to have a problem if you try to fit a dozen houses on the same property.’ Current prices in the central Midlands run
from about R750 000 for 3 000m2 of land to R6,5 million for similar sized land with a home on it, adds Liz.
The affable owner of the Notties, Clive Foss, also handles hospitality at the Gowrie Estate clubhouse. He says, ‘I don’t think there will ever be malls here. We don’t have the population to support these massive investments. Historically, Nottingham Road never had a residential area. This occurred only with the development of places like Gowrie, Eaglecrest and Mziki. Farmers cannot sell to developers because it’s extremely difficult to get agricultural land rezoned. People are buying large farms for the gracious old homesteads and then leasing the land back to neighbouring farmers – very much a win-win situation.’
Developer Guy Smith is a ‘complete fanatic’ when it comes to the principles of New Urbanism, the philosophy that favours mixed-use developments with offices, retail and residences within walking distance of each other. Similarly, the architecture must
take its cue from the region and contribute to the area as a whole.
To this end, Guy ensures the residential component of Gowrie Village is strictly controlled via limitations on the type and size of homes on various plots. The neighbouring 380ha Gowrie Farm features a golf course, clubhouse and four trout dams, while 280ha of open land are still worked by the original farmer. Now Guy is busy on his newest project, near Hilton College. It too is a mixed-use project, with scope for 340 units together with offices, coffee shops a driving range and 70ha of open space. More than 180 of the properties have been sold, most varying between 380m² and 1,4ha. Prices start at R250 000, going up to R1,8 million.
Liz sums up the Midlands lifestyle: ‘We enjoy a wonderful rural environment – fresh air, no stress, little traffic, relaxed, friendly people, plenty of space and relatively little crime. The only negative I can think of is that I forget to pay attention to traffic lights when I drive in the city.’

‘Anything retro that has a ’70s feel is currently big for interior spaces. New York’s Upper-East-Side aesthetic, inspired by the 1970s, is the source of inspiration,
with a restrained yet sophisticated look. Vintage furniture that not only has provenance but also hints of the future is currently on-trend – the line of thinking is,
“antiques of the future”. Rooms have a feeling of spaciousness and non-clutter, where sofas are elevated, allowing you to see the fl oor, and don’t take up a lot
of space. Carpets and rugs are tending towards the exotic one-offs with an Indian feel and patchwork design, which act as the focal piece of a room. Groups of
interestingly shaped coffee tables, as opposed to one large one, is a growing trend, as are interesting sculptural pieces, such as vases and lamps, which are also
good focal points.
‘With regards to colour palettes, washed-out ’70s sepia is the biggest infl uence, with muted fl esh tones, greys, beige, toffee and pale pinks being derivatives.
‘This retro feel continues through to lighting, where a backdrop and ambience of warmth is achieved through the placement of bulbs in ceiling recesses and
adjusted by downlighters. Added to this, strategically placed standing lamps or clusters of lamps that create nodes of light are a big trend, as are unique and
off- centre chandeliers.
‘When it comes to materials and textiles, luxe fabrics are important, because of their texture and quality. Layering of various textures is another big trend,
particularly with leather, sheepskin, velvet and mohair.’

Wendy says the 21st-century kitchen is fast becoming the social/nerve centre of the home, and its design needs to refl ect this. ‘Its functionality now incorporates
cooking, entertaining and socialising, as well as digital communication, stock control and home security control,’ she says. ‘It’s all about using space, accessories and
fi nishes to make the kitchen a refl ection of you and your lifestyle.’ Andrew Hamilton Barr says kitchens are becoming increasingly simplifi ed yet beautiful, to give
them a timeless element. In terms of design, he says the trend is for Italian manufacturers to team up with well-known designers so that kitchens are cutting-edge
and are associated with a world-renowned name.
Well-designed lighting that is functional and sets the mood is important in kitchens. The big trend here is to integrate lighting within the cabinetry. Wendy and
Andrew agree that there is a move away from halogen lighting to more eco-effi cient LED lighting. ‘Illuminated cabinetry with glass fronts and shelving units with
glass shelves with integrated LED lighting provide great opportunities to set up accents within the kitchen design where storage meets display,’ says Wendy.
In terms of kitchen cabinetry, Wendy says cabinets are going beyond the traditional depth of 600mm. ‘“Transparency”, “revealing” and “concealing” are key
themes, while glass drawer sides and fronts are extremely popular. We are also seeing glass being used as a worktop material and for door fronts. Glass can come in
different fi nishes, from gloss to sandblasted, and can also be coloured,’ she explains. Andrew says the thickness of the doors also varies – the trend is a less-chunky,
12mm door. ‘There is also a move towards handle-less cabinets,’ he adds.
Monochromatic colour palettes are big in worktops, splashbacks and doors. In fi nishings, natural tones, wood veneers and repro-wood veneers with white still
dominating are all on-trend, says Wendy. ‘Black and white glass, high-gloss or soft hydro-lacquer have never gone out of style, and white appliance ranges that can
match white kitchens or provide a contrast to other neutral colours are becoming more prevalent.’
The latest trend in kitchen fl ooring is towards a seamless fi nish that allows an integrated fl ow from the kitchen to the rest of the open-plan living area. ‘We’re
seeing oversized, high-gloss and matt porcelain tiles in neutral colours, as well as stone-laid fl ooring, such as Quartzcarpet,’ says Wendy. ‘Marmoleum is a popular
choice right now,’ adds Andrew. ‘It’s an eco-friendly covering that offers a seamless fl oor.’
When it comes to being eco-sensitive, Wendy says antibacterial worktops, non-toxic glues for the cabinetry, hydro-lacquers and sustainable woods are popular.
(Recycling bin systems are standard in European kitchens.) New eco-friendly products for worktops are coming onto the market, such as PaperStone by StoneTech,
which is made from 100% recycled paper and petro-free phenolic resins, and is a beautifully fi nished, sustainable composite surface offering a New Age alternative
to the commonly used natural stones.

channelling of light and mood. Over-scaled light fi ttings and the hidden source of light are big trends, as is the use of new lighting technology in the spirit of
sustainability, such as energy-saving LED lights, which can be installed in clusters and are dimmable.
‘When it comes to on-trend furniture, the excesses of the recent past and subsequent recession have steered tastes towards more honest, authentic furniture
and interiors. Less Duco-sprayed furniture, more one-off, handcrafted investment pieces that, in styling and materials, will wear well and have longevity. Chairs
are tending towards lower-backs, and tables are being made out of sandblasted timbers to expose their grain and colour.
‘The colour combination greige remains a big trend, and on the material front, grainy timber and wild, eccentric, exuberant marble and stone are pertinent.
Another big trend in the dining zone is more from a functionality perspective, namely, the ease of having facilities close at hand. For example a well- positioned,
well-designed server that has a silver tray with decanters and elegant glasses invites use by guests, freeing up the host to get on with the serious business of
entertaining. Adjustable mood lighting and slipcovers on chairs allow for changing the dining space from day to night, informal to formal, making spaces fl exible
and alive.’

‘There’s nothing more important than the bed, of course. But what makes it really comfortable, apart from a good mattress, is an upholstered headboard. Bedrooms
have become more than just sleeping zones: they’re rooms in which to lounge about and relax. Sofas and big, comfortable armchairs are becoming more apparent in
the bedroom, which is now re-imagined as a sitting room in which you also sleep and that has easy access to the bathroom nearby. Dressing rooms are always great,
but if you haven’t the space, there is the option of having built-in cupboards that masquerade as freestanding pieces.
‘Lighting is important in the bedroom, because of the calm and romantic ambience inherent to the space. One lamp for ambient lighting is essential – tall with a
big shade – as is a smaller reading lamp or even a desk lamp that has very focused directional lighting.
‘When it comes to linen and fabric, a current trend is T-shirt bedding: it’s warm in the winter and cool in the summer. Mixing and matching bed linen is also a
big trend right now: mixing pattern and print, pattern with stripes, both large and small scale – the look is slightly Bohemian, but it gives a rich visual texture to
the room. There’s a move towards greater luxury and indulgence in the bedroom as people search for products which help the cocooning urge that seems to be
prevalent right now, which is why 300-400-thread-count Egyptian cotton is popular. In the same breath, though, with regards to eco-sensitivity, there is also a move
towards using other fabrics, including linen and cotton blends, such as bamboo and modal. Layered beds are also a favourite trend at the moment: beds layered
with throws, cushions, quilts and so on are more appealing and inviting.
‘With regards to colour palettes, berries and reds are huge, though you might consider using them gently. Colours that tend to be favoured in bedding are more
restful colours, such as pastels, naturals and white.’

‘By defi ning outdoor zones, you can add another three or even four clear outdoor “rooms” to your house, visibly adding value to your property. Outdoor zoning
can be done by means of shading, heating and lighting. Solar lighting has been a trend for a while and is progressing rapidly into more aesthetically pleasing
design forms. LED/rechargeable is still a signifi cant player and is taking on some much more organic, fl uid and interesting forms. Lighting is also being used to
create soft architecture, giving shape and form without structure.
‘The retro aesthetic is big this season, as with indoor furniture. It seems that the prevailing economic conditions have made us nostalgic. At the Milan Furniture
Fair this year, it was all about new products on old themes. Many of the classical designs were reinterpreted and re-engineered in contemporary materials, giving
a new look to old favourites. Fully upholstered outdoor furniture is currently the way forward – even if the furniture manufacturers were playing it safe in the
designs, the fabric technologies continue to progress. Many of us love the brights that are available, but are not quite brave enough to follow through. So keep
with the neutrals, and go with the on-trend palettes for accessories, such as the glamorous fuchsia, lime green and silver.
‘Outdoor carpets are becoming very popular, and shapes continue to be organic or to move towards the “new retro”. Multifunctional furniture is another big
trend, such as seating that doubles as lighting, stools that open up to become lounging cushions, loungers that fold to become tables and ottomans with tray

When she’s not singing and writing music at home, Jen Su is making waves on the media circuit – sound and airwaves that is. Aside from her biweekly appearances
on The African Business Report on Sky News, Jen is a familiar voice to 5FM listeners every Wednesday morning on Gareth Cli� ’s show, on which she presents The Hollywood Report with Jen Su. ‘I’ve been in South Africa for about four years and I remember, during my � rst interview with Gareth we just clicked and he had me come to the SABC for a demo. And the rest is history. At the end of a quiet cul-de-sac in Dainfern, Fourways, is Jen’s light-� lled home and sprawling garden, the � rst she’s owned in South Africa. She was attracted to its symmetry and good feng shui: ‘Unlike most homes I’d seen, where the front door opened up onto a staircase, this home’s staircase is o� to the side, which allows for the easy � ow of “qi” (chi, or air) – a central principle in feng shui for the home. There is a lot of natural light and excellent symmetry, with very little obstruction of space – no beams or awkward corners.’

Having had a successful career in music as an accomplished singer-songwriter, with four albums released in Taiwan and Thailand, Jen considers music an important part of her ‘me- time’. Small wonder, then, that her favourite room in the house features her well-travelled piano. ‘I love the living room area. It’s light and airy, with white leather couches and a zebra rug, along with Asian and African art and motifs on the walls. It has beautiful acoustics and the light pours in all day, which is very inspiring for songwriting, and singing at the top of my lungs!’ she enthuses.

No longer do we have to wait for the holiday brochure to arrive in the post; there’s the internet, the immediacy of
information, photographs and consumer reviews … but that’s where the problem starts. With five or more days of leave on the table and an agreement with my partner that it’s got to be overseas and hot, we google up a storm, or rather a sunny desert island … Well, actually, 50 or more of them, each with 10 to 30 resorts to choose from. And by the time we’ve whittled it down to the top five,
we expect nothing but the very best because we have chosen the resort that will fulfil our every need, and woe betide it if it doesn’t measure up!
Imagine if choosing holidays could be kind of like the shall-we-find-out-the-sex-of-the-baby dilemma that most soon-to-be parents wrestle with, and you just went into a travel agency and said, ‘Budget: X; days: Y; weather: Z … Make my day’ (with or without the chewed cigar) rather than the ‘it’s a boy, paint the room blue’ manner following 50 or so hours of holiday Web research …
Well, that’s what we did recently, really by accident, actually, when we went to Pangkor Laut Resort on the west coast of Malaysia. We were told, ‘This is where you are going; you’ll love it!’ And, with a busy schedule and no time to google the style of the resort’s taps, we found ourselves on an island ferry from the mainland to the resort.
Anticipation is exciting for most: the beautiful blue waters surrounding the ferry, the well-heeled co-holidaymakers sitting around smiling, albeit with the droopy-eyed google stare, no doubt from their research,
the island getting closer by the minute so that you can just make out the water villas on stilts, and you know that you’ve done well to trust your instinct rather than your mouse.
Disembarking the ferry, we’re excited – who wouldn’t be for a stilted villa a short walk from the jetty? ‘Mr Vaughan, could you and your partner follow me?’ And we are escorted to the only vehicle on the jetty. Hijack? Camping. What, no villa? We climb aboard and within minutes we’re driving past the stilts, and we start to climb a winding road, and then we see the majestic villas perched

on the hill. ‘Who needs stilts? We’ve got a palace instead,’ we start to think as we drive on. And drive on past the palaces. Surely it can’t get better? ‘Self-catering at the back of the island,’ we think as we start to descend and regain the coastline a few minutes later. And shortly thereafter we park some 100m inland from a beach forming part of a 500m sandy, palm-tree-lined bay.
If it wasn’t feeling special just yet, it just got really special, as one of who turned out to be our own private dedicated sta� of three (two waiters and our own chef)
greeted us and started walking us along a path towards some building and the beach. After being introduced to the rest our sta� we were shown to our room – correction, the purpose-built structure with bedroom, dressing room, bathroom, outdoor spa, and other rooms that I don’t really know what their purposes are – and were then asked whether this one was satisfactory, or would we prefer the other one next door. ‘Surely that one is allocated,’ I asked, only to be told that they both buildings were ours and were part of our ‘estate’.
Yes, you heard me – estate. The balance of the estate was merely a 20m in� nity swimming pool larger than a lot of shared hotel pools, a gazebo/lounge and our own chef ’s kitchen and air-conditioned dining room. And with only nine of these estates in the bay, all the rest of them at least 150m away from ours, we sat back and felt like we had just invaded a desert island and that it was ours – all ours!
And for the next � ve days that’s exactly what it was: ours, all ours, with � ne yet real dining to the point where, when we were
served a platter of fresh fruit as part of our breakfast and I ignored the kiwi fruit, the following day, without any fanfare, my fruit salad arrived sans kiwi, with melon in its stead. Service, thoughtfulness, luxury, attention to detail, kindness and privacy made this massive estate in� nitely personal and extremely special.
Returning to reality some days later, I re� ected upon a standard of luxury rarely attained worldwide, a memory that will last forever, and the insight that Google isn’t the panacea … Personal recommendation is.

The local property market has moved � rmly into a stage of recovery. The real estate market will strengthen gradually as the
year continues, as there are many signs to support a measured recovery of the general economy and the local real estate market.
For one, mortgage interest rates are at historically low levels, and house prices are at levels last seen in the early 2000s, and are still decreasing in real terms. These conditions give buyers a great opportunity to secure a well-priced home or investment.
Historically, as lending criteria tightened, so the demand for property fell, and this, coupled with South Africa’s high ratio of debt to disposable income, substantially reduced the ability of people to buy property. The global increase in unemployment numbers and companies’ pro� ts dropping didn’t help matters, and homeowners in SA and around the world found it di� cult to meet their monthly bond commitments, and either lost their homes or fell into arrears. But now, after three years of falling property
prices and lowered demand for real estate, bank mortgage advances are back at levels of 11 years ago. And while they may take some time to recover to the levels seen in the mid 2000s, the worst of the downturn is over.
Knowledgeable investors understand that it is best to purchase at the bottom end of a cycle, where they can take advantage of the favourable market conditions which create ideal investment opportunities for savvy buyers. Added to this is the fact that South Africa has one of the fastest-growing middle-class population segments in the world, which sees new buyers entering the real estate market each month. Home prices and interest rates have also opened up the property market to people who could not a� ord to buy a house � ve years ago and who have been waiting for market conditions such as the ones we have now, where purchasing real estate is a tangible possibility.
On the whole, things are looking up. South Africa has been admitted to the BRICS group, a move that could signi� cantly improve the economy in the future. Large
investment � ows into the country as investor con� dence in emerging economies strengthens and increased tourism numbers since the World Cup, which have resulted in an in� ow of capital, have had a positive impact on the economy. The government has introduced tax proposals in an e� ort to attract multinational companies working to establish a base for their future African networks, and the South African Chamber of Commerce and Industry’s Business Con� dence Index has increased from 86,4 in February to 88,3 in March, the highest level since September 2008. All this indicates that the economy has gathered momentum and remains resilient in the face of global events.
When it comes to real estate, our local industry has been somewhat tarnished by recent events, and the latest revelation by the Estate Agency A� airs Board (EAAB) chairman as to the state of the regulatory body appointed by the DTI has not helped.
While the industry has struggled with the EAAB for years, it has still largely managed to regulate itself, led by the ethos and values
of upstanding individuals, companies and real estate groups who have been around for 20 years and more. That a very small percentage of operators does not uphold this level of professionalism, and is highlighted in the media, should not imply that the industry as a whole is bad.
While it is reasonable to assume that not all of the more than 100 000 property transactions that take place annually in South Africa go smoothly, my 40 years of international real estate experience leads me to believe that we have one of the best and most sophisticated real estate industries in any emerging economy across the globe.

to scrutinise all relevant documentation prior
to signing a sale agreement. Conveyancing
attorney Meyer de Waal, in consultation with
key industry associations and service providers,
has created the Property Transaction Kit (PTK),
which aims to protect all parties involved
in a property transaction and allows for a
structured process through which all parties
can access relevant compliance material.
‘Once a seller registers for the service, the
PTK team will access a database of accredited
service providers to source all the relevant
documentation and issue certifi cates of
compliance pertaining to the property,’ says
Meyer. ‘The documents are then loaded onto
a virtual “property vault” on the PTK portal.
There the seller, estate agent, buyer, attorney
or bank can access the information securely.’
Such a kit may prove crucial: in terms of the
CPA, property buyers can now attempt to hold
sellers and their estate agents responsible for
defects or non-disclosure of property faults,
even months after taking ownership. Past
property sales contracts typically included
a voetstoots clause protecting sellers from
defects that buyers could identify, but not
against defects that the seller didn’t know
about and therefore could not disclose.
Sellers must now ensure the inspection and
evaluation of sale properties by accredited
service providers. Buyers can agree to buy
the property as is, or they can request that
the seller repair any faults before purchase.

There is a big market
for rentals in SA. For
those who are in the
position to buy to
rent, leasing property
can be good income
and a sensible way of paying off a second or
third mortgage. However, rental income should
never be considered a passive income; there is
some work involved in being a landlord.
For instance, you as a landlord have the
obligation to provide a safe, properly maintained
home for your tenants. This includes ensuring
that plumbing, wiring and other household
maintenance are up to scratch. So, be prepared
for the odd dinner-time phone call requesting a
fast response to problems such as burst geysers
or other plumbing issues, and break-ins.
You will also have the responsibility of
advertising the property, interviewing tenants
and hosting tours of the property.
Approach your rental property as a business.
If you don’t, and you don’t have the time or
temperament to be a landlord, it’s not going to
work for you. It could also end up costing you
money. Unless you’ve got experience in renting
out homes and bearing the trials that come with
managing tenants, the legalities and fi nancials, it
would be in your best interest to outsource the
letting of your house to a professional property
management company.
The new Consumer Protection Act (CPA)
also has ramifi cations for landlords. It offers
very little recourse against tenants and virtually
no way out of leases, making it very diffi cult
for landlords to get rid of undesirable tenants.
This makes tenant screening and credit history
analysis all the more important. A professional
property management company is in a far
better position than the average person to
manage this. A qualifi ed rental agent will also
be better-informed to navigate the provisions
of the CPA and any other pieces of legislation
that apply to the property rental industry.
The property management company will also
assume the role of mediator between you and
your tenants. This is particularly valuable when
it comes to addressing sticky issues, such as
renegotiating leases, raising the rent, behaviour
and misconduct, breaches of contract, and
damage to and maintenance of the property.
The key to making a success of your
property as a business lies in managing these
risks closely and carefully. You must have the
stomach and the time for it; otherwise it can be
more trouble than it’s worth!

Renting in the cityIan Grant, senior leasing and investment consultant
for Eris Property Group, says the total vacancy level
in the Cape Town CBD is 9,3%, comparing favourably
with the overall vacancy fi gures for Century City
(10,2%) and Claremont (14,7%). Bellville has a vacancy
of 6,25% because of the presence of corporate
giants Sanlam and Metropolitan; likewise, Pinelands
has a modest 6,8% vacancy rate, attributed to the
presence of Old Mutual. Grant says, ‘It’s important
to view the 9,3% overall vacancy level of the Cape
Town CBD in light of the fact that the total offi ce
area across all grades in the central city is three
times higher than that of Century City and Pinelands.’
The V & A Waterfront has a low vacancy level of
1,4%, because of its location. However, its offi ce
node is still relatively small in comparison to the

says the IRT network, which started running in May

Century City still boomingCentury City has another new development, worth R11 billion, in the pipeline,
says Rabie Property Group. The 250ha Century City mixed-use development
was launched in 1997, and total investment to date has topped the
R16 billion mark. Rabie Group acquired land rights totalling 1 250 000m2, of
which they have utilised 760 000m2, with a further 93 000m2 currently

Renico Construction spots a gapIdentifying a demand for warehouse space in the burgeoning suburb of Lanseria,
Renico Construction has recently bought three stands in the 90ha Lanseria
Corporate Estate with a view to creating an industrial park. The stands are to

World Trade Centre comes to AfricaCape Town has become the fi rst city in Africa to establish a World Trade
Centre. Following a private sector initiative by top business executives
representing 13 countries in sub-Saharan Africa, the newly established centre
is ready for business. Julius Steyn, CEO of World Trade Centre Africa, says it
functions as a meeting place where business and trade activities of various
countries are promoted between private sector entities. It also provides
up-to- the-minute information about trade agreements between countries.
Research indicates that the compound growth rate for sub-Saharan Africa
will amount to 4% a year between 2011 and 2020, and the World Trade Centre
aims to facilitate 1% of this growth within fi ve years, which will come to about
$70 billion (about R480 billion). ‘With the establishment of a World Trade
Centre in Cape Town, an effort has begun to bring together private sectors with
the support of their respective governments in the SADC and NEPAD regions
in a politically neutral way to establish a trade block with the rest of the world,’

Developed by ENL Property and Investec (Mauritius) Bank, La Balise Marina, in Black River along the west coast of Mauritius, was launched in 2009. What sets this project
apart from other integrated resort schemes (IRS) is that up until La Balise Marina’s inception two years ago, no coastal land in Mauritius could be privately owned, only leased from the state. La Balise Marina now offers investors the opportunity to own freehold property right on the water’s edge. Tony Matkovich, sales consultant at La Balise Marina, says that since its launch the development has, surprisingly, secured the most sales from locals. ‘This is the first time that Mauritians can own and live on property right on the water, which is in line with their way of life, where weekends are spent in and on the ocean, whether they’re yachting, fishing or snorkelling,’ says Tony.
The clincher, he adds, is that homeowners in La Balise Marina will be able to step out of their homes and straight onto their boat or yacht at their private mooring. The moorings will be built and operated in accordance with international standards, and will have electricity points, portable water points and a full staff complement.
Other plans for La Balise Marina include a gym, swimming pool, kids’ club, tennis courts and a concierge offering catering, laundry and housekeeping services.
La Balise Marina will also have a state-of-the-art business centre fitted with top-of-the-range ITC infrastructure, catering for business owners interested in running their enterprises from the island.
The Black River district is sheltered from rain and wind, and has many entertainment and dining venues, including hotels, restaurants and a shopping boulevard. There are many exciting activities open to residents of La Balise Marina,

Bagatelle – Mall of Mauritius is Atterbury Group’s � rst major o� shore development. Situated in the Bagatelle precinct, this exciting landmark retail destination of 40 000m2 will
ultimately contain six cinema theatres, a food court with an exciting mix of contemporary restaurants, a kids’ play area and skatepark station as well as a business hotel with100 rooms. Besides the Mall of Mauritius, the Bagatelle precinct itself will feature a motor city, o� ces, a light industrial zone and residential areas.
Various well-known international brands, such as Hugo Boss, Guess, Quicksilver, Aldo and Nike have already committed to taking up space in the development. South African-based retail giants Pick n Pay, Woolworths and popular fashion retailers Truworths, Nine West, Aldo, Bata, Identity, as well as popular restaurants, such as Ocean Basket, Nando’s, KFC, Mugg & Bean, Debonairs, Steers and
Fishaways, are already committed future tenants. There are also a signi� cant number of well-known local Mauritian retailers, such as Kaddy Plus, Courts, Mozouzou, Zea, Boot Court, Citi Sport, All Sport, Baobab, Feng Shui, Caunhye Bijoux, Ripcurl, Cash & Carry, DCL Communication, Fresh Court, Olive & Salad Bar and Taste of Asia, who will be represented in the Bagatelle – Mall of Mauritius.
The latest design principles have been incorporated in creating this enclosed, single-storey structure, which includes su� cient, convenient on-grade parking. A new o� -ramp via the Bagatelle Bridge will provide direct, easy access to the Bagatelle – Mall of Mauritius from any direction of travel on the M1 motorway.
One of South Africa’s leading architectural � rms, Boogertman & Partners Architects, has been contracted to design the shopping centre in association with local partners. The o� ce park component is being designed by
two other leading architectural practices: Barnes van der Walt Architects and Studio 3 Architects International, in association with Valentin Lagesse Associés of Mauritius.
The Bagatelle investment has provided Atterbury the opportunity to invest in a stable o� shore economy while partnering with well-established local players. Mauritius has recently been rated among the top 25 global o� shore platforms. It also ranked 17th in the world, and � rst in Africa, in the World Bank’s Doing Business 2010 report. Scoring a green tryMauritius Commercial Bank’s (MCB) new offi ce building is the fi rst in the southern hemisphere to be certifi ed by
the British Research Establishment’s Environmental Assessment Method (BREEAM). According to the developers,
the building’s orientation, glass facade with overhangs, and the selection of materials that help minimise heat
infl ow and heat gains into the building, all work in concert to reduce the amount of energy used for cooling.
Within the building, the taps and urinals are electronically controlled to reduce water consumption, and there
are low- debit shower heads and toilet fl ushing cisterns. Rainwater is harvested, and waste water is fi ltered and
recycled. A thermal storage system associated to the central water- chilling system reduces the installed cooling
rating of the chiller by 30%, helping to keep the building cool. Low-energy lamps are installed throughout, and
over 2 000 photovoltaic modules have been installed on the north side of the site to produce 430kW of electrical
