ED’S LETTER

This month we celebrate summer and in doing so cast o� our winter rags, throw open our doors and move outside. But how do we know when summer has begun? Obviously the months of the year have something to do with it, but how do we really know? For me it’s a combination of senses: sight, smell, touch, sound and taste. In fact, I can remember most summers from my life by evoking one of these senses.

For example, hearing the melody of the song ‘Murder on the Dance Floor’ by Sophie Ellis-Bextor takes me straight back to a sexy summer in London where I was walking the city streets with a Starbucks Frappuccino in hand, while the tingling of ice-cold air on hot skin will always remind me of hanging out at 7-Elevens to beat the East’s muggy summer days. Sight is a fairly obvious one – as soon as I notice that the grass in surrounding parks and woodlands is being burned, I just know that new green grass is en route. Similarly when the trees start sprouting new leaves – you would be surprised at how many people don’t notice this until, one day, they � nd themselves sitting in the shade. Taste is easy, too. One word: Pimm’s. Tall glass, lots of ice and a mixture of strawberries, cucumber, lemon and mint. Pure summer.

But my strongest sensory association with summer has to do with the smell of sunscreen. It’s a scent that picks me up and whisks me straight back to my childhood – a greasy and fabulous one. Holidays at the beach are my quintessential summer memories and sunscreen is my trigger. Even when I smell it on other people or apply it to my wriggly two-year-old, it immediately evokes a fond summer memory.

This year I plan on basking in the summer light outdoors and adding a few new sensations to the menu: a good read (sight), a comfy throw for the lawn (touch), and Jack Johnson on the iPod (sound). Then, de� nitely more Pimm’s (taste). And smell? Well, in the words of Baz Luhrmann: ‘Trust me on the sunscreen.’

SA listed property: Running on technically enhanced blades?

The Property Loan Stock (PLS) Index has again performed outstandingly

well this year to date, realising returns of over 40%. It has also enjoyed an

exceptionally good quarter (as of 6 September) with returns of over 16%.

The Index has moreover significantly outperformed the bond market.

The yield gap between RSA bond yields and the initial trailing property

dividend yield has narrowed markedly over the years. This yield gap stabilised

at about a negative one per cent per annum after 2008, indicating very little

of a rerating until very recently, when the yield gap narrowed sharply (that is

became distinctly more negative).

Dividends have grown consistently and continued to increase through the

recession of 2008-2009. Their growth was particularly rapid in 2008. Growth

in dividends fell off in 2009 and has since managed to keep pace with

inflation. Real CPI adjusted PLS dividends have stabilised since 2008 and

are expected to continue to do so. Nominal dividends are currently growing

at about 6% per annum – compared to inflation (currently about 5%).

The current PLS trailing dividend yield of 5.66% represents a record low.

Should PLS dividends continue to match inflation (as they are confidently

expected to do at least for the next two years) this would correspond to a

real yield of the same 5.66%. We have long argued that a real yield of 5%

should be regarded as appropriate for the sector, given its risk character. This

real 5% would represent an expected risk premium for investors in the PLS

Index of about 2% over inflation linked government bonds.

Current RSA inflation-linked yields have however fallen far below the 3% real

yield that might be regarded as a normal real return on a default free, inflation

risk free government bond. The yield on the 10 year RSA197 has however

fallen to a record low 1.53% real yield.

Compared to a certain real 1.53%, a prospective 5.7% real yield from the

PLS Index may still appear attractive. This extra 4% real risk premium is still

well ahead of the 2% risk premium (5% less the normal 3%) that we have

argued should be sufficient to the purpose of attracting funds to the PLS

sector.

The conclusion we come to is that until real interest rates on the long dated

inflation linkers in SA normalise towards the 3% rate, the PLS counters may

still appear attractive. Brian Kantor

Fashion designer Lindie Ferreira, famous for the

Marion and Lindie brand, has been out of the fashion

world for three years. In that time her creativity has

evolved, leading to the realisation of an entirely

different dream – a little bit of everything, artistically thrown

together in a brand-new decor store, Franklin.

The homely shop opened in Parktown North at the end

of May and stocks antique mirrors, beautiful lamps, gorgeous

cabinets and wooden washing bins, among other quirky

collections. It’s fashionably presented, with every last detail

placed just so, according to Lindie’s critical eye. Lindie,

who is embracing the passion that comes from decor, says,

‘If something is nice, I think someone will appreciate it. I just

want to make beautiful things and make people happy.’

And happiness is sure to come from Franklin, which

manages to effortlessly put forward the old, the new, the

stylish and the vintage, all in one spot. The displays include a

little bit of everything from Lindie’s home and from friends’

homes, antique stores and auctions.

‘I love old things,’ says Lindie. ‘I love the care, the attention

to detail and the craftsmanship. I also love that they don’t age,

which is so different to my experience in fashion, where you

would have 160 new styles per season and then you would

just throw them away and start from scratch. Now if there is

a beautiful piece of furniture, it can age and someone can get

joy from it.’

Lindie, who was in the fashion industry for 26 years, says

the past few years have been an experimental time for her

creatively and an eye-opening challenge. ‘It was really good,

because I had to do all these other creative things besides

designing, so I uncovered all these other things that I could do.

And, you know, I just want to do beautiful things, and I love

old things and antiques. Some people don’t – my mother hates

them – so I thought I could create a nice fusion of old and new,

nice things.’

Her love for beautiful clothing may also work its way into

the store. She says, ‘I’ll do clothing, but only what I want to

do and when I want to do it.’ Designing jewellery collections

is another one of Lindie’s favourite hobbies, and she says

she might incorporate her jewellery pieces into the Franklin

offering soon.

Lindie describes herself as ‘quite a frank person’, and

this inspired the name of the shop. She doesn’t mind who

it attracts. She says, ‘I don’t want to think about that.

Hopefully, if I do something well or with love and care, people

will get enjoyment and pleasure from it the way I do.’

LINDY PRETORIUS is the

Westcliff’s renowned pastry chef. She

reveals her passion and her secrets.

Where will we fi nd you these days? I am

the executive sous chef (I’m developing

in this fi eld) as well as the executive

pastry chef. But my forte and ultimate

love is – and will remain – pastry.

I developed my passion many years

ago while watching my mother and

grandmother bake. I took it from there,

read on the subject, and continued via

trial and error. If you had to choose

between sweet and savoury, which

would you pick? I would say sweet

items, but even sweet pastries need to

incorporate different fl avours, such as

tartness, bitterness and saltiness, so that

they’re not only sweet. What is the key

to making the best pastries? Passion.

Do you bake at home? For me, baking is

not a job; it’s a lifestyle, a way to express

all my emotions. I bake when I’m happy

and when I’m sad. I bake to make my

family happy. I bake to remember and

I bake to forget. I bake to fi nd myself

and to lose myself. I bake. Where do

you see yourself going in the next fi ve

years? Training and developing in my

surroundings, researching the traditional,

and keeping abreast of developments.

What are the fabric and wallpaper trends

for 2012? A noteworthy element in

fabric design is a new priority for pattern.

Leading the way are fl oral designs.

Traditional fl orals evoke a sense of history

and security. New fl orals pile on colour.

Watercolour effects with an uneven visual

texture suggesting a carefully wielded

artist’s brush are directional. These are

not shy fl orals; scale is increasing. With

regards to wallpaper, it’s now spreading

from a feature wall to all four walls of a

room because of its remarkable quality

of being able to pull the elements of a

decorative scheme together. Scale is

becoming smaller. Pinstripes and textured

papers are ever popular. For the glamour

market, crystal-embellished wallpapers

add sparkle and luxury to interiors. What

are the more popular fabrics? Wool

is becoming a signifi cant fi bre in home

furnishing. It is sustainable, ecologically

sound, a natural fi re retardant, and carries

dye beautifully. Tweed, fl annel and

melton weave are all luxurious crossovers

from menswear ranges, such as Ralph

Lauren. Popular designs are paisleys,

windowpane chequers, and pinstripes.

Houndstooth is also sought after. Men are

becoming increasingly involved in interior

choices and they relate easily to this fi bre.

What inspired your Road to Oxiana

range? It was inspired by Robert Byron’s

travelogue, written in the 1930s. He

followed in the footsteps of Alexander

the Great, and the book has wonderfully

evocative passages describing the

souks, mosques and palaces of the

old Silk Route. The fabric designs

were developed and printed in our

design studio in England and the range

epitomises the style and craftsmanship

for which St Leger & Viney is well known.

geometric tortoise or the disappearing golden protea? In an effort to

raise awareness about these critically endangered creatures, luxury

has launched Living Endangered, a sophisticated collection of art and

luxury products handcrafted by some of South Africa’s youngest and

hottest artisans. The range was inspired by the little Table Mountain

ghost frog, possibly the most endangered frog in the world. Growing to

a maximum length of 60mm – the size of your thumb – the ghost frog

is only found in the nooks and crannies of Table Mountain’s Skeleton

Gorge. The Living Endangered range is comprised of ‘treasures of

esteem’ and includes the golden protea neckpiece by Shelley Robertson;

Varsity campuses seldom look as though they were designed with real live students in mind, and although many are acclaimed as historic landmark

structures with majestic design elements, the student factor doesn’t appear to have been the design driver.

The initial interaction of disturbance with Varsity College was around a new visual language for the brand, something that would amplify its freshly articulated vision. Richard Hart, principal graphic designer, says, ‘We came up with something very loose, spontaneous and honest. Part of our early development of the brand identity included a proposal on how their campuses could be reimagined, to align with what we were doing.’ The new Midrand campus would be the first.

In addition to meshing the new brand image with the students’ on-campus experience, the design had to create an environment that resonated as much with parents as with young students. Working adults, too, needed to feel as comfortable as full-time students in the space, and staff needed a working environment that allowed for easy workflow and communication.

Carmen Kelly, a designer at disturbance, describes the original campuses as having a corporate feel and lacking in inspiration. The shell was a partially completed unit in a business park, not unlike other Varsity College campuses. Richard shrugs. ‘This presented us with numerous challenges, from having to overcome the generic architecture to dealing with the bald truth that the campus was essentially a single building rather than a group of them.’

The team was given free rein to work on the interior design. To develop an architectural philosophy, disturbance collaborated with architects designworkshop : sa, who facilitated a workshop among the key users specifically to analyse the inner workings of the campus. Carmen says, ‘We looked at a number of elements, such as the workflow process within the college and spatial relationships within the existing building, as in public versus office/lecture room space, and indoor versus outdoor. We questioned the requirements of the lecture rooms and how best to inspire the students while still allowing them to remain focused during a lecture. We examined the use of formal study spaces versus informal ones.’

For the designers, the overriding question was how to turn the campus into an environment that would allow young students to feel comfortable and inspired, as well as appeal to the older demographic of the School of Business students who generally attend courses after hours. Richard says that designworkshop : sa suggested that they break up the building into non-uniform spaces, echoing the structure of an actual campus. ‘This was the kernel around which all our design thinking revolved.’ He adds that designworkshop : sa ‘were amazing’. ‘No matter how big the inevitable curve ball, they came back with brilliant workarounds every time. It’s easy to pull off great design when there are no budgetary constraints, but the true test is when there are. Add to that not one but numerous clients with, inevitably, different priorities and agendas.’

Intense solo and collaborative brainstorming sessions between architects and designers resulted in the overall plan and flow, and from there emanated the finishes and fittings, colour palette, furniture and graphics. Carmen describes elements of the process, starting at the concept for the entrance: ‘We wanted to create a transitional space where you come out of the hectic Midrand traffic and slow down into a calming space of a “forest” with a timber walkway and a clearing within the “woods”. This allows you to breathe a sigh of relief before engaging with the double-volume glass entrance of the reception area.’

A striking element of the campus design is the signage: it goes beyond the functional into aesthetics. For the designers, the overriding question was how to turn the campus into an environment that would allow young students to feel comfortable and inspired, as well as appeal to the older demographic of the School of Business students who generally attend courses after hours. Richard says that designworkshop : sa suggested that they break up the building into non-uniform spaces, echoing the structure of an actual campus. ‘This was the kernel around which all our design thinking revolved.’ He adds that designworkshop : sa ‘were amazing’. ‘No matter how big the inevitable curve ball, they came back with brilliant workarounds every time. It’s easy to pull off great design when there are no budgetary constraints, but the true test is when there are. Add to that not one but numerous clients with, inevitably, different priorities and agendas.’

Intense solo and collaborative brainstorming sessions between architects and designers resulted in the overall plan and flow, and from there emanated the finishes and fittings, colour palette, furniture and graphics. Carmen describes elements of the process, starting at the concept for the entrance: ‘We wanted to create a transitional space where you come out of the hectic Midrand traffic and slow down into a calming space of a “forest” with a timber walkway and a clearing within the “woods”. This allows you to breathe a sigh of relief before engaging with the double-volume glass entrance of the reception area.’

A striking element of the campus design is the signage: it goes beyond the functional into aesthetics. Each lecture room has a large number on the floor in front of the door and, in most cases, the numbers creep up onto the doors and walls. At the bottom of each door there is a small strip of colour providing a sneak preview of the colour found inside that lecture room. All other areas on campus are signposted in this fashion. As with the typography, wallpaper graphics play a major role in the interiors, each graphic carefully created for specific areas. The graphics and photography were designed in accordance with the brand’s attributes, so all the photographs were shot on film and have a warm, spontaneous feel to them.

The large wallpaper graphic to the rear of the building core is double volume and faces towards the outside back courtyard. When you look back at the building, the graphic is visible on both floors. Within the building, you only engage with half of it, giving you a strong sense that there’s more to come when you arrive in the same space on the next floor.

At every level, the complex detailing with which the team imbued the project gives the campus its youthful energy. Carmen describes the colour palette used for the lecture rooms: ‘The concept was that

each would be painted a light grey on the front and two side walls, while the back wall would have its own unique accent colour. We chose individual upholstery colours for each lecture room, and matched them closely to the specific accent colour. This resulted in a layering effect. Essentially, you walk into the lecture room and you’re greeted with a pop of bright colour, but as soon as you sit down and face forward, you’re presented with a muted minimal grey colour palette.’

Each wall within passages and public spaces is painted a different shade of grey, transforming what could be a rather bland, muted colour palette into something exciting and layered. Depending on the light quality in that particular space, the shades of grey change throughout the day, resulting in an ever-changing colour palette. The team clearly had fun in the study lounge and library. ‘We wanted to break away from the traditional furniture installation and rather explore a concept where the description of what the area is used for becomes the furniture of the room. That’s how the “Think” ottoman was born. The letters T, H, I, N and K are built up onto the wall in 3D relief, and as the letter hits the floor, the bottom of the letter extends in ottoman sections for student seating. The spacing between the letters also allows for booth-style seating, so students can pull up the custom-designed tables that cantilever over their lap and work in groups or individually.’

To accentuate that true sense of campus life, it was crucial to link indoors and out. The canteen opens onto the back courtyard with stack-back doors, so there’s an easy inside-outside connection. The canteen furniture is fun and fresh in tangerine and lime and a few tables have been given a bright graphic treatment, little speech bubbles with ‘Hello’ in all national languages. The canteen tables and chairs spill out onto a paved courtyard with a central fountain, which in turn spills down onto a tiered outdoor section of lawn and olive trees. People can gather on the wide concrete stairs or on the lawn, under the trees. The area has a tangible park feeling about it and invites students to spend time on campus outside lecture times, creating an on-campus life.

A masterpiece of contemporary architecture, this house sits like a peacock among the pigeons in the quiet area of Glenkay, Johannesburg. Every aspect of the design

– from the landscaping to the interiors – has been thought out and moulded to meet the needs and wants of the family that resides there.

Oddly, it is the garden that you notice first when entering the house. Seen from all the downstairs rooms, it’s magnified by enormous interior glass panels and positioned right in the centre of the grounds. A sleek and modern swimming pool takes centre stage, framed by lush green grass and dainty flowers.

Adrian Maserow of AMA Architects describes the garden as ‘a contemporary expression of the idea of a courtyard from which all its energy extends.’

‘The internal view is a beautiful contemplative garden that inspires expansive views through its landscape. The space/nature relationship is clearly defined by turning the house “inside-out”, as much of what would have been the home in a typical suburban pavilion design is in fact its garden,’ says Adrian, adding that the building materials, a combination of

glass, concrete, polished stone, timber and aluminium, have a simplicity to them that enhances the home’s fine resolution.

Inside, the grandeur continues. The lounges, dining rooms, kitchen and entertainment areas, all sidle off from the sunny courtyard, providing spacious, comfortable, modern-day living. Wood and glass complement each other throughout the home, creating well-lit spaces and a natural, earthy feel.

A masterpiece of contemporary architecture, this house sits like a peacock among the pigeons in the quiet area of Glenkay, Johannesburg. Every aspect of the design

– from the landscaping to the interiors – has been thought out and moulded to meet the needs and wants of the family that resides there.

Oddly, it is the garden that you notice first when entering the house. Seen from all the downstairs rooms, it’s magnified by enormous interior glass panels and positioned right in the centre of the grounds. A sleek and modern swimming pool takes centre stage, framed by lush green grass and dainty flowers.

Adrian Maserow of AMA Architects describes the garden as ‘a contemporary expression of the idea of a courtyard from which all its energy extends.’

‘The internal view is a beautiful contemplative garden that inspires expansive views through its landscape. The space/nature relationship is clearly defined by turning the house “inside-out”, as much of what would have been the home in a typical suburban pavilion design is in fact its garden,’ says Adrian, adding that the building materials, a combination of

glass, concrete, polished stone, timber and aluminium, have a simplicity to them that enhances the home’s fine resolution.

Inside, the grandeur continues. The lounges, dining rooms, kitchen and entertainment areas, all sidle off from the sunny courtyard, providing spacious, comfortable, modern-day living. Wood and glass complement each other throughout the home, creating well-lit spaces and a natural, earthy feel.

You’d be forgiven for thinking you’d slipped into another time zone as, bleary-eyed from the two-hour drive from Cape Town, you blink at the

whitewashed little cottages dotted along Paternoster’s beach. There’s not a shopping mall in sight, and next to no traffic – only clear skies, fishing boats resting on the beach and local children smiling gleefully at their handcrafted decorative hearts made from seashells and wire.

To stay in Paternoster is to rejoice in the rustic. You can walk the streets in peace, from the quaint Jem & Pantoffels shop to the beautiful Stone Fish Art Gallery, passing by local fishermen selling sea-fresh,

juicy crayfish at street corners and exhorting you to buy a few to cook on the braai at home. Beach restaurants and pizzerias tempt with simple but tasty food. You can drag out a canoe out and brave the icy Atlantic waves or jog along the kilometres of beach and breathe in the salt air.

But it’s still nice to return from all of this to your five-star lodgings at Abalone House.

Seen from the outside, the hotel maintains the modest whitewashed look of the rest of the buildings in the village, but its interiors speak a far more comfortable and luxurious truth.

With its crackling fire in the lounge and an entrance hall, bar and dining area that are rich in art,

colour and textures, Abalone House makes it difficult for you to decide if it’s preferable to be drinking in the magnificent views from the deck, or drinking a glass of sherry by the fire.

Inspired by owners’ Johan Jansen van Vuuren and Stef Venter’s vibrant and indulgent taste, the furniture is warm, inviting and trendy.

The bar and entrance hall lead out onto a fantastically lit courtyard with outside furniture, candles and two plunge pools.

And just when you can’t imagine the views in Paternoster getting any better, the upstairs deck proves that they can indeed, thanks to cosy loungers, a Jacuzzi and deck chairs.

No matter the term or the way in which it’s produced, brandy is enjoyed universally in all its varieties and is the preferred after-dinner drink.

The origin of brandy is closely linked to the development of distillation and is believed to have originated in the Netherlands. Although mostly grape-based, brandy can be distilled from any fruit. The most notable brandy-producing countries are France, Spain, Italy and South Africa.

Contributing to the evening’s success was the venue, Le Châtelat Boutique Guest House, in the ‘Beverley Hills of Johannesburg’, Sandhurst. Le Châtelat is a French Provençal-style venue with a

Sophisticated, sleek and trendy, HQ in Sandton was the perfect headquarters for our Johannesburg Property Dinner, where we hosted a band of equally

sophisticated guests. HQ is renowned for its menu, which is as simple as it is delicious. The restaurant only serves steak and chips, and so it ensures that it’s the best steak and chips in town.

Realtors, property gurus, architects and decor experts – our friends, old and new – joined us for dinner, and conversation � owed along with great wines and moved from debates on the current state of the property market to discussions on the virtues of boarding schools and why the Michaelhouse/Hilton annual rugby game is good for business.

The di� erent pace of business in Cape Town versus Johannesburg also made for interesting table talk. Adrienne Hersch, Debbie Justus and Rose Kin agreed that everything moves faster in Joburg, and the property market is no exception. Capetonians, they said, tend to take their time when house hunting, whereas in Joburg, the property market is much more cut and dried.

It was an evening of inspirational people and projects at HQ in SandtonOur guests were full of news about inspiring

projects too. Amjar Lux Dursan and Shannon Botes from Italtile proudly announced that their company is growing quickly and will soon be opening a number of new showrooms, in the footsteps of the successful Bryanston showroom. Richard Nuss told us all about the trendy colours in Nouwens Carpets’ new Madison Square and Kirman ranges, as inspired by Dave Nemeth’s trend report, while Munroe Swirsky of Rhoms Timberworld also had a number of new ranges to report on.

Vered’s Stephen Brick took a positive approach, saying he was focusing on building his brand and getting ahead. He believes there is a lot of business out there, depending on where you look. And Engel & Völkers’ Craig Hutchison told us he’d opened � ve shops in three months.

And when it comes to inspiring architecture, there was plenty to talk about: Gauteng’s Monaghan Farm, for example, a green estate that combines sophisticated family living in beautiful surrounds. The architects have carefully planned the homes according to stringent architectural guidelines, to deliver

gorgeous buildings that are well integrated with the natural habitat. Johan Lategan, who is involved in the marketing of the development, said the estate would have only 300 properties upon completion, each on a plot of a minimum 1 000m2. He emphasised that no double-storey buildings are allowed and that homes may not exceed 25% of the plot size.

Architect Nico van der Meulen is certainly your man when it comes to spectacular homes. He described a Moscow home he’d recently designed: it sits on 4 000m2 in the middle of a forest and cost around $15 million to $20 million (about R127 million to R170 million).

La Balise Marina is another exciting o� shore development. Ryan Proksch is involved in sales, and he knows the area well. He said that business is booming and that as a result there is a big expat community in Mauritius, so it’s a great place for South Africans to live and work. Homes at La Balise Marina start at around R6 million, putting the dream of owning a luxury contemporary home with views of the Indian Ocean not entirely out of reach.

white does, but white is still the best-

seller. We do very well with our Ola

armchair (R500, excluding VAT) – it’s

very durable and comfortable.

Projects that truly showcases your

expertise? On the corporate side,

Anglo American – the staff love the

new canteen and say how

comfortable the chairs are, which is

always lovely to hear. Even the main

guy at Anglo is chuffed. On the retail

side, Food Lover’s Market was the

fi rst to by our Moema wooden leg

chair, which launched in Milan in April

this year. And Tashas restaurants are

always a must to be at – we do the

chairs and tables for all their stores.

Bryanston was either named after a civil parish village in north Dorset in England or after Bryanston Square in Marylebone, London. The link between

the two British locales lies with 6th  Baronet Sir William Portman who purchased Dorset Village and named Bryanston Square after it.

Situated on the sites of the former farms Driefontein and Rietfontein, South Africa’s Bryanston was proclaimed a township by SA Townships under the chairmanship of Sir Abe Bailey.

Sir Bailey was a property and township developer, politician, financier, sportsman and philanthropist who owned several farms in Johannesburg, including Bryanston, Hyde Park and Monaghan Farm. He also owned Bryanston Square in London, and this is most likely the source of the suburb’s name.

According to Jonathan Broekman of boutique realty agency Homes of Distinction, Bryanston

originally consisted of 200 plots of just over 1 ha each. It was crisscrossed by dirt roads, the nearest tar road ending where Sandton Mediclinic sits today. Vegetables and other produce were traded between the farms, and trading stores could be found in the area where the Big Ben and Cramerview centres are situated today.

St Peter’s Boys’ School opened in 1950, St Stithians in 1953 and Bryanston Primary in 1954, the latter with only four classrooms and an administration block. In the ’60s, more schools opened, and property subdivisions began as more people moved to the area.

Sandton later became a separate municipality from Johannesburg, and Bryanston became Sandton’s largest suburb.

Bryanston was one of the first areas in the country to be laid out and serviced in accordance with modern town planning principles. Many of the street names, including Mount, Portman, Bruton,

Arlington and Grosvenor, are reminders of the suburb’s London connection.

In the 1990s, clusters became popular and the original plots were further subdivided. At the same time the Bryanston Country Club (built in 1948) began selling off some of its land, which led to the establishment of more estates and office parks. ‘In fact, Bryanston grew so quickly that in 2007 the electrical substation near Bryanston Shopping Centre could no longer supply enough electricity to all the new dwellings,’ says Jonathan.

Major water, sewerage and electrical upgrades are ongoing, to accommodate the densification of the area. Upmarket complexes, clusters and large luxury homes remain popular in Bryanston. However, Lightstone’s statistics indicate that the different property ownership options are fairly evenly represented in the suburb: 38% of all Bryanston properties are freehold, 28% are estates and 33% are sectional title.

What makes Bryanston so appealing?

Bryanston is not only conveniently

situated close to the Sandton CBD, but

also has every amenity residents could

wish for close at hand. Although many

people view Bryanston as a pricey area,

there are freehold, sectional title and

cluster homes available in the mid-range

to high-end markets, and they represent

good value for money in an area that

has long proved to hold its value, even

during times of economic hardship.

how do property prices in Bryanston

compare with prices in other suburbs?

Bryanston is more expensive than some

surrounding suburbs, such as Fourways

and Lonehill, but is closer to the Sandton

CBD and therefore commands a higher

price. However, it is more affordable

than suburbs such as Hyde Park,

Morningside, Hurlingham and Sandhurst.

Is property here gaining in value?

According to Lightstone, house prices in

Bryanston are showing a slow but steady

appreciation. While the average price

of a freehold house was R3,36 million in

2010, now it is R3,83 million. The average

sectional title home cost R1,034 million

in 2010 and costs R1,11 million in 2012.

Pretoria’s residential property market is showing signs of a slow recovery, says Pam Golding Properties Regional Executive Pretoria, Retha Schutte

Taking economic and other prevailing fundamentals into account, I believe that the residential property market of Pretoria, Centurion and surrounds will

remain relatively flat for the remainder of 2012 as compared with the growth levels of 2011, because the demand for upmarket homes is generally low. However, there are some areas of the market which are performing strongly.

In February, the property research organisation, Lightstone, named Woodhill as the top golf estate in terms of value for 2011. One of the most upmarket golf estates in Pretoria, Woodhill’s annual property price appreciation was 34%. It is worth noting that this increase was for properties in the R2,4 million to R3,4-million bracket.

Most of the properties sold overlook the greens or are situated around the golf course. Affordability was a major driver. The proximity to major routes and amenities, excellent security, the golf course, tennis and squash courts, the country club and the nearby Woodhill College also fuelled buyers’ interest levels.

Woodhill is not the only golf estate that’s doing well. Security and golf estates throughout the Pretoria region are in demand, particularly as safety remains a major concern. I believe that estate properties will remain in demand well into the foreseeable future.

In recent months we have seen an increase in activity in areas such as Waterkloof Ridge, Waterkloof and Brooklyn. These areas are among the most exclusive residential suburbs in Pretoria and are home to embassy personnel, high-profile business executives and sports celebrities. A shortage of stock in the price band of R2,8 million to R4,5 million is being experienced in these areas and we view this as a most welcome development. However, it is too early to say with certainty whether this signals a turning market.

Another positive development is the increase in the number of first-time homebuyers entering the Pretoria region as a direct result of the banks relaxing their lending criteria coupled with lower interest rates.

The high demand for rental properties across the Pretoria region has been noted and is pushing up rental prices across the board. Consequently the buy-to-let market is slowly but steadily coming back into its own as investors re-enter the market.

Challenges are being experienced in the residential property market countrywide and the Pretoria and Centurion areas are no different. But just how does this affect buyers and sellers? In my view, approaches to today’s property market must be practical and level headed. Buyers and sellers should seek out sound advice that will enable them to make

There is always much debate around whether sellers should grant property agents sole mandates. Generally speaking, a sole mandate ensures a better marketing plan, a more concerted effort, wider media exposure and a much greater level of commitment from the agent. Competition is healthy, but it needs to be between interested buyers rather than between estate agents. Selling a property is a process, and price counselling from an experienced and responsible agent is vital. From the buyer’s perspective, it is imperative to explore the market thoroughly, set aside time to visit properties and glean as much market-related information as possible. A practical approach to buying and selling property is therefore essential.

Whether they’re walking through the bushveld,

taking part in their favourite sport or simply

kicking back around the braai with good friends,

South Africans love the outdoors, which helps

explain why beautiful, well-kept gardens are

so important to local homeowners – and home

values. Even those who live in flats and town

houses like to have somewhere lovely and green

to walk, think and entertain in.

But SA also has a serious water shortage, so it is

important to start making our gardens as water-

wise as possible. We need to learn that ‘green’

doesn’t have to mean huge stretches of water-

hungry lawn. Of course, the most effective way

to save water in a garden is to create a Zen-like

space with pebble or gravel pathways, striking

containers planted with drought-resistant grasses,

shrubs and palms, one shaded, cool oasis around

a reflecting pool or fountain and a firepit with

permanent seating for entertaining. But for those

who prefer a greener, more lush look, being

water-wise is mostly about making better use of

indigenous plants and clever watering techniques.

Indigenous plants are hardier and more frost

resistant than exotic plants and are typically

evergreen. They generally also produce flowers

and fruit that are attractive to bees, butterflies

and birds and many give off wonderful perfumes.

And who can argue the delights of a fragrant

garden full of birdsong? In addition, several

indigenous species can be used as hedges to act

as windbreaks and create impenetrable natural

barriers that also block out sound, making your

garden a haven of security and tranquillity.

As for watering, the ideal is to have an automated

irrigation system for different parts of the garden,

to water each section as efficiently as possible

and, preferably, the water should come from a

rainwater tank or a grey-water recycling system.

How we water is also important. It is best to water

in the cool early morning or evening and not

when it is windy or hot. Water should also reach

the roots of plants, not the leaves, so instead of

frequent light watering, rather give garden beds a

good soak less often, to encourage roots to grow

down into the soil and improve drought tolerance.

Many homeowners derive great pleasure from

hand-watering, which not only cuts down on

water wastage, but is a peaceful way to get to

really know and enjoy your garden too.

Water in your garden, be it a fountain, a bubbling

brook, a pond or a gurgling, sparkling pool, is the

ultimate pleasure.

The recently revamped five-star

Lux Belle Mare Hotel Resort

has newly designed Lux Villas,

a collection of just 12 exclusive

residences nestling on the shores of the east

The Lux Villas’ modern interiors were

designed by world-renowned British interior

designer, Kelly Hoppen. Mirroring traditional

Mauritian architecture, they have thatched

roofs, spacious open-plan living areas, a

simplicity of design and a touch of colour.

Lux Island Resort (formerly Naiade Resorts)

appointed Kelly to spice up the resort by

revamping the design. Kelly explains, ‘This

is a beachside location, so the design had to

reflect the same sort of minimalist luxury that

Brigitte Bardot made famous in Saint Tropez

in the ’60s. The more I designed, the more I

made it light and simple. My aim was to create

an uncluttered ambience to help rebalance the

body and soul.’

Each villa overlooks the pristine lagoon and

comes complete with private heated swimming

pool, 24-hour butler service, private gazebo

and full use of Lux Belle Mare Resort’s facilities.

The revamp represents a complete

relaunch of the Lux Island Resorts brand and

is the culmination of 12 intensive months of

painstaking preparation and rehearsal. Damian

Hamp-Adams, sales and marketing manager

for the Indian Ocean Real Estate Company

(IOREC), says, ‘Kelly has really gone for a

natural and earthy feel. What she has tried to

create, and what the villas are trying to create,

is a sense of a home away from home.’

The Lux Villas are being made available to

buyers and investors under the Invest-Hotel

Scheme (IHS) and buyers may choose from

three different villa styles: Prestige, Ocean

View and Beachfront. Damian says, ‘Through its

wholly owned subsidiary, Beau Rivage Co., Lux

has decided to sell this residential component

of the hotel under the IHS, involving 45 nights
