ASSOCIATION –

MANAGEMENT REPORT

For the period from August 16, 2013

through September 30, 2013

CAPITAL IMPROVEMENT ACTIVITIES

Street Lighting:

Management is in the process of ordering 40 new

light poles, to be installed along Morgandale Drive

and within the courts.

Concrete Replacements:

Trozzi and Son has begun to replace concrete in

Lexington and Stockton Courts. Work will extend

over the next few weeks. Because of the topography

of the one side of Lexington Court, L & L

Construction will be installing a retaining wall, and

Marano Ironworks will be installing railings.

Fall Community Yard Sale

Council and Management expresses a big thank you

to Barb Crippen and Cathie Leahy for co-chairing

the Community Yard Sale. They put a lot of

personal time in coordinating both the Spring and

Fall events. Also, thank you to all the residents for

participating in this event.

ASSOCIATION ACTIVITIES – Operating Fund

Projects and Activities

Trash and Recycling Contract:

As a follow up to Council’s decision to renew the

three-year contract with Advanced Disposal,

Management forwarded the new contract to

Advanced Disposal for their signature. Advanced

announced that bulk pick ups, except for hazardous

waste items and construction debris, would be

included effective September 1, 2013 at no

additional cost to the Association. The instructions

for residents to schedule bulk are conveniently

located on the Association’s web site under Trash

and Recycling.

Pool Update:

Management sent an e-mail blast to the community

alerting residents that the pool is officially closed.

Berardelli Pool Service drained the pool and

winterized the filtration system. Most of the pool

furniture has been stored away for the winter months.

Management is in the process of pricing additional

pool furniture for next season. The canopies will be

removed in the near future. Management would like

to personally thank Matt Frisco for successfully

overseeing and maintaining the pool every season.

Landscaping:

Clarke’s Landscaping cut 23 times so far this season,

with minimal complaints. A lawn treatment was

done on Thursday, September 12th, which included a

Fall fertilization and Broadleaf herbicide.

Clarke’s Landscaping is in the process of removing

20 dead trees and pruning 20 trees. Approximately

30 trees will be installed this Fall. Management in-

formed the residents that were affected by the tree

work.

The in-house staff edged the common walks and

along curb lines this period.

Bushes around the utility box near Rosedale were

removed. Homeowners were pleased with the

removals.

The in-house is in the process of grading and seeding

several bare areas throughout the community.

Painting:

Jeff Derstein completed the door painting scheduled

for this year, and did a fine job as usual. The

exterior of the clubhouse was painted this period

thanks to Jeff and Greg. Matt is in the process of

priming and painting several mailbox clusters.

Clubhouse Fireplace:

After review of fireplace options, the Council chose

to purchase an incredibly realistic electric fireplace

wood set from The Woodburners in Hatfield.

Management placed the order with The

Woodburners, and expects delivery and installation

by the end of October.

Edwardian Clubhouse Sign:

Our residents responded to the request for ideas

regarding the clubhouse exterior wall facing the

parking lot. After discussion, the Council elected to

purchase a carved wood sign, from a design

submitted by the Display & Sign Center. The

attractive 72” x 36” wooden sign will be installed on

the clubhouse wall by early November.

Shutter Replacements/Painting:

The shutters on Centennial and Hillock Courts will

be painted or replaced over the winter months.

Approximately 170 shutters need to be purchased.

Power Washing:

Homeowners are pleased with the job that Elgin is

doing with cleaning the algae off the siding, brick

half walls on Jefferson, Cross Hill, and Stockton

Courts, as well as, the front entrance brick walls.

Trash/Bike Enclosures:

The in-house staff is in the process of painting the

light fixtures on all of the trash/bike enclosure walls

throughout the community.

One trash enclosure brick wall on Springhouse was

damaged by Advanced Disposal; however,

Advanced is taking full responsibility for the repairs.

Property Inspections:

Management inspected two courts this period,

subsequently sending 20 violation letters to residents.

Employee Anniversaries:

The Association is pleased to announce that Michael

Bossert celebrated a big anniversary this year ~ 35

years! Also, Jeff Derstein just recently celebrated 31

years with Morgandale. Congratulations to Michael

and Jeff!

The Recycling Corner

When we recycle, we see many interesting things:

We see a cardboard bin that is overflowing because it contains many un-flattened boxes.

We see paper bins that, at first glance, appear to be overflowing but are not, because most of the paper is put into the front of the bins instead of the back or sides. We also see cardboard in those bins.

We see the gray bin full, because it contains bags of recyclables that should have been emptied into it; and we see our staff attempting to make room for more.

However, the most important thing we see is evidence of the Morgandale commitment to recycling; and for that, Management and the Committee members are very thankful.

Recycling Opportunities:

Recent search of www.montgomerycountyrecycles.org shows that most of the County events are over except for a Household Hazardous Waste Collection on Sunday, October 20 at the Lower Merion Transfer Station, which is located at 1300 N Woodbine Ave, Penn Valley, PA 19072.

There is a Shredding Event on Saturday, October, 19, 2013, between 9 AM and noon at the American Heritage Federal Credit Union, 750 E Main Street, in Lansdale. There is usually a $10.00 charge for each standard file box; but depending on the sponsoring organization, this cost may be waived.
