Welcome

Welcome to the Winter edition of yourCommunicator newsletter. As the year comes to an end it is time to reflect on what wehave achieved in 2015. This year Swan has welcomed newresidents to Blackwall Reach in London, Beechwood Villagein Basildon and Repton Court in Redbridge; so we'd like tosend Season's Greetings to these residents and anyone elsewho is preparing to spend their very first holiday season intheir new home.

As many families prepare to spend time with their lovedones, spare a thought for those who don't have anyone andtake a look at the article on p5 to see how you can help beatloneliness.

To recognise theoccupation of the firstnew homes at BlackwallReach, Swan, theLondon Borough ofTower Hamlets (LBTH)and the Greater LondonAuthority (GLA) held anevent to formally launchPhase 1A of the £300million Blackwall Reachregeneration project.

The visiting dignitariesincluding John Biggs,Mayor of Tower Hamlets,Richard Blakeway, DeputyMayor for Housing, Landand Property for the GLA,as well as a number oflocal Councillors, were ableto see inside the newhomes. Residentsincluding Mr Ahmed,Secretary of the new

Blackwall Reach ResidentBoard delighted inwelcoming the visitors intotheir new homes.

At the launch the gueststoured the regenerationarea, visited thereplacement mosque andresidents’ flats. Long termresident Mrs Bibi was alsoon hand to chat to thegroup about her newhome. After the tour JohnBiggs, Richard Blakeway,and Sandra Fawcett,Executive Director ofOperations for Swan allthanked the residents formaking them so welcomeand complimentedeveryone involved in theregeneration on theexcellent quality of the newhomes.

John Biggs, the Mayor ofTower Hamlets said:

“Blackwall Reach is asuccessful and ambitiousregeneration scheme todeliver more than 1,500 topquality and much neededfamily homes. The successof Phase 1A is a testamentto the positive workingpartnerships behind theproject, and the way inwhich residents haveactively engaged with theplans from the outset.”

Richard Blakeway, DeputyMayor for Housing, Landand Property, GLA said:

“This high qualityregeneration of BlackwallReach will deliver 1,575new homes, excellentcommunity facilities and anextended school. BlackwallReach will create nearly sixtimes the number of homeson the existing estate, withmany low cost properties torent or buy, and a muchimproved builtenvironment.”

Can you pay your rent this Winter?

If you are struggling topay your rent pleasedon’t ignore the problemand make things worse.Swan staff are availableto give you free adviceand make sure you arereceiving all of themoney to which you areentitled. Last year theWelfare Benefits Teamhelped hundreds ofresidents and, in total,these residents receivedan additional £921,270!

Swan relies on the rentmoney you pay to provideservices to all residentsincluding repairs andgeneral maintenance,estate management and

tackling Anti-Social Behaviour.If you are struggling to makepayments we want to talk toyou and help you to findsolutions as soon aspossible. Your home is atrisk if you don’t keep upwith your rental payments;last year some householdswere evicted as they left ittoo late to get help withtheir problems.

Swan offices are closed overthe holiday period but youcan still make payments inother ways including byDirect Debit and through theAll Pay app. Visitwww.swan.org.uk to find out more.

A group of residentsfrom Dove Cott House,their children and twomembers of staffrecently took a trip toDisneyland Paris fundedby the Foyer Federation“Healthy Conversations”project. The trip markedthe climax of asuccessful project whichgave young peopleopportunities to takepart in experiences topromote their wellbeing.

The young parents, someof whom had never beenout of the UK before, learntlots of vital life skillsincluding how to apply forpassports for themselvesand their children and howto manage their budget to

save money for the trip.They also learnt about theessential preparations youneed to make whentravelling to a differentcountry including arrangingTravel Insurance,

purchasing and dealingwith a foreign currency andplanning what they neededto take for boththemselves and theirchildren.

The young people whowent to Paris wereselected because of theirsuccess during the project.

During the Christmas seasonthere are lots of different people knocking on doors inyour neighbourhood deliveringparcels. Most people who call atyour home will be genuine butit’s important to be on yourguard and remember there arebogus callers who want to tricktheir way into your home or yourbank account to steal from you.

You should also be alert fortelephone and email fraudsterswho try to steal money in anumber of different ways – theyoften pose as bank workers andhave stolen large sums of money.

Don’t get caught outby scammers

Follow our advice to stay safe:

1Don’t be frightened to ask foridentification and always check it

carefully. If you’re not sure, ask thecaller to come back another day. AllSwan staff and contractors, callersfrom utility companies, localauthorities and other reputablecompanies are required to carry acard for identification when visitingyour home and this must be shownvoluntarily or on demand

2Think about installing a doorchain and use it. Keep the door

on the chain until you’ve seenidentification

3If you need glasses to read theidentification, close the door

before going to find them. Don’t leavethe door open and unattended

4Remember to lock the backdoor before opening the front

5Don’t be pressured into lettingsomeone into your home if you

have suspicions about them

6Don’t keep large amounts ofcash in the house

7If you receive a phone call oremail asking for either your bank

details or large sums of cash call thepolice from a different phone, forexample a mobile. If you do not haveaccess to another phone wait at leastfive minutes and be sure you hear adial tone before calling the police

8Never give out your bank detailsin response to emails or

telephone call requests unless you arecertain that the request is genuine.Banks never ask for your Pin Number

9Remember that just because acaller says they are acting on

behalf of Swan, your bank, water, gasor electricity company, it does notnecessarily mean they are who theysay they are. Bogus callers will try andtrick you in a variety of ways

they are from Swan calling ortelephoning you, ask them to leave orend the call immediately and contactSwan on 0300 303 2500 to confirm their ID

wIf the caller does not leave oryou feel threatened, call the

Police on 999

Are youprepared forWinter?During the winter monthsit is cold, dark, icy andoccasionally snowy so, asever, think before youtravel. During badweather ask yourself if itis really necessary toleave your home.

During any bad weather, theEstate Services Team workhard to clear snow and ice,and spread grit whereverpossible. They prioritise ourmost vulnerable residentswho live in SupportedHousing Schemes. Theteam focuses on makingsure there is a clear andsafe path from the entranceof the blocks they service tothe car park or publichighway.

Don’t be lonelythis WinterDid you know that around1 million older peopleregularly go an entiremonth without speakingto anyone? During thelong holidays feelings ofloneliness and isolationcan be magnified asshops and services shutdown and cold weathercan keep people indoors.

Many residents pay a servicecharge, on top of their rentpayment, towards theupkeep of communal areas.This pays for things such asgrounds maintenance,cleaning and lighting. Weunderstand that thisadditional charge is added tothe rent you pay, so we workhard to keep these costs aslow as possible.

We do this by working with ourcontractors and staff to identifythe best ways of doing thework required at the lowest

possible cost and the highestpossible standard. An exampleof this is the work the EstateServices Team has done toreduce cleaning costs. Theteam leaders have been set atarget to reduce the number ofhours they clean in our largerblocks whilst maintaining thesame standards.

This work means that weexpect there will be lowerservice charge bills forresidents from next year.

Swan are proud thattheir staff are amongstthe first people chosento run Food WasteBuster Cookery Clubs aspart of a pilot project ledby the Children’s FoodTrust and Essex CountyCouncil. Staff spent twodays learning how toshop smarter, meal planand make best use ofeverything in theirshopping basket and are

now looking forward torolling out the training toresidents.

The Children’s Food Trusthas also donated £450 topay for equipment andingredients for cookerysessions which, wecurrently expect, will berun as monthly cookingclubs and as part ofSwan’s Sustainability Weekactivities in January.

Dove Cott Gardeners harvesttheir first veg!

Residents at Dove CottHouse have been busyharvesting their first cropof home grown vegetablesand herbs from the newgarden which was openedearlier this year.

Charlie and Lydia are bothkeen gardeners and havetended the vegetable garden in between lookingafter their children, going tocollege/work and maintainingtheir individual flats.

They have been helping theother young parents living atDove Cott House to cookhealthy meals with thegarden produce andencouraged the youngchildren to get involved with watering, weeding and tasting the results oftheir efforts!

Supported Housingresidents have beenbusy baking and eatingcakes as part of theMacmillan Cancer‘World’s Biggest CoffeeMorning’. Residentsfrom Spencer House inLeigh-on-Sea andBoyescroft and OakroydHouse in Great Dunmowhosted events servingtea, coffee and a largeselection of goodies.They even held a rafflewith prizes generouslydonated by the local Co-op supermarket.

Bake sales raise over £500 for Macmillan Cancer

They all raised £527.17!Congratulations to everyone involved for helping to raise such a large sum of money!

Celebrating the first Fun day onBeechwood VillageA £500 Community Grantfrom Swan and over £600 inraffle prizes donated byHera Management Services,a Swan Group business,helped to fund a communityfun day for residents on theBeechwood Village andCraylands estate, inBasildon.

The sun shone and youngresidents enjoyed a variety oftraditional fairground gamesincluding ‘Splat the Rat’,‘Hook a Fish’ and a coconutshy. Staff from Swan’sResident Involvement andCommunity DevelopmentTeam attended the eventalong with some of Swan’sDigital Champions who offertraining and advice to helpresidents get online.

Back to the 1940s with ChurchviewResidents’ Association!

Over 100 residentsattended a special 70thVE Day Celebrationevent organised by theChurchview Residents’Association with helpfrom Swan’s ResidentInvolvement andCommunityDevelopment team. Theday was filled withfamilies enjoying theglorious sunshine andlots of live WWII-themedentertainment andactivities.

Swan’s very own Air RaidWarden Dave Kinchleafrom the Estate ServicesTeam was on hand to helpadd to the 1940s themeand retailers from theLaindon Shopping Centrejoined in the spirit of theoccasion by dressing incostumes from the era.

The event raised over£400 for Help for Heroesthrough donations and a raffle.

Oldchurch has fun in the sun!

Swan is celebrating as15 apprentices are nowdirectly employed in avariety of positionsacross the business inEssex and London. Fourof the first phaseapprentices, employed in2014, have alreadyprogressed to full-timepositions and othershave moved on to higherlevel training to advancetheir careers further.

The 15 apprentices work ina variety of differentbusiness areas includingConstruction, SupportedHousing, BusinessIntelligence and theIncome Team. Apprenticesare also employed in theSwan Group through HeraManagement Services, a property managementcompany.
