Exploring the relationship between Buyer and Realtor - in broad brushstrokes.

In this presentation you will learn how we approach the process of working with folks like you - who are considering purchasing a home.

The

Buying Journey

Part One

Thank you for connecting with us as you research real estate in the

Okanagan Shuswap BC, Canada.

It’s a RELATIONSHIP

business.

For as much as the tools available to you as you look for real estate have changed, one thing remains the same.

The World Of Real Estate

Each new relationship is a blank canvas.

Once the canvas is connected with the artist, who brings tools (paint, brushes) training and past experience - the results can be extraordinary!

Real estate is like that too. In the buying process we need you as our canvas.

Willing to accept our

• market knowledge,

• education

• years of practical expertise

• and our network

as the ink / or paint to create results that would not exist singularly.

“No human relation gives one possession in another

— every two souls are absolutely different.

In friendship or in love, the two side by side raise hands together

to find what one cannot reach alone.”

Khalil Gibran

Whether it is your first time or you are an old master - the next pages explore how

we envision our relationship with a prospective buyer……

One thing for sure - in life, we don’t know what we don’t know - until we know it -

Commonly called

“Learning By Experience!”

So if we were to just ask you

“Where are you in the process?”

without giving you some reference - How on earth would you know what we mean?

In order to be successful in any relationship

we must be clear about what the needs and expectations are

-not only for ourselves - but for everyone else in the team as well.

We each require the awareness of what is important so that we can recognize the triggers for celebration, caution and full

stop.

Together we are better.

A concept so basic, yet often overlooked in business.

The Internet has impacted the way people like you approach the buying process for almost everything.

The way people approach real estate has changed too.

Back in the day - only the agent had access to the listing and they had to be

involved right away. .

“The process of making decisions is still the same, but who is involved and when…. that has changed dramatically.”

And it continues to evolve.

The way people approach real estate has changed .

“Maybe I will paint that landscape.” or “I might like to live somewhere different. You might “doodle”

The process is similar to creating a piece of art

It begins with an idea - swirling around in your mind.

“I think I like this idea.” You begin to spend more time thinking about and planning your painting. Sketching it out in your mind and maybe on paper.

You begin to assemble supplies and create the parameters for your work.) Watercolour, Oil, Acrylic? and get active.

Perhaps you have a sketch you like ( and likely a pile of crumpled papers - the ones that did not make the grade!) but you have decided to go for it.

The “Awareness” stage of the purchase process is easier

than ever for the buyer to do without a lot of help or risk.

Many folks start this process YEARS before they might actually purchase… so the

last thing they want or need is some realtor bombarding

them with information that is irrelevant because they are “just looking” “watching the

market” “or “have a real estate “hobby” or .. gasp

“addiction” -

Hey… it happens ;-)

We are constantly working on our websites and portals to help you learn about the local market and the buying process.

Our public portals provide an overview of the MLS® by neighbourhood. It is always up to date with the latest information.

We can set you up with a private portal specific to your interests now… or later on when you are more certain.

Consideration

A Private Portal search is one of your most important tools at this point. It makes it easy to follow the market and provide feedback by liking properties or trashing them ( we have a video to show you how) which really allow us to understand what is important to you.

Each week we publish an online resource for Open Houses at www.OpenHouse.Boutique so you can preview the property listings online to best select the ones of interest.

We publish a weekly SOLD report to our clients so they can easily see how the market is moving by zone with a few mouse clicks.

As long time residents of the area we can give you perspective that relates to your interests. The region is diverse. Ask us - we are happy to chat!

Somewhere along the line - things shift You actually start to

believe you might do this!

In the Consideration stage, you find yourself talking ( out loud - to others… not just with your inside voice ;) about maybe

moving.

If you are relocating - maybe you take a vacation here to

research and evaluate.

If you live here already - perhaps you are scoping out

neighbourhoods.

You may pop into open houses

You might be in contact with more than one REALTOR®

You are getting excited!

You want to see homes.

You have questions about how the market is performing

specific to your individual interests,

Intent

It is important at this stage start moving into a relationship with a realtor who is in a position to represent YOUR interests.

(Cue the —— Meatloaf music in background)

When I bought my first home - I did what many folks do - I called the name on the sign. I had no idea that person represented the seller interests and NOT mine.

The next time I purchased - I bought a for sale buy owner without an agent …

Remember my earlier comment about learning from experience… yeah.

Stop Right There:

Decision Making

Choosing an agent to represent you is one of the

first important decisions you will make along the home

buying journey. The experience you will have and the results you will live with

are dependant on this decision

Many buyers do not even realize that they have entered into

the Decision Making Stage

and later feel “stuck.”

Choosing an agent to represent you is one of the first important decisions you will make along

the home buying journey.

The experience you will have and the results you will live with are dependant on this decision.

Others may make you sign the equivalent of a pre- nup before giving you any kind of service.

Did you know that many agents consider you to be in a client relationship as soon as you have contacted them?

“Are you in a happy, committed relationship with a

REALTOR®?”

Drawing Conclusions?

©“Brell” 1-844-253-4849 [email protected] 13

Consider these questions before you decide:

Do Sports teams ever share a coach

to cut costs?

In Court - does the defendant work with

the prosecutor because they are familiar with the

case?

You might be wondering ”Should I have my own REALTOR®?

The next few pages will give you an idea how WE approach working with our buyers once they are entering this important part of the buying process.

You can expect us to communicate with you - the way YOU want - be it

tech driven, hard copy in person or a blend - whatever works for you.

THAT is how we will roll.

We have a communication plan - that we will share with you when

appropriate so you will know what to expect along the way.

It is likely that eventually we will meet face to face!

This often happens before you start looking at homes -

but not always - there are some folks we did not meet

till after possession when they saw their homes for the

first time at move in!

First FaceCoffee Meeting

orHome Tour?

Most of the people we work with find us on the internet, or by personal referral.

They all have different timelines and we commit to respecting them.

Often by the time we meet in person, we have:

• Provided Access to all MLS® Listings

• Responses in a timely manner to your calls, emails, texts

• Asked you questions about how you plan to live in / or use your next property.

• Begun to know each other as people.

If we can all see this working! THEN
