    Shire of Broome Town Planning Scheme No. 4 (e.g.fuel and transport depot and warehouses), subject toany buffer zone restrictions, as identified in Figure 1 -Precinct Layout.

    No permanent land uses or activities are permittedsave for the infrastructure and service corridordevelopments and activities (see item 8).

    10 Sensitive land use bufferzone

    Area between 2,000 m and 3,000 m from the boundary ofArea B identified in Figure 1 - Precinct Layout. The outerboundary of the sensitive land use buffer zone is indicatedby broken green line on Figure 1 - Precinct Layout.

    Permitted Use and Development:

    No sensitive land uses are permitted (e.g.accommodation).

    Compatible light industry uses and developmentpermissible.

    11 Clearing of terrestrialnative vegetation acrossall Areas shown in Figure1 - Precinct Layout

    Total clearing of terrestrial native vegetation permissiblefor all future development, activities and changes of landuses is up to a maximum of 3,037 ha in the Areas andamounts as specified below:

    Area A up to 110 ha,

    Area B up to 1,980 ha,

    Area C up to 200 ha,

    Area D up to 200 ha,

    Areas E and F up to 250 ha in aggregate,

    Within 13 km of the boundary of Area B an area of upto 297 ha in addition to the limits to clearing providedfor in Areas A, B, C, D, E and F identified by co-ordinates in Schedule 1.

    Within the total area of permissible clearing no more thana maximum of 83 ha in the implementation foundationproposal or 110 ha in the implementation of anycombination of derived proposals of Monsoon Vine ThicketThreatened Ecological Community to be cleared eitherdirectly or indirectly (e.g. as a consequence ofgroundwater drawdown).
