B. Prepare surfaces using the methods recommended by the manufacturer for achieving the best result forthe substrate under the project conditions.

A. Provide U.L. approved package rooftop air handling units as specified and scheduled herein.

A. Manufacturers' catalog or technical data substantiating performance required. Mark up literature to indicate operating points.

B. Show all dimensions and describe materials and methods of construction.

C. Show and describe recommended methods of installation.

1.03 OPERATION AND MAINTENANCE DATA

A. Furnish O&M data including manufacturer's literature and maintenance instructions.

B. Furnish complete operation and maintenance manuals noting service points and recommended service schedules. Note specific techniques and equipment recommended for this equipment service.

2 PART 2 PRODUCTS

2.01 MAKEUP AIR UNIT (MUA-1)

A. Acceptable Manufacturers: Trane, Carrier, Daikin or approved equal.

B. General Description 1. Variable volume packaged rooftop unit shall include compressors, evaporator coils, filters, supply

fans, dampers, air-cooled condenser coils, condenser fans, gas furnace sections, exhaust fans / return fans and variable frequency drives.

2. Unit shall be factory assembled and tested including leak testing of the coils, pressure testing of the refrigeration circuit, and run testing of the completed unit. Run test report shall be supplied with the unit in the controls compartment’s literature pocket.

3. Unit components shall be labeled, including pipe stub outs, refrigeration system components and electrical and controls components.

4. Installation, Operation and Maintenance manual shall be supplied within the unit. 5. Laminated color-coded wiring diagram shall match factory installed wiring and shall be affixed to

the interior of the control compartment’s access door. 6. Unit nameplate shall be provided in two locations on the unit, affixed to the exterior of the unit

and affixed to the interior of the control compartment’s access door.

C. Construction 1. All cabinet walls, access doors, and roof shall be fabricated of double wall, impact resistant, rigid

polyurethane foam panels. 2. Unit insulation shall have a minimum thermal resistance R-value of 13. Foam insulation shall have a

minimum density of 2 pounds/cubic foot and shall be tested in accordance with ASTM D-1929-11 for a minimum flash ignition temperature of 610°F.

3. Unit construction shall be double wall with G90 galvanized steel on both sides and a thermal break. Double wall construction with a thermal break prevents moisture accumulation on the insulation, provides a cleanable interior, prevents heat transfer through the panel, and prevents exterior condensation on the panel.

4. Roof of the air tunnel shall be sloped to provide complete drainage. Cabinet shall have rain break overhangs above access doors.

5. Access to filters, dampers, cooling coils, reheat coil, heaters, exhaust fans, return fans, energy recovery wheels, compressors, water-cooled condensers, and electrical and controls components shall be through hinged access doors with quarter turn, zinc cast, lockable handles. Full length stainless steel piano hinges shall be included on the doors.

6. Exterior paint finish shall be capable of withstanding at least 2,500 hours, with no visible corrosive effects, when tested in a salt spray and fog atmosphere in accordance with ASTM B 117-95 test procedure.

7. Units with cooling coils shall include double sloped 304 stainless steel drain pans. 8. Unit shall be provided with base discharge and return air openings. All openings through the base

pan of the unit shall have upturned flanges of at least 1/2 inch in height around the opening. 9. Unit shall include lifting lugs on the top of the unit. 10. Unit base pan shall be provided with 1/2 inch thick foam insulation.

D. Electrical 1. Unit shall be provided with factory installed and factory wired, non-fused disconnect switch. 2. Unit shall be provided with factory installed and factory wired 115V, 13 amp GFI outlet with outlet

disconnect switch in the unit control panel. 3. Unit shall be provided with phase and brown out protection which shuts down all motors in the

unit if the electrical phases are more that 10% out of balance on voltage, the voltage is more that 10% under design voltage, or on phase reversal.

4. Unit shall be provided with manual reset low temperature limit controls which shut off the unit when the discharge temperature reaches a field adjustable setpoint.

E. Supply Fans 1. Unit shall include direct drive, unhoused, backward curved, plenum supply fans. 2. Blowers and motors shall be dynamically balanced and mounted on rubber isolators. 3. Motors shall be standard (premium) efficiency ODP with ball bearings rated for 200,000 hours

service with external lubrication points. 4. Variable frequency drive shall be factory wired and mounted in the unit. Fan motors shall be

premium efficiency.

F. Cooling Coils 1. Coils shall be designed for use with R-410A refrigerant and constructed of copper tubes with

aluminum (copper) fins mechanically bonded to the tubes and galvanized steel end casings. Fin design shall be sine wave rippled.

2. Coils shall have interlaced circuitry and shall be standard capacity. 3. Coils shall be hydrogen or helium leak tested. 4. Coils shall be furnished with a factory installed expansion valves.

G. Refrigeration System 1. Unit shall be factory charged with R-410A refrigerant. 2. Compressors shall be scroll type with thermal overload protection and carry a 5 year non-prorated

warranty, from the date of original equipment shipment from the factory. 3. Compressors shall be mounted in an isolated service compartment which can be accessed without

affecting unit operation. Lockable hinged compressor access doors shall be fabricated of double wall, rigid polyurethane foam insulated panels to prevent the transmission of noise outside the cabinet.

4. Compressors shall be isolated from the base pan with the compressor manufacturer’s recommended rubber vibration isolators, to reduce any transmission of noise from the compressors into the building area.

5. Each refrigeration circuit shall be equipped with expansion valve type refrigerant flow control. 6. Each refrigeration circuit shall be equipped with automatic reset low pressure and manual reset

high pressure refrigerant safety controls, Schrader type service fittings on both the high pressure and low pressure sides, and factory installed liquid line filter driers.

7. Unit shall include a variable capacity scroll compressor on the lead (all) refrigeration circuit(s) which shall be capable of modulation from 10-100% of its capacity.

8. Each refrigeration circuit shall be equipped with suction and discharge compressor isolation valves. 9. Each capacity stage shall be equipped with a 5 minute off, delay timer to prevent compressor short

cycling. 10. Each refrigeration circuit shall include adjustable compressor lockouts. 11. Each refrigeration circuit shall be provided with an adjustable temperature sensor freeze stat

which shuts down the cooling circuits when the evaporator coil tubing falls below the setpoint.

H. Condensers 1. Condenser fans shall be vertical discharge, axial flow, direct drive fans. 2. Coils shall be designed for use with R-410A refrigerant. Coils shall be multi-pass and fabricated

from aluminum microchannel tubes. 3. Coils shall be designed for a minimum of 10F of refrigerant sub-cooling. 4. Coils shall be hydrogen or helium leak tested.

I. Gas Heating 1. Unit shall include a natural gas furnace with modulation. Natural gas furnace shall be equipped

with modulating gas valves, adjustable speed combustion blowers, stainless steel tubular heat exchangers, and electronic controller. Combustion blowers and gas valves shall be capable of modulation. Electronic controller includes a factory wired, field installed supply air temperature sensor. Sensor shall be field installed in the supply air ductwork. Supply air temperature setpoint shall be adjustable on the electronic controller within the controls compartment. 90 MBH, 150 MBH, 195 MBH, 210 MBH, 270 MBH, 292.5 MBH, 390 MBH, 540 MBH and 800MBH gas heating assemblies shall be capable of operating at any firing rate between 100% and 30% of their rated capacity. 405 MBH and 810 MBH gas heating assemblies shall be capable of operating at any firing rate between 100% and 20% of their rated capacity. 1080 MBH and 1600 MBH gas heating assembly shall be capable of operating at any firing rate between 100% and 15% of its rated capacity. 2400 MBH gas heating assembly shall be capable of operating at any firing rate between 100% and 10% of its rated capacity.

2. Stainless steel heat exchanger furnace shall carry a 25 year non-prorated warranty, from the date of original equipment shipment from the factory.

3. Gas furnace shall consist of stainless steel heat exchangers with multiple concavities, an induced draft blower and an electronic pressure switch to lockout the gas valve until the combustion chamber is purged and combustion airflow is established.

4. Furnace shall include a gas ignition system consisting of an electronic igniter to a pilot system, which will be continuous when the heater is operating, but will shut off the pilot when heating is not required.

5. Unit shall include a single gas connection and have gas supply piping entrances in the unit base for through-the-curb gas piping and in the outside cabinet wall for across the roof gas piping.

J. Filters 1. Unit shall include 4 inch thick, pleated panel filters with an ASHRAE efficiency of 85% and a MERV

rating of 13, upstream of the cooling coil. Unit shall also include 2 inch thick, pleated panel pre filters with an ASHRAE efficiency of 30% and MERV rating of 8, upstream of the 4 inch standard filters.

K. Unit shall include 2 inch thick, pleated panel outside air and exhaust air filters with an ASHRAE efficiency of 30% and MERV rating of 8, upstream of the wheels.

L. Roof Curb: Furnish seismic rated, spring isolated roof curb manufactured to provide a level mounting surface. Verify exact requirements prior to equipment order.

M. Controls 1. System Manager with touch screen panel and browser based interface.

a. Plug-and-Play with Daikin MicroTech III equipment b. Large color touch-screen display for easy access c. Embedded Windows d. Intuitive browser based user interface e. Current status and setpoint access for all equipment f. Customizable control sequences and alarms g. Custom and graphical trend information h. Global actions i. Wall mount bracket for easy installation of System Manager PC and touchscreen

2. Factory installed RTU controller a. Unit controller shall be capable of controlling all features and options of the unit. Controller

shall be factory installed in the unit controls compartment and factory tested. Controller shall be capable of standalone operation with unit configuration, setpoint adjustment, sensor status viewing, unit alarm viewing, and occupancy scheduling available without dependence on a building management system.

b. Controller shall have an onboard clock and calendar functions that allow for occupancy scheduling.

c. Controller shall include non-volatile memory to retain all programmed values without the use of a battery, in the event of a power failure.

3. Provide a complete integrated microprocessor based Direct Digital Control (DDC) system to control all unit functions including temperature control, scheduling, monitoring, unit safety protection, including compressor minimum run and minimum off times, and diagnostics. This system shall consist of all required temperature sensors, pressure sensors, controller and keypad/display operator interface. All MCBs and sensors shall be factory mounted, wired and tested.

4. The stand-alone DDC controllers shall not be dependent on communications with any on-site or remote PC or master control panel for proper unit operation. The microprocessor shall maintain existing set points and operate standalone if the unit loses either direct connect or network communications. The microprocessor memory shall be protected from voltage fluctuations as well as any extended power failures. All factory and user set schedules and control points shall be maintained in nonvolatile memory. No settings shall be lost, even during extended power shutdowns.

5. The DDC control system shall permit starting and stopping of the unit locally or remotely. The control system shall be capable of providing a remote alarm indication. The unit control system shall provide for outside air damper actuation, emergency shutdown, remote heat enable/disable, remote cool enable/disable, heat indication, cool indication, and fan operation.

6. All digital inputs and outputs shall be protected against damage from transients or incorrect voltages. All field wiring shall be terminated at a separate, clearly marked terminal strip.

7. The DDC controller shall have a built-in time schedule. The schedule shall be programmable from the unit keypad interface. The schedule shall be maintained in nonvolatile memory to insure that it is not lost during a power failure. There shall be one start/stop per day and a separate holiday schedule. The controller shall accept up to sixteen holidays each with up to a 5-day duration. Each unit shall also have the ability to accept a time schedule via BAS network communications.

8. The keypad interface shall allow convenient navigation and access to all control functions. The unit keypad/display character format shall be 4 lines x 20 characters. All control settings shall be password protected against unauthorized changes. For ease of service, the display format shall be English language readout. Coded formats with look-up tables will not be accepted.

2.02 PACKAGED CONSTANT AIR VOLUME ROOFTOP UNITS

A. Acceptable Manufacturers: Trane, Carrier, Daikin or approved equal.

B. Description: Roof-mounted, constant volume, designed for full curb mounting on factory-supplied curb, vertical intake and discharge, natural gas heat, capacities as indicated, factory assembled, wired, piped, tested and shipped in one piece with U.L. listing, with single point electrical connection.

C. Housing: construct the unit housing of minimum 18-gauge galvanized steel formed exterior panels finished with rust inhibiting enamel coat. Standard finish color.

D. Provide minimum 1", 1-1/2 pound coated fiberglass insulation on exterior panels with neoprene door gasketing. Caulk all exterior panel-to-panel joints to provide watertight casing. Provide hinged doors to all portions of the RTU requiring routine maintenance.

E. Natural gas heating: completely assembled, wired, piped and tested, with threaded gas connections. Provide stainless steel heat exchanger and burners, forced draft combustion blower and electronic ignition.

F. Fans to be centrifugal type direct drive by a permanently lubricated premium efficiency motor.

G. Economizer: Provide outside air, return air and mixed air dampers capable of receiving control contractors actuators. Provide adjustable minimum outside air damper position. Control dampers to have a maximum leakage rate in compliance with current State of Oregon Energy Code requirements.

H. Power Exhaust: Provide a factory installed power exhaust when scheduled operated by an adjustable end switch. Exhaust fans to be manufacturer's standard option when available or manufacturer's approved field conversion option when not available from the factory.

I. Options / Accessories: 1. Hinged access doors. 2. Through the base electrical. 3. Through the base gas.

J. Roof Curb: Provide factory rooftop curb manufactured to provide a level mounting surface with a sloped roof installation. Verify exact requirements prior to equipment order.

K. Controls - RTU Single Zone - Provide a programmable electronic night setback thermostat. Thermostat shall perform the following functions. 1. Outdoor air temperature sensor input. 2. Auto-changeover. 3. Non-volatile memory to retain settings during power failure. 4. Keypad lockout. 5. Filter replacement indicator. 6. 7, 5-2 – All days programmable. 7. Overide control to allow unit operation outside of normal schedule by operation of an integral

button. Timed override will be 30 minutes per pulse with a maximum override of 180 minutes. 8. 5-degree minimum deadband between heating and cooling modes. 9. Programmable setup/setback temperature. 10. Fan operation continuous during days, intermittent during nights.

L. Controls - RTU VVT Control. 1. Trane Varitrac CCP with Operator Display option, communicating VVT dampers, actuators, zone

sensors. Note: Bypass dampers are integral with roof curbs and will require actuators and communication wiring. a. CO2 control (as required by zones). b. Zone based control operates heating and cooling only when zone demand exists. c. Discharge air control. d. Global zone temperature setpoint limits.

2. Energy Compliance: a. Provide 365 day, 24 hour occupancy scheduling. b. Provide software routines to operate the furnace to maintain the minimum night low limit

temperature for that system. c. When controlling both heating and cooling (mechanical), provide a 5-degree deadband in

which the heating energy provided to the zone is reduced to a minimum. d. Close outside air dampers as appropriate to the equipment when the units are off and

during the warm-up period. 3. Occupied Mode:

a. VVT terminal units shall be networked to a central controller, which, based on the multiple zones comfort requirements, provides a staged "heat" or "cool" decision to be used by the building air conditioning unit. A variable air volume bypass air control terminal shall modulate to maintain a minimum air flow across the supply air conditioning unit.

b. The unit controller continuously monitors the zone temperature against its setpoint and varies the damper position to meet the zone requirements.

c. If cooling to the zone is required and the rooftop unit is in heating mode - Modulate damper to its minimum position.

d. If heating to the zone is required and the rooftop unit is in cooling mode - Modulate damper to its minimum position.

e. Provide a prioritization methodology with continuous data collection allowing individual zones to be weighted in importance for overall control of the RTU heating and cooling modes.

4. CO2 Control: If the return air CO2 level increases a maximum of 400 ppm above setpoint, the control system shall modulate the outside air damper open to maintain return air CO2 levels below setpoint. When the return air CO2 level decreases below setpoint, the control system shall return the outside air damper to normal control. Assume initial setpoint of 400 ppm for ambient CO2 level.

5. Unoccupied Mode: The supply fan shall stop. The outside air and relief dampers shall close. When the zone temperature decreases below the night low limit setpoint, the control system shall index the unit to the morning warm-up mode. When the zone temperature has increased above the night low limit setpoint plus 5 degrees F, the control system shall index the unit to the unoccupied mode.

6. Morning warmup period: Terminal units go to full air volume until room heating setpoint is reached. At end of unoccupied warmup period, return to normal control. The unit will then operate in occupied mode.

7. Safeties: The supply fan shall stop, the outside air and relief dampers shall close and an alarm shall be generated if any of the listed events occur: a. High temperature alarm. b. Low temperature alarm.

M. Warranty: One year on all parts.

3 PART 3 - EXECUTION

3.01 INSTALLATION

A. Install rooftop units in accordance with the manufacturer's instructions. Do not start units until filters have been installed. Install a new set of filters upon job completion.

B. Provide a flexible connecter at all rigid connections to the unit.

C. Provide seismic bracing and supports as required by the governing jurisdiction for all units. Provide seismic restraint details and calculations as required by the governing code jurisdiction. Cost for all seismic detail development and calculations are to be included in the base bid price.

D. Roof Curb. 1. Mount the roof curb as noted on the drawings and in accordance with the manufacturer’s

installation instructions. 2. All areas within the roof curb excluding duct penetrations is to have two layers of 5/8” waterproof

sheetrock laid on staggered joints. The sheetrock must surround the ductwork to provide a continuous sound break. Caulk the sheet rock seams in the acoustical barrier to minimize sound transmission.

E. Provide flexible connections for ductwork attachment at the unit.

F. Provide gas pressure regulator at each unit to reduce gas pressure to 6” water column.

G. Start-up service to be performed by the manufacturer's authorized representative. Another separate visit for 2 hours of rooftop unit training shall be provided by manufacturer’s authorized representative at a time acceptable to both owner and manufacturer representative.

H. Controls. 1. Constant Volume Units – Install controllers, thermostats, dampers, actuators, relays, etc. with

required wiring for complete functioning systems. 2. Provide actuators with required control wiring to control the curb bypass damper for rooftop units

controlled by VVT controls. 3. Locate the VVT system Central Control Panel as requested by the owner’s representative and

provide all wiring for a complete, operating system. 4. MUA-1 – Provide control devices, relays, etc. for the following sequence.

a. Interlock with ERV-1 to start and stop with the laboratory hood exhaust fan. b. Interlock unit operation with hood fan switch. c. When one hood (exhaust fan) is started, the makeup air unit and ERV fan speed will modulate

to 50% and modulate the compressor and gas heat in sequence to maintain 72-degrees F. (adjustable).

d. The sequence will reverse on hood / exhaust fan shutdown.

3.02 COMMISSIONING

A. The equipment and systems referenced in this section are to be commissioned.

B. The contractor has specific responsibilities for scheduling, coordination, startup, test development, testing and documentation. Coordinate all commissioning activities with the Commissioning Authority.
