Raisina Residency is a residential project being jointly developed by TataHousing and Raheja Developers. The project has been conceptualized as a
Premium and Modern Residential Complex revolving around Art and Culture.
The theme of the development is 'A Life of Art and Culture'. The unique feature
of the design is incorporation of art into Landscape and Architecture and the
latest Green Building features.
The Master Plan, Landscaping and Buildings designed by 'AEDAS' one of the Top
Five International Architects ensure that maximum flats get unhindered views
of both the Aravalli and Gurgaon City landscape. Unique Floor Plans have been
designed to ensure that no flat overlooks the other.
LOCATION
Raisina Residency is well connected to the metro as it is coming up on Golf
course Road Extension in Sector 59. Once the new metro line is constructed
then the nearest station would be hardly 2 kms away.
In addition to the close proximity to the golf course, it has easy connectivity
with commercial areas such as cyber greens. In our opinion, it should be a good
place to live as during the day, one can work in the busy city life in nearby areas
and in the evening, relax in the quiet Aravali hills.
F ACILITIES
In addition to the usual facilities such as club house, power back up, wooden
flooring and modular kitchen etc, TATA Housing is also providing Split AC in all
rooms, Jacuzzi in Master Bathroom, temperature controlled swimming pool, 3
tier security system, and video door phone access control etc. We feel that
these additional facilities are offered by very few builders and will complement
the lifestyle of rich and famous.
V ALUE FOR MONEY
TATA Housing is offering these premium apartments at a basic selling price of
Rs 5,250 per square feet, which in our opinion is slightly on the higher side
considering the fact that this area is yet to be developed. Moreover, the addon
charges such as EDC, IDC, IBMS, Parking and PLC etc are also on higher side thus
taking up the total cost of an apartment to more than Rs.1.5 crore ($300,000).
However, given the TATA brand and the facilities provided, one can expect
appreciation in the future.

become a premium address in Gurgaon and may also command significant
premium.
