Tanween participated in the investment and created a local company in Saudi Arabia to be its development arm in carrying on the development of this project. The main challenges for this development that’s looks very straight forward development were: the affordability, the successful penetration of the difficult unique Saudi market, and satisfy the local requirements in design and material. In addition that this was the first venture of Tanween and its partner in Saudi market, a market which remembers the first impression forever. I was tasked to lead this initiative from the very begging until the construction contract was awarded, at that point the local team took over. I managed the creation and registration of the new local company including which was a very challenging in Saudi Arabia. The local development company named “Investate Arabia” This job required my frequent presence in Saudi Arabia which by itself was a interesting experience. Total project BUA is circa 120,000 Sqm, total plot area is circa 162,000 Sqm and Total Development Cost is estimated at circa $ 90 Million. Development's Lifecycle involved: Main Duties (Feb 2012 to May 2013): HBU and initial feasibility study. Feasibility study was scrutinize by the First Investor Bank before the participated in the Equity. Land Due diligence including title clearance, title dividable, utilities, authorities approval. Business planning and update. Setup of Investate Arabia (the local development company) including registration, Zakat (Tax) file clearance, office setup, initial staff hire. Managed the design of four villas prototypes considering the unique Saudi homes requirements. Setout material procurement plan. Preparation of procurement strategy assessing different rotes of contractor procurement. Prepared contractors prequalification formula and executed it. Since there is no standard form of contract in Saudi, I wrote the form of contract in Arabic to secure the company’s position . Managed the tender process. Interview and selection of Sales agents and advertisement agents. Handover to the local team to supervise the contract.
