There will continue to be repairs to some of the columns and stucco on the walkway walls; however, it is anticipated that these repairs can be included as part of our maintenance program. I truly thank all of you owners for your patience, understanding and help over these last several years. Your board intends to have final cost figures available at the annual meeting, as well as the architect, Marshall Clarke who will summarize and answer any questions you may have. As I sit here and write this article, it is the official first day of Fal l . The Autumnal Equinox. Seems like only yesterday it was Memorial Day. I started pondering my new life here in Keowee Key and how I came to this magnificent place. Though finding it was a matter of happenstance, a vacation with a friend who had been coming to upstate SC for 20+ years, I now feel that I truly belong here.

I recall that when I moved here in May 2105, I wondered if after living here awhile, I would become used to the view, mountains, weather, amenities, and the water to the point w h e r e I d o n ’ t n o t i c e i t anymore.

I also remember wondering how I would deal with the fact that there isn’t a gas station on every corner, a pharmacy every two miles, a mega grocery store right down the street, and a large mall and shopping district within a 10 mile radius.

I lived all of my life in the concrete jungle known as Southeastern Michigan. I had everything I could need within a few minute’s drive. Restaurants galore, Chinese takeout, and home Pizza delivery. Shopping opportunities everywhere you turn. Stores, stores, and more stores of every kind. If it wasn’t in the Detroit metro area, it didn’t exist.

We also had traffic. Lots of traffic. I worked in an office less than 10 miles from my house. There were many times it would take an hour or more to get home. For some reason the commute home was always worse. In the summer months, the widespread construction made the commute nearly impossible sometimes. In the winter, ice and snow made the drive treacherous.

After spending sixteen months and two whole summers here, I have come to realize that despite the lack of all that glitters in the Detroit metro area, I have struck gold. There is so much beauty and majesty here. So much to see and do. And so much more to discover.

The mountains still stun and awe me every day. Some days they are as big as life, and others barely noticeable. Amazing. I still love my condo

view and sometimes will just sit and stare at it thinking how grateful I am to be able to live here. I spend my summers on my big red wave runner, and I still get a thrill on every outing even after logging over 150 hours on the lake! The water is ever-changing and each t ime is a new experience. Some days the water is so smooth, others not so much! I have even seen days where the north and south ends were like two different lakes, one side rough and the other smooth.

And despite my qualms, I’ve even gotten used to being 20-30 minutes from anywhere. I’ve found that the drive is so beautiful I actually look forward to it. Traffic jams here are three cars at the 130/183 stoplight. Even the mile stretch of Tiger Blvd in Clemson is not what I would call bad traffic, although admittedly I have never been there on a game day. Shopping simply requires a bit more planning. For times I don’t, thank you Amazon Prime for your 2-day delivery! My UPS driver and I are on a first name basis.

The point of this is that it took a huge leap of faith to leave behind everything I knew and was comfortable with to come to this remote, hidden gem of a place, and settle. Life here is very different, but a refreshing sort of different. Like a cold drink on a hot day. The Aaaah! factor. The concrete jungle offers a lot of stuff to help you live, but Lake Keowee offers a lot of substance for a life to love.

New Rules for Long Term Renters

All owners who rent their unit should have received a letter from KKPOA with information regarding the new rules for long term rentals. A long term renter is one who rents for more than 90 days. These rules are now in effect, and if you rent your unit for periods longer than 90 days, it will impact your ability to use the amenities. You may wish to review the information you received. MCA Architecture, Inc., of Greenville, South Carolina is the Architect of Record and has prepared drawings with specifications indicating the scope of work and will provide inspection and coordination during the construction process.

The work at the Schooner building first floor started the week of September 26, 2016. Structural shoring was installed at each column location. The existing concrete floor was removed. The existing earth crawlspace was exposed. A substantial amount of wood framing was found rotted and damaged by infestation of termites. All damaged wood framing has been removed. The existing concrete masonry foundation walls have been repaired and reinforced.

New washed stone gravel has been installed to support the new concrete floor slab. Reinforcing mesh and bars have been installed in preparation for the new concrete floor slab on grade. Wood forming work for the new floor slab edge . is in progress.

The Contractor expects to pour the new concrete floor slab starting Wednesday morning, October 12 ,2016 and continue October 13, 2016.

The repairs to the 18 stucco and wood columns and the two columns at Clipper Building are in progress.

Cutter and Frigate Repairs are Complete!

Our window, end wall, and column construction projects have been ongoing for over two years. There were many challenges with this project including unexpected termite and/or water damage and structural problems. Each exposed wall revealed new problems. The Southeast Wall Systems crew in partnership with MCA Architecture, addressed each as they came up and carefully repaired or replaced multiple elements of our buildings. As a result, our buildings are now structurally sound, and the new bow windows look beautiful.

The last of the construction work is underway. The emergency repairs at the West end of the Schooner building. (See Marshall Clarke’s Report on page 3 for details) The Cutter building was completed in early August. All scaffolding has been removed and the parking lot has been cleaned up and resealed.

Immediately after completion of Cutter, a project was started to repair the North wall of the Frigate building. The wall was determined to have some wood rot similar to the other buildings. The work crew erected scaffolding, removed the stucco exterior, replaced any rotted wood, waterproofed, corrected roof joints causing leaks, placed a new stucco surface on, and finished and sealed it. Scaffolding removal and cleanup followed. The project was completed mid September. Work on the Schooner building started immediately after.

Like many, I find it refreshing to look around and not see scaffolding anywhere. But more importantly, I am happy that our condo buildings now have an extended life with structural repairs that will last for many years.

The 2nd Annual Tall Ship Dance & Pool Party was held on August 27th. The music was provided courtesy of WFBS Sunny 107.9 co-owned by our own Frank Patterson. Food and drink was catered by The Club. Social Committee Report

I want to thank all the volunteers who helped make our social events fun and entertaining. I also thank all of you who attended these events as I got to know some of our newer owners and network with other owners that are not here as often. I encourage all of you to attend our brunch at the Club prior to the annual meeting on Dec. 11. It is a great way to get to know some of your fellow owners and discuss mutual concerns.

As of the end of the third quarter, the operating account is within the budgeted amount. If current trends continue, there will be additional funds to transfer to regular capital reserves. The current regular capital reserves account stands at $273,909.55 and an additional budgeted contribution in the amount of $12,480 remains. Painting and irrigation expenses in future capital reserve budgets have been accelerated to 2016 since the need is now. Thus amounts in excess of budgeted operating expenses for these items are being charged to capital reserves. As of September 30th the construction loan balance stood at $3.6 million.

Only You Can Prevent…Water Damage

One of the hazards of living in a stacked condo building is the propensity for water to flow downward. A leak, big or small, will always flow downward and can cause damage to not only your unit, but your downstairs neighbor’s unit as well. Good ol’ Uncle Gravity wins every time. To prevent water leaks, all your condo’s water systems should be checked periodically.

Fall is a good time to do inspections of both the major and minor systems in your condo. This would include your HVAC units and hot water heater, washing machine, and the plumbing in the kitchen and both bathrooms. The ice maker likely has a water line as well. It’s a good idea to periodically check all plumbing for leaks. An annual inspection and/or maintenance of major systems and their lines will ensure they are running in top form.

If you leave your condo vacant for long periods of time, it is also a good idea to contact KKUS and have them shut the water off at your unit. Simply call then a few days in advance of your arrival and they will restore the service. Also, turn off the ice machine and empty out any ice in the bin. Alternatively, you can turn off the water source at the commodes and sinks, but keep in mind these shutoff valves can also malfunction and cause leaks.

In this case, a little prevention can go a long way. Of course, this is never a guarantee that nothing will go wrong, but it will likely catch problems before they occur saving a lot of headaches and money over the long run.

The Blue Wall

What makes the Blue Ridge Mountains look so blue?

During a recent tour on Lake Jocassee, I found out a few things about the mountains. The Blue Ridge Mountains are a physiographic province of the Appalachian Mountains. The Native American Tribes that used to settle here called them the ‘Blue Wall .̓ The characteristic blue color and haze comes from the release of an ozone-like chemical called Isoprene. The mountain forests have a heavy Oak and Poplar presence, which are some of the largest producers of Isoprene. Isoprene protects the vegetation from extreme heat.

In a non industrialized area such as ours, Isoprene can also help neutralize lower atmosphere ozone, a known pollutant. On hotter days, more isoprene is released, making the mountains very hazy and blue. Humidity levels have an impact too, since very humid air traps the Isoprene. In the winter, when the leaves have fallen, the mountains become crystal clear.

We were also told the forests in this mountain range are only 40-60 years old. Heavy logging deforested the mountains to the point of near obliteration. The range is federally protected and preserved now, so nature had a chance to recover. Lucky for those of us who love looking at the mountains every day!

I have lived in Keowee Key since May 2015 and have been a Tall Ships owner since November 2013. I have previous experience serving on the board as both President and Editor in Chief of a nonprofit organization.

I am currently serving on the TS Board of Directors as Member-At-Large replacing Bob Stojetz, who resigned earlier this year. I am also the current producer and Editor our quarterly newsletter the Beacon.

• Grew up and lived in Southeastern Michigan until the move to Keowee Key and live with my Eight year-old cat, Natasha.

• Worked in the Information Technology business since 1977 and have done everything from mainframe operations to PC Trainer and programming to computer and network engineering. I have many years of higher education and received multiple professional technical training courses and certifications over the years.

• In my spare time I love to make beaded jewelry and do interior decorating, and in the summer, jet skiing and water sports.

• I want the community to understand I am well rounded, have a variety of skills, and am very even tempered. I look forward to serving the community and helping the community grow and keep property values at a maximum.

I lived in Tall Ships since 2000 and have served on the TS Board of Directors for several years: 2009-2012 consecutively, and again in 2015-2016.

I live half the week at his Tall Ship condo and the other have in Greenville and am very active in the Keowee Key community.

My wife, Sylvia, and I have been full-time residents of Tall Ship since April 1995.

I Received a B.S. in Textile Engineering from N.C. State University with graduate work at Harvard Business School.

We are both native Carolinians and moved here from the Greenville area after living there for 30 years.

• Spent 25 years with a textile machinery company headquartered in the Greenville area. My background includes experience in both domestic and international sales, finance and contracts. I now have a sales agency representing a number of manufacturers of equipment and products for commercial and industrial uses.

• Have served on the Tall Ship Board of Directors in 1997 and 1998, again from 2001 until 2007 and 2010 through 2013 serving in different offices, and 2015-2016 as President.

• I look forward to continuing to work for improving the environment, appearance and atmosphere in our Tall Ship community while insuring we are getting the maximum benefit from our association fees and contracted services. I also remain committed to the ongoing structural repairs needed to restore the integrity of our buildings.
