Auctions can be exciting, daunting and stressful experiences for everybody involved, whether it’s your first one or your 50th. To turn that adrenalin rush into a good result, here are some of the best tips for bidders and sellers to stay in control and get the most out of their big day. TIPS FOR VENDORS Auctions create a sense of urgency and competition among buyers, and protection for you if the reserve price isn’t met. Because once the hammer falls, the sale contract is legal and binding. However, auctions may also come at an increased cost if they’re not approached the right way and are very dependent on the state of the market. Of course, you’re under no obligation to attend your own auction, but it is better to be there on the spot if any negotiations are needed and it can be a great thrill if the result goes your way. To make sure it does, take on board these tips: Find a good agent. They might all look the same but, like everything, some real estate agents will be better than others. Look at their results from recent auctions in your area, particularly how many properties were sold versus how many were passed in. Talk to friends and neighbours about who’d they recommend from past experience. Consider their advertising strategy, costs and commission rate. Attend one of the agent’s auctions to get a feel for how they run things and talk to lots of local agents to get a feel for the market. Choose a realistic reserve price. Decide on the lowest price you’re willing to accept, compare it with similar homes and talk about it with your agent. Ultimately, the agent wants to get you the best price possible because they want the best commission, but it’s important to firmly decide on this before auction day when emotions are running wild. And keep that reserve price between you and your agent. If that price is met, great. If it’s exceeded, that’s even better. If the reserve price isn’t met, the auctioneer may ‘pass in’ the property, so you are obliged to enter into private negotiations with the highest bidder. Open your house. Good marketing is imperative. Take advantage of every chance to have an open house and always remember to showcase your property in its best light (and also in the advertising).
