Perhaps the most familiar forms of auctioning include: selling the contents of homes, farm equipment, autos, cattle, coins, memorabilia, and distressed real estate. The auctions are usu-ally done on site or in a ballroom setting where an auctioneer “chants” to sell the items to be auctioned off through what is called an “oral outcry” auction. The auction process does not have to be for distressed assets only. An auction is often per-ceived as a distressed sale because banks and other lenders often use it as a method to have a date certain, non-contingent and all-cash transaction. With Auctions, there are typically little or no representations on the part of the Seller. In today’s uncertain financing environment it may be the ideal method to sell real estate, especially if bidders are financially qualified by the auctioneer. More sophisticated auctions may involve a combination of a ballroom style auction, with absentee bidding by phone, fax or email and streaming on-line video so offsite bidders can actually view the “live” auction from off site.
