Project Description

Walgreens plans to self develop the interior and exterior upgrades for a new store located at 300 W.

Broughton Street in Savannah, GA. The new store is approximately 10,000 square feet and will be located

on the first floor and basement level within the existing four story building. Each floor is approximately

4,500 square feet, the building is constructed of a masonry exterior, and wood floor joists support all four

levels, including the roof deck.

The interior scope of work will include creating a public space at the rear of the building in order to

accommodate a secured shared access between Walgreens and future tenants. The work will include

replacing the existing elevator with one that permits keyed access, creating a shared hallway in the

basement, and creating a new ADA egress exiting arrangement at the rear of the building to permit

occupant discharge from all levels.

The exterior scope of work will involve storefront replacement to an insulated glazing product that

matches the appearance of the existing, entry geometry revision to accommodate ADA access

requirements, removal of the side rolling coil door in order to comply with the buildings exiting

requirements, and terrazzo flooring replacement at the entry where required

The following building utilities will be upgraded for conformance with the latest code requirements and

occupancy standards for a mercantile use:

Fire Sprinkler and Alarm

• Will be provided on the first and basement levels

Telephone

Gas

Power

• Existing 400 AMP service will be upgraded to 600 for the use of the store.. The upgrade will

require larger conduit, and possible trenching to remove and install new conduit. A new service

with 3 meter banks will be installed in the basement electrical room.

HVAC

• The tenant will use a new split system for heating and cooling. As such, new compressors will be

installed on the roof and new air handlers will be installed within the first or basement levels of

the space in reference. The existing chase will be used to run line sets and power to units on the

roof..

Refrigeration

• Tenant will use reach-in coolers with remote capabilities, which will also require new compressors

on the roof. New line sets and power will be run through the existing chase.

COLOR PHOTOGRAPHS OF EXISTING CONDITIONS

South (Front) elevation – Per owner exterior stucco is new. No electrical outlets or hose bibs along front elevation.

Front windows not insulated and appear in fair condition. Entry doors appear in good condition. Terrazzo flooring has

minor cracks.




East (Side) elevation – Per owner exterior stucco is new. Historic building signage is exposed brick. One storefront

window is new with aluminum frame and insulated glass. Sealant along the perimeter. Lockable, uninsulated roll-up

door in fair condition. 2nd and 3rd floor have new double hung windows.




North (Back) elevation – Per owner exterior stucco is new. 2nd and 3rd floor have new double hung windows. Electric,

phone, cable, and gas utilities enter along the alley. Two (2) downspouts flank the left and right sides.

Existing openings remain blocked off. Bollards in front of gas meter/manifold are damaged. Downspout sheet drains

onto alley. Gas line extends along base of wall and underground at the backdoor threshold.
