The proposed project would place a tower and equipment shelter adjacent to the water tank. Table 1: Sunnyslope Communication Site Surrounding Land Uses The JCSD water tank facility is located at the end of a residential cul-de-sac, and the proposed tower location is adjacent to the water tank. Recently constructed medium density residential development surrounds the site to the north, south, and west. East of the site is a steep hill that is currently undeveloped open space. Topography and Vegetation The site is located at the base of a steep hill. Much of the soil in the area is fill material that was presumably deposited fairly recently during construction of the water tank facility and adjacent residential development. Some pioneer vegetation occurs on the site, including short-podded mustard, horehound, tree tobacco, and comparatively sparse occurrences of brittlebush. The open space area to the east of the site contains vegetation associated with a coastal sage scrub plant community. The area has recently burned and is presently recovering. Plant species in this area include brittlebush, deerweed, black sage, snake cholla, and short-podded mustard. Land Ownership and Applicable Habitat/Land Management Plan The site is owned and managed by the JCSD, and is subject to the WRMSHCP. The site is located within the “Jurupa” Area Plan, and does not fall within a Criteria Cell. Road Access A paved access road leads to the water tank found adjacent to the proposed site. Access to the site itself will require construction of an access road measuring approximately 200 feet in length. Commercial Power Access Commercial power is already present immediately adjacent to the site at the water tank facility. Sunnyslope Communication Site

Overview
