SCHOA WELCOMED NEW RESIDENTS IN SEPTEMBER

Over 120 new Sun City neighbors came together at SCHOA’s New Resident Orientation that was held at the Union Hills Country Club.

The SCHOA Board, Bret McKeand who is a Board member of the Sun Cities Historical Society, RCSC Board President Dan Schroeder,

Sun City Posse Commander Danny Moore and Tom Wilson, SCHOA General Manager, provided Sun City overviews of community

services. Bret’s history and historical photographs were enjoyed

by all.

State representatives Debbie Lesko, Rick Gray, and Tony Rivero

addressed the guests stressing they are available to support Sun

City constituents at any time. Kevin Payne, a candidate for

District 21, was also introduced. Kevin is running for Rick Gray’s

seat as Representative Gray is currently running for the Arizona

Corporation Commission. Each representative stressed they are

always available to Sun City residents.

Sun City service organizations were invited as well as business

partners who were recently recognized for their exemplary

services to Sun City residents including Adultcare Assistance

Homecare, Rogoz Electric, LLC, and Strahl Custom Renovations.

All SCHOA business partners have qualified under SCHOA

guidelines to be part of this highly respected program.

The next New Residents’ Orientation will take place at the

Palmbrook Country Club on December 10th. All new residents are invited. Reservations are requested. This is an opportunity to meet

your new neighbors and learn about the variety of Sun City service organizations that are available. (See Page 8 for a listing of some

of them with phone numbers.)

New residents find themselves sitting with new residents who have moved from throughout the country and yes, sometimes from the

same home towns.

SENATOR DEBBIE LESKO OCTOBER UPDATE

I am so blessed to represent Sun City at the state capitol. The people in Sun City share my values of common sense, hard work, personal

responsibility, and patriotism. These values came shining through at SCHOA’s recent New Resident Welcome Orientation. Volunteers

from SCHOA, the Sun City Historical Society, the Sun City Posse, the Recreations Centers of Sun City, and the Sun City Prides really

demonstrated to the new residents how volunteers in Sun City make a huge difference in your community.

This summer I have been working hard on legislation that will protect and sustain our fire fighter and police

pension system in a way that will protect taxpayers. The current system is only 50% funded and is unsustainable

without reforms. I have been in meetings with fire fighters, law enforcement associations, the cities and counties,

taxpayer watchdog groups, and the governor’s office. I am optimistic we will have consensus legislation ready

for the beginning of the next legislative session.

Recently, people have been contacting me about an opinion piece letter they received in their property tax bill

written by the county treasurer. Unfortunately, much of the information in the letter is inaccurate or incomplete.

The legislature has been communicating with the county treasurer’s office and is hoping the treasurer will correct

his statements. I have a detailed response to the letter that is too long and complicated for this newsletter, but I would be happy to email

or mail it to you.

SUN CITIES MUSEUM EARNS HISTORICAL DESIGNATION

There are a number of aspects that make the Del Webb Sun Cities Museum unique to the community, but it now has one other designation

to brag about: It's only building in the Sun Cities listed on the National Register of Historic Places.

Museum officials were notified last spring that after several years of applying for the designation, the museum was finally granted

historic status. Located at 10801 W. Oakmont Drive in Sun City, the museum is home to the Sun Cities Area Historical Society. The

organization was created in 1985 with a mission to preserve and present the history of Sun City and Sun City West The museum is

located in one of the first five model homes built by the Del E. Webb Corporation in 1960 as it prepared to launch Sun City, the nation’s

very first master-planned, active-adult retirement community.

The community opened to the public on Jan. 1, 1960. The five model homes, along with Oakmont Recreation Center and a golf course

were open to the public on that first weekend. The home has been restored and features rotating exhibits focusing on the history of the

community, as well as its developer – Del E. Webb – and the clubs and organizations in the retirement communities.

“We’re extremely proud of our museum and think it’s a fitting honor to be recognized as one of our nation’s historic landmarks,” said

Bret McKeand, president of the museum’s board of trustees.

The National Register of Historic Places is the “official list of the nation’s historic places worthy of preservation.” The list is overseen

by the National Park Service. Presently there are over 80,000 places on the list. Locations on the list in Arizona include the Wrigley

Mansion, Hunt’s Tomb, Petrified Forest and Canyon de Chelly National Monument. The Del Webb Sun Cities Museum becomes the

first property in either Sun City or Sun City West to earn the designation.

Museum hours are 1-4 p.m. Monday, Wednesday and Friday. Exhibit include a celebration of the performing arts in the Sun Cities, a

display honoring Del E. Webb, and a new tribute to the Sundome Center for Performing Arts.

The museum is a nonprofit organization and relies on memberships for its funding. Call 623-974-2568 or visit

SCHOA’s Renovation has Begun – “Pardon Our Dust.” At the end of September, the first phase of SCHOA’s renovation began when the Compliance Department moved to the previous

meeting room and the Marketing Department moved to where some of the Compliance staff had previously

been located. This will allow each department to be in the same location.

The second phase will be the addition of a new meeting room which will allow SCHOA to expand its onsite

meetings to accommodate more guests. It is expected this renovation will take several months.

Beginning in October SCHOA meetings will take place at various locations.

2016 BOARD OF DIRECTORS ELECTION There are seven candidates running for the 2016 Board of Directors.

The election will take place November 11 – November 18. Voting will

be available by going to the SCHOA website as well as voting with

paper ballots in the office. At the time of publication of the October

newsletter, SCHOA members were still eligible to apply as a candidate

as the deadline for submitting applications is October 1. An email blast

will be sent when all candidate names are available. Stay tuned! The

SCHOA Board consists of eleven (11) members. Since Sun City has no

government, the Board and Organization are an integral part of Sun

City’s success. SCHOA is responsible for enforcement of the deed

restrictions as well as involvement with groups and committees that

have direct working relationships with governing Boards and

Committees at the local, state and legislative levels.

In 2014, our Volunteers served over 54,400 hours!

We delivered 30,562 mobile meals into the community.

Served 39,356 lunches.

Picked up, sorted and distributed 1 million pounds of product through our food bank/pantry!

Our Social Services department assisted over 13,000 individuals in applying for

and/or receiving benefits.

We have opportunities available for ages 14 – 100+. If you are interested in learning more about our Volunteer Program

or the services offered at our Center, please contact our Volunteer Resources Coordinator at 623-465-6010.

Neighbor Looking Out For Neighbor – It’s important at all times to be aware of the wellbeing of our neighbors;

residents are asked to be sensitive of any unusual circumstances, i.e., not seeing a neighbor for a day or so. Just a knock

on the door can be reassuring to a resident who may be living alone to know Community members are aware of their

circumstances. The Sun City Posse and SCHOA will investigate any concerns regarding our neighbors.

NEWS FROM SUN CITY COMMUNITY ASSISTANCE NETWORK (SCCAN)

Free Medicare

Many low income seniors are unaware that there are programs available to help them pay their monthly Medicare premiums.

These are called Medicare Savings Programs and there are several different ones. These programs are especially beneficial

to widows and widowers who are living almost entirely on Social Security. For most people, the monthly premium for

Medicare is $104.90 and this amount is automatically deducted from their Social Security check each month. If your

monthly income is less than $1,333 for a single person or $1,790 for a two person household, there is no premium payment

required. Medicare is free! Your Social Security check will be increase each month by $104.90. There are no limits on

ownership of a house, a car or other resources.

To find out if you are eligible, please call Sun City Community Assistance Network (Sun City CAN) at 623-933-7530. We

will be happy to assist you in filling out the forms and submitting them.

NORTHWEST VALLEY CONNECT

Northwest Valley Connect (NVC) is a nonprofit transportation

coordination service for residents of the northwest region of the

Phoenix metropolitan area. NVC was formed through a partnership

of local nonprofits, Sun Health and Benevilla to address the gaps in

transportation services in the area. Working with government,

private, nonprofit and volunteer transportation providers, NVC aims

to educate the population it serves on existing transportation

resources as well as provide new senior transportation options to

service unmet needs. With 100,000 seniors living in the area, and a

rapidly aging population, NVC is not only meeting a demand, but it

is an essential ingredient to ensure citizens of the Northwest Valley are able to maintain a vibrant and independent quality

of life.

Sun City resident Sally, 81, struggles with medical issues that have challenged her mobility for many years. The pain and

stiffness in her joints had left her immobile and in need of assistance with simple chores like housekeeping, laundry and

cooking. Worried about becoming a burden or losing her independence, Sally decided to begin a health improvement

journey. “I just wanted to get out of my wheelchair and walk like a normal person again,” she says.

With her eyes set on attending strength training class through Sun Health’s Center for Health and Wellbeing, Sally faced

the challenge of finding adequate transportation to and from the class. A volunteer from Benevilla stepped up to provide

Sally transportation to the class, and soon Sally’s health began to

improve. With a transition from wheelchair to scooter, she began

to look for more programs to continue her health improvement

journey.

She found her answer at the El Mirage YMCA’s Silver Sneaker

program. With her insurance willing to pay the fees, Sally was

faced by another transportation obstacle. Luckily, Northwest

Valley Connect was able to fill the gap for Sally’s transportation

needs. “The first time I used Northwest Valley Connect, I was

overwhelmed by the generosity of the volunteer drivers,” she

says.

Thanks to Northwest Valley Connect’s services, Sally was able to attend her Silver Sneakers appointments and grow

healthier and stronger. She now uses only a cane instead of a wheelchair or scooter. “I really appreciate Northwest Valley

Connect, and I would tell anyone else needing a ride not to hesitate to call,” Sally says. “They work so hard to find me

transportation every week. I never fail to say thank you!”

RISE Adds More Classes for Seniors

Was Christopher Columbus a hero or a villain? A new RISE Learning

for Life class explores the history of this national hero during a class set for 1 p.m. Oct. 13 at RISE Learning for Life at Rio

Salado College Lifelong Learning Center in Surprise.

It’s one of 77 classes – 41 of them new - that RISE has scheduled for its fall semester. The fall catalog is available free to

the public at the college and online at www.riselearning.org. New classes are offered weekly, and guest passes are available

to check out the RISE experience.

Columbus is celebrated for his navigational skills but he named this area India; he’s credited with discovering America but

he never set foot on the mainland; he’s honored with a national holiday, and arrived home a national hero, but died bankrupt

and unloved. Mike Dubin, author and retired social studies teacher, presents the class.

Other sessions include Arizona law, current events, the writing of the Constitution and what it means today, the origins and

development of the first 10 Constitutional amendments, and a look at present day race relations in America.

The fall lineup also features classes in the arts (15), health/wellness (13), spirituality and religion (11), finance (9), natural

sciences (4) and technology (3). As part of Rio Salado College, RISE offers over 300 free non-credit classes for a $45

RUOK

RUOK is a program intended to check on the welfare of citizens who are interested in the service. Citizens or family

members may register for daily calls to their home to check on their welfare. When the automated calls are made, a

verbal or push-button response to “Are you okay?” is requested. Once the “okay” is given, the call is terminated. If there

is an improper response or lack of a response, a member of the Sun City Posse will check on the welfare of the citizen.

As we drive through Sun City, it’s not unusual to see PRIDES

volunteers continuing to keep Sun City the clean and attractive

community everyone wishes it to be as they have done for so many years. The Prides initiated a Sun City Beautification

Project a year ago and continue to refresh areas where vegetation needed to be removed and more drought tolerant plants

were planted. You will see an example of their commitment to Keep Sun City Beautiful when driving on 107th Avenue

and 99th Avenue. On behalf of all Sun City residents, THANK YOU, SUN CITY PRIDES!

SCHOA is a valuable organization in Sun City; though small, it has great value. From Compliance to Membership, to an

accredited Business Partner Program, to marketing/educational outreach programs as well as an active and committed

Board of Directors which is highly proactive on behalf of Sun City, the Home Owners Association is invested in “working

for Sun City.” Membership continues to remain reasonably priced at $20/year and is voluntary. Members recognize

the value received for available services and appreciate the commitment to keep membership manageably priced for all

violations and/or fees associated with the address. It is the

responsibility for all parties involved (including realtors and

title companies) in a change in ownership to be aware of this

information. The disclosure/transfer fee is $200.

BUSINESS PARTNER PROGRAM All business partners have qualified to be part of the Business Partner/Vendor Program when they initially register and

must remain in good standing. Credentials are reviewed at the time of renewal dates. There are currently over 364 registered

business partners who have qualified to provide services to members. All Business Partner members are able to have their

business cards and brochures available in the office offering an excellent opportunity to market to the community.

The Program continues to grow and to be improved. SCHOA provides lanyards to all business partners, which will identify

all registered members as vetted representatives; this assures residents a business is current and in good standing. If you

are an active business partner and don’t currently have your lanyard(s), please contact the office to pick them up. They

are available for all employees between the office hours of 9:00 a.m. and 3:00 p.m.

Residents are asked to contact SCHOA after using one of the business partners. When receiving comments, the record for

the business is updated. The Sun City HOA is very pleased to report there are frequent reports from residents who are

recommending a businesses. Testimonies are very reassuring when residents are using the Business Partner for the first

time.

The Sun City Home Owners Association is committed to assisting all residents by supporting its mission to enforce the Sun

City Conditions, Covenants and Restrictions (CC&Rs) for the wellbeing of the entire Community.

There are various types of properties in Sun City including single-family homes, attached homes, quads, garden-court

apartments, duplexes and condominiums. SCHOA supports the CC&Rs for single family homes. For questions pertaining

to CC&Rs for quads, duplexes and garden-court apartments contact your specific association for assistance. COA will assist

residents with information pertaining to governing documents.

Owners of condominiums, quads, duplexes and garden-court apartments are bound to adhere to the CC&Rs for their specific

condominium association. If there is a clause in these CC&Rs referencing SCHOA is authorized to assist with

enforcement, SCHOA is legally able to do so. If you are an owner of a property other than a single-family home and are

requesting support from SCHOA, a copy of the CC&Rs specific to your association is required as well as a written request

for services.

SHREDDING SERVICES

Shredding services are available to all residents. Hours are between 9:00 a.m. - 2:45 p.m., Monday – Friday for this service.

The cost for members is $5.00 each for the first two boxes and $3.00 for each box thereafter; for non-members, the cost is

$10.00 each for the first two boxes and $5.00 for each box hereafter. Shredding is secure in locked containers which are

picked up on site.
