The metasearch engine HomeToGo aggregates over 150 holiday rental websites worldwide. This puts us in a unique posi�on to create a comprehensive analysis from more than 2.9 million accommoda�on offers. In the following pages of this study, we focus on the issue of seasonality. How do prices change between High and Low Season? In other words, where can travellers find the best bargain? Or which loca�ons are even more expensive a�er the summer period?As part of this research, we have discovered exci�ng pa�erns in the data. Did you know, for example, which European capital offers the best return for people inves�ng in a private holiday home? In addi�on, which city in the UK offers the most spacious accommoda�on? We found out by looking at the size of accommoda�on across the UK. We also discovered why bargain-hunters should steer clear of two certain German ci�es in September.

We hope you enjoy reading through our study, picking up some interes�ng insights along the way.

THE COMPANY

The Berlin-based start-up is the largest metasearch engine for holiday rentals. HomeToGo simplifies the previously very complex research process of finding the perfect holiday home. With just a single search, users can access more than 2.9 million lis�ngs from over 150 providers within seconds. HomeToGo is ac�ve in nine European countries and the USA.* Addi�onal filters such as ‘pool’ or ‘pets allowed’ help holidaymakers find their ideal place to stay. The booking itself then takes place directly on the different holiday rental websites. A click on the search result on HomeToGo redirects the user to the respec�ve lis�ng on partners such as HomeAway, Interhome, Interchalet, Novasol, Wimdu and smaller regional specialists. HomeToGo’s service is free for users.

THE TEAM

T h e fo u n d i n g t r i o b e h i n d t h e c o m p a ny c o n s i s t s of Dr. Patrick Andrä, Nils Regge and Wolfgang Heigl. The team has many years of exper�se in travel technology, tourism and e-commerce. Dr. Patrick Andrä led Buiness Development for Home24, Germany’s leading online furniture retailer. Nils Regge founded the holiday home portal Casamundo, which he sold to the Dutch @Leisure Group, in which Axel Springer is now majority stakeholder. Wolfgang Heigl is also no stranger to the Travel Tech industry. He founded the flight comparison website Swoodoo, which he developed into the market leader in the DACH region. Swoodoo was later acquired by the US-based KAYAK group, the global market leader in this segment. In early 2015, HomeToGo welcomed investment from leading investors, Acton Capital Partners and DN Capital.

METHODOLOGY

How were the various des�na�ons selected in this study?HomeToGo selected European countries, ci�es and regions, which have the most tourist ac�vity.In total, HomeToGo has used data from 26 countries, 84 regions and 107 ci�es or large towns, among which 88 ci�es are visited all-year round and 19 are resort towns that are more reliant on seasonal tourism.

Why are median prices used?Median prices are the mathema�cal middle value and are therefore less sensi�ve to extreme values. Unusually high prices, for example from a few ultra luxury holiday homes, would too strongly affect the average value.

What do the prices reflect?Prices are given for a one-week stay for 4 guests at a par�cular des�na�on.

Which �me periods are used in the study?The summer and autumn season in 2015 are compared in this study.

What is the defini�on of High Season in the study?High Season consists of the 8 weeks in July and August.

What is the defini�on of Low Season in the study?Low Season consists of the 4 weeks in September.

What does ‘fully booked rate’ mean in the study?A property is fully booked when it is not possible to book a week-long stay in the par�cular �me period. The ’fully booked rate’ is the percentage of proper�es that are fully booked in a given des�na�on.

When was the data requested for this study?The data was requested on July 7th 2015 and where appropriate, the daily exchange rate was used.

HomeToGo compared rental prices along the western Mediterranean and South Atlan�c coasts. Travelling during the Low Season offers weekly savings of around £240 in Veneto, Italy but only £14 in Coimbra, Portugal.

‘FULLY BOOKED RATE’ IN EUROPEAN COUNTRIES IN LOW SEASON

France is the only country that sees its ‘fully booked rate’ increase from High to Low Season. The ‘fully booked rate’ remains fairly high in Nordic countries, whereas the rate decreases by up to 50% in the Low Season in the Mediterranean.

Nordic and Mediterranean countries have the highest ‘fully booked rate’ in High Season.

Interes�ngly, France has a low ‘fully booked rate’, partly due to the country’s large supply of holiday rentals.

THE SEASONALITY EFFECT: RESORTS VS. CITIESResort towns, for example Brighton or Rimini, receive a peak of tourist ac�vity in the summer months. Metropolises such as London and Paris are, on the other hand, popular all year round.

In Germany, the ‘fully booked rate’ in High and Low Season falls from 52% to 27%. The prices similarly fall from £363 to £333.

In France, the ‘fully booked rate’ increases from 27% to 32% from High to Low Season, wherease the prices s�ll fall from £463 to £356.

In Denmark (-1%), Sweden (+2%) and Norway (-6%) the ‘fully booked rate’ remains stable between High and Low Season. However, there are substan�al price drops: in Denmark by 35% from £426 to £277; in Sweden by 34% from £490 to £325; and in Norway by 31% from £554 to £383.

In Croa�a the ‘fully booked rate‘ halves from 40% to 20%. The prices decrease only by 26% from £412 to £303.

Staying in London in Low Season will cost more than double than staying in any other UK city (£1,326 for a week).

The cheapest capital city is Belfast where a week’s stay for 4 people will only set you back £442 (that’s just under £16/person/night).

In High Season, prices in Edinburgh are high at £806 per week partly due to August’s Edinburgh Fringe Fes�val – the largest arts fes�val in the world.

London and Manchester offer the least amount of space with an average size of 60 square metres.

The size of holiday rentals varies widely between UK’s seaside resorts with Scarborough and Whitby offering the roomiest rentals and Blackpool offering the ‘cosiest’.

From High Season to Low Season prices drop significantly in Gallipoli (50%), Rimini (44%) and the ‘fully booked rate’ decreases drama�cally in seaside resorts (30%) and in the Italian Lakes region (38%). Unlike ci�es, the majority of regions experience a significant drop in prices in Low Season. ‘La gota fría’ is a Mediterranean meteorological phenomenon that brings heavy rain over the seaside during the month of September.

Price savings are between 27 - 36% between High and Low Seasons in the most tourism-dependent regions (Costa Brava, Catalonia, Valencia Region, Ibiza, Costa Blanca).

‘FULLY BOOKED RATE’ IN PORTUGESE REGIONS

The ‘fully booked rate’ has the highest falls between High Season and Low Season in the islands of Azores and Foz do Douro, in Porto. In Low Season, the rental prices fall at a slower rate than the ‘fully booked rate’. Many seaside regions begin to lose some of their appeal as temperatures begin to decrease.
