Sukcesja is a unique, high profile retail and entertainment centre, right in the heart of Poland’s third largest city at 5 Politechnika Avenue, Łodź. The development combines a retail centre, food court, entertainment and recreation zone, plus a business class hotel. It offers five levels of mixed-use facilities, including car parking on the upper two floors, amounting to 121,000m2.

BuroHappold Engineering provided sustainability consulting to prepare the development for its BREEAM assessment. As a result, environmentally friendly and energy efficient solutions remained a primary objective during Sukcesja’s development and construction.

To deliver the client’s vision of sustainability, our innovative solutions included high frequency fluorescent lamps or LED lighting, plus energy efficient external lighting, lifts and escalators, and covered cycle racks. Internal cycle lanes will later be extended to link to the public cycling network.

There’s also a travel point offering real-time access to the public transport information system and schedules.

Throughout the development, water efficient sanitary fittings and facilities capture and reuse rain water for irrigation, complementing the sustainable materials used for hard landscaping and boundary protection. A sustainable waste management strategy was also proposed covering the separation and storage of six different types of recyclable materials, compactors and a composting facility. Looking ahead, an ecologist will advise on enhancing and protecting the site’s ecological value, with a water consumption and leak detection system integrated into the building management system.

As a multifunctional complex, the Sukcesja centre connects tradition with modern architecture and new technologies. And it has transformed the post-industrial terrain into an attractive, accessible lifestyle destination for the people of Łódź.
