SITUATION AND AMENITIESThe property enjoys a truly delightful and tranquil rural setting, fronting a quiet, little used country lane,backing onto woodland, and adjacent to a bridleway / footpath. Ashreigney village, with its 15th Centurychurch, St James, and hall is ¾ of a mile, the nearest local shopping facilities and amenities are available atDolton 3.6 miles, Chulmleigh, 4.5 miles, Winkleigh, 6.5 miles and Torrington, 9 miles. Libbaton GolfCourse is about 5 miles, and is a very attractive 18 hole parkland course, featuring lakes and offering achallenge to both experienced and novice golfers. Barnstaple, the regional centre of North Devon, is about13.5 miles and houses the area's main business, commercial, leisure and shopping venues. At BishopsTawton, on the outskirts of Barnstaple, access is available to the North Devon Link Road, through toJunction 27 of the M5, where Tiverton Parkway also provides access to London (Paddington) in just over 2hours. The property is about 30 minutes drive from Dartmoor, 40 minutes drive from Exmoor, and asimilar distance from the rugged North Devon coast, including the favoured resorts of Croyde, Instow,Putsborough, Saunton and Woolacombe. DESCRIPTIONWe understand that the original property dates from around 1860, and was formerly a pair of farmlabourer's cottages. In the 1960s and 1970s the property was extended and in more recent years theaccommodation has been re-modelled and refreshed to compliment its 1800s origin whilst providingcontemporary facilities needed for modern day living.
