The largest self-contained glacial spring aquifer in Vermont, and possibly New England, lies beneath the surface and within the boundaries of Springstone Farm.

The subject land consists of 1,646 acres, of which 1,543.5 acres are located in Waitsfield and 102.5 acres are located in Northfield, Vermont.

Unique features include Scrag Mountain and Mount Alice, valleys and hills. The property also contains a granite enclosed glacial spring aquifer, which is estimated as more than 10,000 years old. This glacial spring produces 2 million gallons of water daily at a pressure of 60 lbs per square inch, equal to 4.08 atmospheric units. This amount of pressure can supply water and hydro power to an entire community of 4,800 residents. Additionally, the water can be sold in bulk or bottled, used for agriculture, golf courses, resort/spa and a myriad of other uses.

The property is zoned for agriculture, residential development (2 acre minimum) and water extraction. Wind and solar power are potential sources of alternate power.
