Constructed in 1791, Split Farthing Hall has been renovated,
extended and landscaped by the current owners during
their productive eighteen year tenure and is now a
handsome and fully restored eighteenth century country
house that functions as a high-performing contemporary
building. It neighbours the grade II Listed village church in
a remarkable setting, facing its own land with far-reaching
and uninterrupted rural views to the Yorkshire Dales.
• Grade II Listed, detached, country house of nearly
4500 sq ft with two cottages and land
• Three hugely versatile properties laden with flexibility
and opportunity
• Breath-taking views to three aspects
• Private and secure property with no near neighbours and
uninterrupted views
• Hugely convenient location being close to Thirsk on the
East Coast Main Line, as well as the A19 and A1
• High speed internet throughout the hall and both
cottages
• The property is organised and designed with luxury
and well-being in mind: there are fire doors, a fire
detection system, a new household electricity supply
to commercial standards, back-up generator, security
alarm system, emergency lighting, a secondary hot
water circulation system
Principal house• Well-designed 30ft kitchen breakfast room with fitted
kitchen, an Inglenook fireplace housing a gas-fired stove
and some glorious exposed beams believed to be timber
from an old galleon
• Glorious dining room extension with lantern window,
southerly outlook and French doors that open on to the
pergola and terraced al fresco dining area
• 21 ft drawing room with a gas open fire housed in
a traditional fireplace and a bay window facing the
gardens and grounds
• Delightful library with double doors that open directly
on to the terrace with panoramic views beyond with an
open gas fire
• Sitting room with Inglenook fireplace housing gas-fired
stove and west facing aspect
• Hugely versatile first floor accommodation with north
and south wings that would make ideal self-contained
annexes
• All of the bedrooms have en suite bathrooms and each
floor has a utility tea area
• Versatile second floor space under five oak trusses with
Heritage rooflights, and charming en suite bedrooms
with good ceiling heights on either side
• Underfloor heating throughout the ground floor
• Large, traditional, timber sash windows with secondary
glazing throughout
• The exterior was repointed in traditional lime mortar
three years ago
• The owners inform us that they have received verbal
consent from the local authority to build a games room
on the southern wing, accessed through the drawing
room.
Cottages and outbuildingsThe two cottages were constructed in 2007 and 2009 of brick under a pantile roof and were designed to complement the eighteenth century elevations of the Hall. They are finished to a high standard and enjoy glorious views. Separated by a double carport with the best views in North Yorkshire, both are accessed from the courtyard of the main house.
The double garage with electric roller shutters has been
converted into a yoga/exercise studio with laminate floor
and a wall of mirrors. It is designed to be easily returned to
its original status.
There are two static caravans, both with power, heating
and access to mains electricity and water. One is near the
orchard and the other is next to the Old Stable Cottage.
Outside, gardens and groundsThe entrance and drive to Split Farthing Hall is
from Church Lane and past the church. The long
tarmacadamed drive takes you over a cattle grid and
sweeps past the wildlife pond, parkland field and orchard
to the front of the house and beyond to the courtyard on
the northern boundary where stands the garage, carport
and cottages.
The garden and grounds lie predominantly to the south
and west of the Hall. Immediately to the front is a large
paved and elevated terrace that overlooks the garden,
ha-ha, field and woodland, and catches sun throughout
the day. Stone steps descend beyond the ha-ha to
the bespoke fire pit with surrounding seating perfectly
placed to enjoy glorious sunsets. Beyond lies the large
field with trees planted to create a parkland feel. To the
south lies the orchard, wildlife pond, the sewage disposal
system and a timber building housing the generator and
the working area concealed behind an embankment.
The mature orchard has apple, pear, plum and cherry
trees. At the far southern corner of the property is a rich
and diverse area of deciduous woodland. More than
2000 trees have been planted by the current owners
during their eighteen years of ownership.
There is planning permission to build a stable block
(3 loose boxes) behind the orchard, and the land
provides plenty of scope to create a manège.
