ELECTRICAL SERVICESGeneral
All common area lighting, power, two escapestaircases and elevators are ed rom the landlordsdistribution network. One passenger elevator isbacked up by standby generator power, or use incase o emergency. All li e sa ety systems andessential services are backed up by the standbygenerator. In addition, some o the li e sa etysystem and essential system outlets are backed upby uninterrupted power supply (UPS) to ensureavailability o power at all times.
Power Supply The building is supplied at 11KV rom an Abu Dhabi
Distribution Company (ADDC) primary substationand network to basement sub-station.
Power is trans ormed to the operating voltage o415 volts by ve, 1,500KVA trans ormers installed inthe substation. Main distribution boards (MDBs) are
ed rom the trans ormers installed in the basementlow voltage (LV) switchgear room, adjacent to thesubstation. MDBs distribute power to thedevelopment, through cable routes, rising bus bars,sub-main distribution boards (SMDBs) anddistribution boards (DBs).
Power Feed O ce Areas are provided with 63 Amp three phase
power supply or smaller units and 100 Amp threephase power supply or larger units, locally or eacho ce unit with a local Isolator (based on threeo ces per foor). These are ed rom the sub maindistribution boards in the electrical room (eachfoor), through a KWH meter provided in the meterroom. Each tenant will provide a distribution boardas per their load requirements and connect to thelocal Isolator provided by the Landlord.
Tenant supplied distribution boards are as perADDC/Abu Dhabi Water and Electricity Authority(ADWEA) regulations. Tenants will obtain thenecessary approvals rom the authorities or theirlayouts and power distribution requirements. KWHmeters shall be provided by ADDC/ADWEAAuthorities a ter tenant t-out completion andinspections o the electrical installation are carriedout by ADDC/ADWEA.
No separate provision or power backed by standbygenerator has been made or the tenant areasexcept the emergency lighting.
MECHANICAL SERVICESHVAC SystemGeneral
Fresh air ventilation, an coil unit (FCU) systems,resh air handling units (AHUs), smoke extract
ventilation system, variable volume air-conditioningsystem, and chilled water (CW) system are provided.The cooling requirement is served by TABREEDdistrict chilled water network, acilitated by anenergy trans er station at the basement and Level 1o the building as the primary supply o chilledwater network consisting o two units o rated heatexchangers. The resulting or secondary chilled waterlines will be metered as being conveyed by ourrated pumps serving AHUs and FCUs mountedat all foors o the building.
O ce Areas The o ce areas including basement, ground and
mezzanine are served by centralised AHUs (2 Nos.)located at Level 1.
The o ce areas are provided with the ollowingservice stub-outs, including supply and return airducts and metered chilled water supply and returnlines (provisions only inside the o ce areas), thatare inter aced with building management system(BMS) control. FCUs or each o ce area will beprovided by the tenant.
The cooling criteria is based on the ollowing data:A) Average year round summer and winter designconditions in o ces are to be maintained at23C and 21C 1C, with relative humidity setat 50% 5% and; B) The outdoor ventilation rateis 8.0 l/s/person with approx. 812 air changes perhour (ACH).
PLUMBING AND DRAINAGEGeneral
Sanitary wares, water tanks, domestic watersystems, soil/waste/vent and overfows, irrigationsystem and rainwater system have been included.
The main source o the buildings potable water,rom the ADWEA distribution line, is stored in a tank
at the basement foor, which undergoes a ltrationsystem. The concrete water tank is a doublecompartment type, allocated or domestic water,
re protection system, and irrigation source.Aside rom preliminary ltration, the domestic waterpasses through a proven anti-legionella chemicaldosing system. Water tanks are provided atbasement, Level 1 and Level 17, with complianceto ADDC requirements o minimum 2 daysconsumption storage.
The plumbing system consists o metered coldwater (CW) network, lter cooled cold water supply(FCCWS) and centralised hot water (HW)distribution. The HW network or the o ce toilets,hotel and dining area is enhanced with heat tracingsystem or ast acquisition o hot water and uni ormwater temperature supply o 55C.
The drainage system is laid at all areas wherewater service is available and tapped to the maindrainage point.
O ce Area Separate toilets or male and emale are present
on each o ce foor. Each o ce area is provided with: A) Cold water
stub-out with meter provision to be applied toADWEA when occupied and; B) Soil, waste,and vent pipes or uture pantry or toilet provisions.
FIREFIGHTINGGeneral
Sprinkler installation, external hydrant system,manual re protection system o re extinguishing,gas re suppression system, re alarms, and redetectors have been included.
The building consists o manual and automaticre ghting equipment or complete building
protection. The re sprinkler system is entirelyindependent rom the hydrant network as requiredby Abu Dhabi Civil De ense Authority (ADCDA).All foors are provided with accepted zonal resprinkler suppression with individual zonal controlvalve. Each foor has three re hose cabinets (FHC)at the common area, which can accommodate upto 30m standard radius o service. All electricalrooms are supplied with either automatic reextinguishers or FM 200 or oam type resuppression systems.
O ce Area The o ce areas are tted with the ollowing:
A) Upright sprinkler heads or re ghting and;B) Recessed sprinkler stub outs.
OTHER SERVICESFire Alarm and Public AddressEvacuation Systems
Smoke detectors have been provided within eacho ce area. Smoke detectors are provided withapprox. two metres o additional cable or loweringin to the ceilings. Voice evacuation speakersare provided within each o ce space, orannouncements.
Emergency Lighting Su cient emergency lights are provided with
additional length o cable to lower in to the ceilings,together with one wall mounted type exit light orinstalling above the entrance/exit door or eacho ce space. All the emergency and exit lights arebacked up by the central battery system, which isbacked up by the standby generator.
Telecommunication State-o -the-art passive connectivity solutions
allow tenants to deploy a ull range otelecommunications services rom the UAEsleading service providers.
Optical bre connections with up to 10G capacityare available to tenants or connections toservice providers.
Tenants must install their own I.T. in rastructure intheir o ce areas. Tenants will be required to:
Ins tall and maintain the structured cabling andnetwork in rastructure within their leased space.
Ins tall and manage server room/data centre asrequired or their business.
Ins tall and manage their own back o ce, voiceand application server systems.
Obtain services rom the telecommunicationsservice providers directly.
Additional services, including voice, data,high speed data links, video and television access,may be requested rom ADNEC, although tenantsare advised that these may be subject to leasing
agreements and availability.Security
Security system has been provided with 24 hourphysical security presence incorporating CCTVsurveillance o the main entrances, elevator lobbiesand external areas. Tenants will use security accesscards in conjunction with proximity readers toaccess the security barriers and at each o the mainentrance points.
Elevators Passenger Three passenger elevators are provided or o ce
foors, serving Ground foor to Level 16. Eachelevator is 1,600kg (21 person) capacity. Oneelevator is backed up by generator power or use incase o mains power ailure.
Elevators Service/Goods One o ce foor service elevator o 1,600kg capacity
is provided.
Ceilings All suspended ceilings incorporating plasterboard
and/or ceiling tiles is by the tenant.
Floors Fully accessible raised access fooring (600 x 600
tiles) with an overall foor depth o 150mm allowing110mm clear void may be provided. (Currentlyunder review).
Walls Unplastered block and steel columns with
cementitious reproo ng to be clad or paintedby the tenant.
Floor Power All power reticulation, foor boxes, general purpose
outlets and connections to DBs are by the tenant.
Lighting All lighting and connections to DBs are by
the tenant.
Toilet and Pantry High quality nishes including tiling to foor and
walls, ceilings, recessed lighting, ablution acilitiesand marble vanity tops are provided.
