Las Sendas Community Survey Results

Baseball season is now underway. Ball players are often reminded by their coaches to “keep your eye on the ball.” In other words, don’t become distracted and don’t look away. The same can be said of organizations such as LSCa that have a defined mission, vision, goals and objectives to support our community. To ensure we keep our eye on achieving our community goals and objectives, we periodically solicit input from the members we serve, i.e., our community residents.

In February, we sent out a survey to all our members asking for feedback on 11 potential future capital projects/amenities. The survey was a resounding success in terms of response. Nearly 800 people responded; the most ever for an LSCa survey. We thank all of you for your feedback.

The Long Range Planning Group (LRPG), which consisted of 12 Las Sendas resident volunteers, has invested an enormous amount of time in reviewing, digesting, cataloging and analyzing each and every response. Since one of the Board’s stated objective is to “Enhance Community Communications,” we are providing the following status report.

• Wereviewedandsummarizedeverycommentassociatedwith each of the 11 potential projects. Your comments were useful in providing guidance on additional analyses and considerations to be done by the LRPG, LSCa Finance Committee and the Board.

• QuestionNo.12onthesurveywasanopen-endedquestion seeking input about other potential relevant capital projects, amenities or long-range considerations. There were over 350 comments in response to this question alone. Many of these comments offered were useful in a broader sense. However, there was no critical mass of any new suggested projects/amenities that was not otherwise addressed in the original 11 potential projects.

• ProjectsdeemedbytheLRPGtohavethemostmeritwere those with a higher number of positive responses and fewer negative responses. Conversely, projects deemed to be of lesser interest to residents were those with a higher number of negative responses and fewer positive responses. We also had a number of “neutral” responses, which indicated no objection, in concept, to that particular project proceeding.

• Thetoptier,projectswiththehighestacceptancelevel,includes: (1) restroom facility at Sonoran Heights Park, (2) off-leash dog park, (3) pickle ball court near the

Boulder Mountain Park tennis courts and (4) additional playground equipment.

• Themiddletier,butstillmeritingfurtherconsideration,includes: (1) splash pad, (2) dedicated lap pool adjacent to Boulder Mountain Park swimming pool, (3) multi-use facility and (4) a self-supporting, fee-based RV storage facility.

• Thebottomtier,withthelowestlevelinterest,includes:(1) skateboard facility, (2) pre-school facility and (3) additional tennis courts.

• Moredetailedanalyses,includingestimatedcosts,arebeing done on both the top and middle tier projects. However, some additional analysis will also be done on the bottom tier projects to establish a basis for future consideration.

There were many comments from you regarding costs, assessments impacts, legalities, liabilities, visual impacts, and potential for use by non-LSCa residents. all these issues will be considered prior to making any recommendations. all potential projects will be analyzed using a common approach and set of criteria, such as initial costs, ongoing costs, risks, impact on assessments, etc.

The major steps for completing the analysis and making a Board decision are the following:• TheFinanceCommitteewillreviewtheestimatedcosts

of projects and the potential impact, if any, on future annual assessments to residents.

• InJune,theLRPGisscheduledtopresenttotheBoard its finding and recommendations. Project recommendations are expected to span multiple years.

• TheBoardisexpectedtoapproveageneralmulti-yearplan of projects this summer after carefully considering the impact on the future budgets and assessments. any projects for next year will be included in the 2015 budget approved in october.

• Residentswillbeperiodicallyupdatedonthestatusof this effort. This may occur through Vision articles such as this one (and the previous Vision article). additionally, we may periodically use email blasts to communicate status, as needed.

• AtourAnnualMeetinginNovember,wealsoplantosummarize our approved long-range capital plans and the projected impact on future assessments.

as part of the LRPG efforts, we considered our community demographics, both current and projected, based on the best data available as part of our analysis. We will have further communications with the Las Sendas community as this extremely important project proceeds.

Here in Las Sendas there is so much variety of wildlife it is incredible! While some of us find it amazing and fascinat-ing to watch a bobcat lounge by the pool, there are others who find it frightening and makes them feel uneasy.

We decided to put together Las Sendas Wildlife and explore the most common things you may encounter while living in Las Sendas. In addition to the cute bun-nies and quail you may also have spotted bobcats, javelina, rattlesnakes, coyotes and maybe even mountain lions! There are interesting facts and tips on what to do if you encounter one of these not so cuddly creatures. Use the drop down menu for a specific animal and also watch incredible videos of them in action!

Water Management 101

June typically brings extremely hot temperatures with no chance of rains. Based on these factors irrigation should be closely monitored and adjusted according to soil moisture. How much should I irrigate you ask?

Well based on history we can take a close guess as to what we should be applying going into the month and make adjustments as necessary to account for actual weather. We typically use a factor call Evapotranspiration to gauge how much water to apply and depending on the type plants (this affects the crop coefficient) and irrigation (sprinklers, drip, bubblers, etc.) an estimated run time can be established to provide adequate water. June historically has the highest amount of Evapotranspiration of any month therefore making it the highest irrigation water use month of the year.

There are a couple of websites which can be utilized to gather current and historic data to estimate irrigation requirements. aZMET (arizona Meteorological Network) which can be found at www. ag.arizona.edu/aZMET has turf watering guide for the phoenix area along with information from several weather stations throughout the state. arizona Municipal Water Users association has a table outlining seasonal watering requirements and an interactive scheduling tool which is extremely helpful. This can be located on the web at: www.amwua.org.

The best water management practice of all is to know your landscape and pay attention to appearance, growth and even signs of stress in the plants. Taking some time to make sure that you are not overwatering will not only help conserve water but will save money.

Architectural Committee The purpose of the architectural Committee is to review and analyze requests to make improvements to the visible exterior of a home and make sure the improvements stay within the guidelines set forth in our CC&R’s.

In an effort to provide and protect each individual homeowner’s rights and property values, it is required that any Las Sendas Homeowner that is considering improvements to their home which modify the exterior of the home submit an application to the architectural Committee prior to starting work on any planned improvements. Work may begin as soon as the homeowner receives written confirmation that their planned improvement has been approved.

It is the purpose of the architectural Committee and the Guidelines to promote those qualities in Las Sendas that enhance the attractiveness and functionality of the community. Those qualities include a harmonious relationship among structures, vegetation (weeds not included), topography and overall design of the community. Some examples of improvements are landscaping (plants, grass, hardscape), painting, security screen doors, sun screens, lighting, just to name a few.

The Custom architectural Review Committee meets the first and third Thursday of the month while the Regular architectural Review Committee meets the second and fourth Wednesday of the month and his comprised of Las Sendas homeowner volunteers and reviews all architectural applications submitted.

To all of you shutterbug enthusiasts, the Las Sendas Photography Club held its inaugural meeting on March 9th and had a great turnout. 26 photographers of all shades of experience showed up. Future meetings will be on the 2nd Wednesday of the month at the Trailhead at 6:30 pm. our programs will include a tutorial of about 15 minutes on subjects like depth of field, composition, exposure, etc. attendees can bring images to be critiqued. If you have questions or issues with your equipment, bring them and we have members that are able to help. You may contact Bert Roy, @ [email protected], if you have any questions. The wildflowers were a no show this year, however the cacti blossoms are very good. Good Luck and good shooting!

We had a special guided tour of the grounds andfinisheditupwithagrandBBQandpicnic.Susanhasonemore outing planned. on Wednesday, May 21st, we will be visit-ing the Basha art Museum in Chandler at 10:00 am. admission is free. afterwards, we will adjourn for lunch.

our program chair, Claudia, has scheduled some amazing speak-ers this year and her future programs will be more to the same. For May 13th, alyson Cigler of the Gemini Hospice will be visit-ing us and she will be followed on May 27th by New Zealand native, Joanne Jolie. Ms. Jolie’s passion in life is music and she will be sharing that with us.

June sees us moving to one meeting per month during the sum-mer and that will be on the 4th Tuesday, June 24th. Bert and Don will be presenting a slide show of the retiree’s trip to Tucson last fall.

Every Friday, Don Pike and Bert Roy head up a group of hikers that like more of a challenge that, more than likely, will offer up some “bush whacking”. Martha Harrison offers hikes of a more leisurely pace on the third Tuesday.

as always, the Las Sendas Retirees’ meetings are open to all residents of Las Sendas. There is never a fee. Meetings start at 9:00 am with coffee, juice, and refreshments. at 9:30, the meet-ing opens with a greeting of new members and visitors and then with our program speaker. after meeting adjournment, we will reconvene at a local eatery for lunch.

The Las Sendas Community has adopted a section of street on Power Road just north of Las Sendas. We are looking for approximately 6 volunteers to help keep the community clean and beautiful. If you are interested in volunteering the next clean-up is scheduled for Saturday, July 19, 2014 7:00-9:00 am. Post clean-up beverages and snacks available for volunteers.
