House prices appear steady ahead of Brexit but rents are on the up

Data Summary

@SpareRoomUK

UK rents are up 2% compared to this time last year, an average increase of around £10 per month. Rents in the capital increased at double the pace, 4% over the same time period

Across the UK regions, Northern Ireland has seen the largest rent increase over the last year, up 5%. East Anglia saw the lowest rent increase, up just 1%

Esher has seen the biggest rent increase since 2018 – up 34%. Southall (£510) had the biggest drop – decreasing by 8%

Channel Islands, Jersey & Guernsey, top the most expensive table, with average rents of £900 and £858 respectively. To caveat this, the sample size for these areas are much smaller than the rest of the UK

The top 10 least expensive areas to rent a room in the UK are all towns/cities within Northern England and Ireland, with Bangor coming in as the UK’s cheapest spot (£308)

In London, Aldgate tops the table for largest year on year rent increase (up 22%), followed by South Lambeth (15%) and St Paul’s (14%)

Notting Hill has seen the largest rent decrease since 2018, down by 6%. This is followed by Penge and Barnes, dropping 5% and 4% respectively

St Paul’s (EC4) has come out as the most expensive area to rent in London, with an average rent of £1,361, followed by South Kensington / Knightsbridge (£1,180) and Strand / Holborn (£1,156). Note: very central London areas (EC and WC) have a smaller sample size than all other areas

There are still rents under £600 in the capital – Abbey Wood came in as London’s cheapest place to live, with an average monthly rent of £531

Shoreditch / Whitechapel (E1) is still popular, coming out as the busiest area for flatshares
