Population of SEQ Population growth in Queensland continues to be largely concentrated in the South East with 87.7% of Queensland’s growth in 2017-18 occurring in the local government areas of Brisbane, Gold Coast, Moreton Bay, Sunshine Coast, Ipswich, Logan and Redland. The fastest growing LGAs in the year to 30 June 2018 were in SEQ: Ipswich 3.5%, Sunshine Coast 2.8%, Gold Coast 2.6% and Moreton Bay 2.3%. The City of Gold Coast is the largest non-capital city in Australia. It is also the second largest local government in Australia, based on population, behind Brisbane City Council. The City employs more than 3,200 staff.

The Gold Coast is located 66km south-southeast of Brisbane. The size of the city is 1,334 square kilometers. The Gold Coast is famous for the 57km of beaches, from South Stradbroke Island to Rainbow Bay, with an average water temperature of 22 degrees.

Population Gold Coast is Australia’s 6th largest city with an estimated population in 2018 of over 600,000 people. The Census usual resident population of Gold Coast City in 2016 was 569,997, living in 244,888 dwellings with an average household size of 2.6.

The Gold Coast is one of Australia’s fastest growing regions, with its population expected to reach as many as 961,076 by 2041. Between 2011 and 2018, the annual growth rate was between 1.28% and 2.25%, which added approximately 7,098 to 11,614 to the overall population every year.

EconomyAssistant Tourism Industry Development Minister and Member for Gaven Meaghan Scanlon said Tourism Research Australia Satellite Account data for 2016-2017 showed 1.3 per cent growth in tourism gross regional product on the Gold Coast.

“Tourism is one of the Gold Coast’s most important industries. I’m proud to say tourism is now worth $4.7 billion a year to the Coast and employs nearly 42,000 people.”

The Spit RedevelopmentAustralia’s newest, biggest and best Ocean Park is to be built on the Gold Coast. The plan secures the future of 138 hectares of green space, unlocks the potentialfor 1800 new jobs and creates vibrant community places and outstanding natural areas.

The Star Casino Gold CoastThe QLD Government approval of a mega master plan for The Star Gold Coast could see an injection of more than $2B in additional tourism investment across SEQ. The entire master plan will see The Star boast more tourism accommodation than any other resort in Australia.

Gold Coast Cultural PrecinctBy 2020, Stage 1B will provide a $60.5M international standard art gallery to become a significant cultural attractor. The purpose-built visual arts facility for exhibitions, education and engagement will be youthful, ambitious, adaptable and collaborative.

Empire Industrial EstateLocated in the Yatala Enterprise Area, covering over 127ha the estate will contribute over $1B to the Gold Coast economy and create thousands of jobs for surrounding areas. Once completed, Empire Industrial Estate will host 550,000sqm of building cover in 10 staged lots ranging from 2100sqm to 300,000sqm.

Old Gold Coast Hospital: Queen Street VillageThe $550M village will be developed over the next six to eight years on the 3.2ha site bound by Queen Street, Nerang Street and Little High Street in Southport. It is planned to cater for the local population expected to grow 3.5 per cent per annum over the next 20 years.

Yatala Enterprise Area (YEA)The industrial suburbs of Yatala, Stapylton and Ormeau, known collectively as the Yatala Enterprise Area (YEA) have been recognised as an important major industry and business employment centre, for the Gold Coast and the expanding SEQ region. The YEA is a highly valuable resource for the City, with a dedicated area to lead the market in terms of innovative industrial development that will facilitate growth in long term employment.

Village Master PlanThe $550M Gold Coast Commonwealth Games Athletes’ Village is set to become a thriving mixed-use community including a new residential community and a business hub for health and knowledge, commercial and retail development.

Commercial Development

New ATCO Headquarters The Yatala Enterprise Area (YEA) has received another employment boost, with an international company setting up headquarters in the area employing more than 150 people at the ATCO manufacturing, design and supply facility. Mayor Tom Tate says the move is a giant boost for the YEA, which now employs around 10,000 people.

The Gold Coast economy, valued at close to $25B traditionally relied on tourism and construction. Over the years the city has diversified and embraced knowledge-based industries including health, ICT, advanced manufacturing, education and professional services. Over the next decade the city will grow to an employment base of almost 300,000 people.

Retail Redevelopment$670M Pacific Fair RedevelopmentPacific Fair is the fourth largest shopping centre in Australia, with a total area of 155,148 square meters. It includes an outdoor entertainment area, a casual dining patio, 3 Gold Class cinemas, and a VMax theater. Pacific Fair Shopping Centre is home to over 400 stores and parking increased from 200 to more than 800 in 2018.

Transport & MedicalGold Coast Health & Knowledge PrecinctThe 200 hectare area strategically incorporates education and health facilities such as Griffith University, $1.8B Gold Coast University Hospital, associated research and allied health facilities and the recently opened Gold Coast Private Hospital.

$270M Robina Town Centre RedevelopmentCentral Mall Two, an $88M lifestyle wing, has connected the premium fashion mall with The Kitchens dining and fresh food marketplace, providing additional entries to Myer. This mall completes a $270M upgrade which has added 50,000sqm of retail space to the super-regional shopping centre.

Westfield CoomeraThe new $470M Westfield Coomera Shopping Centre opened in 2018, now offering 140 specialty stores to the Coomera area. The 59,000 square metre Westfield is located 500 metres off the Pacific Motorway, M1 and next to the Coomera train station.

Gold Coast Airport UpgradeInternational property and infrastructure group Lendlease has been appointed to deliver Gold Coast Airport’s southern terminal expansion the next phase of the $370M airport redevelopment, Project LIFT. The project will generate up to 1500 jobs during construction.

Pacific Motorway M1 UpgradeThe Pacific Motorway upgrade between Mudgeeraba Exit 79 and Varsity Lakes Exit 85 will provide additional capacity to meet current and future traffic demands.

$15M Australia Fair Metro Redevelopment The major redevelopment of Australia Fair Shopping Centre and Australia Fair Metro has become the catalyst for the wider Southport area rejuvenation. Australia Fair Metro offers a unique mix of retailers, dining and service offerings and is a central piece of the Southport CBD appealing to workers, students and families.

Proposed Second M1: Coomera ConnectorA footprint has been declared for a future state-controlled north-south corridor between Loganholme and Nerang, east of the Pacific Motorway, M1. The new corridor is wide enough for up to 6 traffic lanes and is expected to include facilities for public transport and paths for walking and cycling.

G:Link Stage 3AWith the $1.6B Gold Coast Light Rail Stage 1 and 2 complete, connecting Helensvale through to Broadbeach South, Stage 3A from Broadbeach South to Burleigh Heads is the proposed third stage of a world class public transport system for Gold Coast residents and visitors.

$45M Harbour Town Outlet Redevelopment In 2016 Harbour Town had a $20M expansion and in 2018 another $25M redevelopment of the dining precinct. As Australia’s largest outlet centre, Harbour Town offers over 240 stores including brand direct outlet and clearance stores, as well as specialty retailers, alfresco dining, entertainment and services.

On average, the 4-lane section of the motorway between Mudgeeraba and Varsity Lakes carries more than 80,000 vehicles per day, a volume which exceeds practical capacity. Traffic on this section of the M1 is growing and expected to exceed 120,000 vehicles per day by 2026.

The Link CoomeraThe Link is proposed to be a world-class, master-planned 54 ha business park, providing a rare opportunity for both low impact industrial and large format retailers to develop their business on a local and global scale, and contribute to employment and economic growth in the region.

Coomera Train StationThe Coomera train station connects passengers north to Brisbane and south to the Gold Coast. In 2017 the new duplicated section between Coomera and Helensvale stations was complete. The $163M project delivers the ‘missing link’ on the Gold Coast line and provides improved reliability for passengers, and increased capacity for the future public transport needs of the growing Gold Coast community.

G:Link Light Rail Stage 2 The $420M G:Link Light Rail Stage 2 extension, between the Gold Coast University Hospital and Helensvale stations was completed in 2017. Coomera passengers can now access the G:Link by transferring at Helensvale station which then connects to 19 stations along the Gold Coast.
