BROKER COMMENTS

Rarely does a small ranch of this caliber come on the open market. The property

was homesteaded by the Simonton family in 1896. In 2007, I represented the Simonton fami-

ly in selling the ranch to Mike Milroy and his wife, Zeke Browning, from Arizona.

Mike is a native of North Platte, NE, and Zeke (Sinclair Browning) is a noted author

of many novels. Mike has family in North Platte and all have enjoyed this beautiful ranch.

Mike and Zeke decided to move to the ranch for part of the year and ran summer

yearlings on the ranch. They made substantial improvements to the ranch including remov-

ing old buildings and accumulated “stuff”; beautiful new custom built addition to the home;

new Cleary building used as a cattle and horse barn; new metal roofs on outbuildings; add-

ed 4 new solar panels for electric submersible pumps and numerous new tanks; added miles

of new, custom built perimeter and cross fencing with tubular steel gates; added new steel

corrals and crowding alley with Daniels panels, hydraulic cattle working chute, and loading

chute; and much more.

Mike and Zeke added their “special touch” to all the ranch improvements and re-

modeling of the home. One must tour the ranch for full appreciation. They added a seclud-

ed fishing pond on the north side of the shelter belt close to the home. Everything was done

“first class” with no expense spared.

Blaine County commissioners did their part in improving the ranch by adding a new

steel and concrete bridge across the North Loup River.

The decision to sell the ranch was very difficult for the owners as they had put so

much work into the property and love the quiet seclusion of the ranch, but the distance be-

tween their two homes was becoming more challenging each year.

The Singing Valley Ranch features excellent Sandhill rangeland, productive hay

meadows, large cottonwood and ash tree groves, pine and cedar tree shelter belts, excep-

tional improvements, and the amazing North Loup River. The spring-fed North Loup River

has one of the most constant flows in the United States. The property is on both sides of the

river for the west half mile and the north side of the river for the east half mile.

The ranch is very scenic with unobstructed views both upstream and downstream of

the river valley. Purdum is a friendly, small, unincorporated town but offers many services

including a bank, mercantile store, feed store, well repair business, electrician, church, and

volunteer fire service.
