Comparative Considerations
Size, technical complexity, region,
geographic location, and setting are all
factors included in the selection of peer
institutions
Core Observations
Many buildings will be moving in the 25-
50 year age category within 4 years
Project selections directed towards more
durable Envel/Mech Projects
Opportunities to increase PM in younger
spaces can increase efficiency

Concluding Comments
Middlesex Community College Takeaways
1. Identified buildings moving into a different age
category will require major capital investments in
the coming fiscal years.
2. Use the stewardship program in place to continue
to make strategic project investments that will
focus on longer term investments, reduce
operational costs, and minimize deferral to
backlog while creating a culture of proactive
stewardship of facilities.
3. Identify two or three areas of opportunity to
enhance operational performance. These may
include examining daily service drivers,
strengthening PM, and reducing utility costs.
Using your work order system effectively can be
an excellent tool to assign PM; it can also provide
hard data in making facilities’ case with
administration.
