1 - LOCALITY Toowoomba  nicknamed  “The  Garden  City”  is  the  focal  point  for  the  Darling  Downs  regional  economy.  It  is  located  approx.  125km  west  of  the  state  capital  Brisbane.  

EsCmated  urban  populaCon  is  approx.  120,000  people  urban  and  approx.  160,000  regional.    

The  city  is  the  16th  largest  in  Australia  and  the  6th  largest  in  QLD,  Toowoomba  is  also  the  second  most  populous  inland  city  in  the  country,  behind  the  naConal  capital  Canberra.  

Toowoomba  is  the  regional  centre  for  business  and  government  services  in  the  Darling  Downs,  with  a  diversified  industry  base  including  agriculture,  manufacturing,  financial  and  professional  services.  

The  subject  hotel  is  located  on  the  southern  fringe  of  the  Toowoomba  C.B.D,  with  frontage  to  Ruthven  Street,  which  is  recognised  as  the  main  street  of  the  C.B.D.  

Significant  recent  development  in  Toowoomba  include  the  construcCon  of  “Wellcamp  Airport’  in  2014.    

Looking  ahead  two  major  projects  earmarked  for  the  future  that  will  have  a  posiCve  influence  on  the  Toowoomba  economy  :-­‐  

1-­‐  Toowoomba  Railway  Parklands  Priority  Development  Area.  

2-­‐  Toowoomba  Second  Range  Crossing.  

These  two  mulC  billion  dollar  projects  combined  are  expected  to  generate  approx.  5000+  jobs  during  the  construcCon  phase.

2 - HOTEL IMPROVEMENTS The  “Shamrock  Hotel  Motel”    is  a  single  level  hotel  constructed  circa  1960’s  with  a  two  level  motel  building  at  the  rear.    

The  hotel  and  motel  has  undergone  significant  renovaCons  since  the  current  owners  acquired  it  late  2014.    

The  complex  building  areas  are  approx.  Hotel  1350m2,  Motel  750m2,  Managers  residence  and  balconies  approx.  400m2.  The  complex  comprises  of  the  following  :–
