This shadow study illustrates the shadows cast by the proposed 151 unit - Townhouses and stacked townhouses development located at 405-475 Ontario St S, Milton, ON L9T 2N2, for the dates and times shown in the Town of Oakville Shadow Analysis Guidelines, being March 21, June 21 and September 21 between 10 a.m. and 4 p.m. The use of the Town of Oakville Shadow Analysis Guidelines was suggested by town staff as Milton does not have Shadow Analysis Guidelines.

Base mapping includes area that meets the following requirements:a) 4.0 times the building height to the north, east and westb) 1.5 times the building height to the south

Shadow drawings are based on 2D mapping/air photos showing shadows from only the proposal. Base plan originated from Google Earth Pro mapping software. Astronomical north was determined using Latitude and Longitude coordinates and Mississauga Sun Angle data within the software used to produce the shadow study drawings (3DSMax suite)

The design of the proposal ensures that adequate sunlight is provided to all residential private outdoor amenity spaces on March 21, June 21 and September 21 in the required test times. Specifically, the shadow analysis demonstrates that public sidewalks and parks receive at least 5 hours of continuous sunlight per day, as per the guidelines. Further, the analysis determines that there are no shadow impacts on the private outdoor amenity spaces of the surrounding residential dwellings during the required test times.

In summary, the shadows cast by the proposed development will have no impact on either its neighbors or the public realm.
