What is BIM? A Building Information Model is a digitalrepresentation of the physical and functionalcharacteristics of a building and its components,which creates a shared knowledge resource tosupport decision making during a facility’s life-cycle.Business Information Modelling (BIM) adds time,cost, and other dimensions to the building model.

Why is BIM important?BIM goes beyond the planning and designphase of the project, extendingthrough the building life cycleand supporting processessuch as costmanagement,constructionmanagement, facilityoperation, andmaintenance. Thebenefits of adoptingBIM are so significantthat last year’s UKGovernment ConstructionStrategy Report stated that allsuppliers wishing to bid for public sectorbuilding contracts must use BIM tools andtechniques from 2016.

BIM will have a major influence on the way thatproduct data is managed throughout the supply chain.Likewise it will have a large impact on the level ofinformation that manufacturers and merchants areexpected to make readily available. For merchants, itwill become important to be able to quickly and easilyaccess information to support BIM models.Manufacturers who have a BIM data repository in placewill be able to generate more specifications for theirproducts and in turn, more sales for the merchant.

What are we doing about it?e-Xact Online is currently working with COINS in theUnited States, an authorised development partner ofleading BIM application developer Autodesk, to createa combined BIM and e-Xact data facility. The resultingsolution will use data from e-Xact’s online catalogue todemonstrate the BIM requirements in relation tobuilding materials used in a project.

e-Xact is the first organisation of its kind to take thisstep to ensure its subscribers, building materialmanufacturers and merchants, are BIM ready. “Forbuilding product manufacturers to create BIM-basedlibraries for their own product lines is a huge task,” sosays Mike Shippin, Product Director of e-Xact.“However, it is vital that this is carried out so thatarchitects and designers can easily incorporate thoseproducts in their building information model,” he adds.

e-Xact – getting BIM ready

British Gypsum, part of the Saint-Gobain group, has become the firstUK gypsum-based plastering anddrylining manufacturer to be awardeda BES 6001 ‘very good’ rating for a corerange of its products and solutions.

The certification, which applies to all BritishGypsum UK-manufactured Gyproc Plasterboard,Glasroc Specialist Boards, and Thistle Plasters andCove solutions, will now enable customers toreceive more points and credits for theseproducts as part of BREEAM (Building Research

Establishment Environmental AssessmentMethod for buildings) and the Code forSustainable Homes (CfSH).

BES 6001 is an independent audited standardfrom Building Research Establishment (BRE)which assesses the responsible sourcing ofconstruction products within an organisation’ssupply chain. Created in response to increasingfocus on sustainable development byGovernment and industry, the certificationprogramme makes it easier for specifiers,contractors, house builders and their clients toprove and measure the environmentalperformance of a building whilst meetingassessment and design standards.

“With sustainability a key driver for almost everybuilding project, construction professionals areunder greater pressure to demonstratesustainable practices and procurement,” said BrianAndreas, Sustainability Leader at British Gypsum.“As such, it’s critical thatmanufacturers are doing all they canto support customers in making iteasier and more cost effective toachieve required standards.”

With the changes to Part L of the BuildingRegulations now firmly in place, developers areseeking high quality insulation products that willenable them to fulfill the strict new requirements.For this reason, Knauf Insulation’s Earthwool®Timber Frame Party Wall Slab and FrameThermSlab glass mineral wool insulation has beeninstalled in a new development of timber frameproperties in Bournemouth.

Commissioned by Bournemouth Council, theproject consists of eight bungalows, nine housesand a community centre, situated in the BradpoleRoad area of the city.  Searching for an insulationsolution that would efficiently meet thenecessary U-values, contractors Allwood TimberConstruction were impressed by the excellent

thermal performance delivered by KnaufInsulation’s timber frame products.

Steve Griffiths, Managing Director ofAllwood Timber Construction,commented: “The main reason wespecified Knauf Insulation’s products isthat they enabled us to achieve a zeroeffective (0.0W/m2K) U-value on theparty wall by fully filling the cavity.  Anadditional bonus is that, as a non-combustible material, it provided fire

compartmentation during the constructionphase of this project.  By fully filling the cavities,they provide an extra level of fire protection inaddition to the usual fire stopsinstalled in timber frame buildings.

Research reveals more than half amillion rented homes in Britain haveno existing fire safety systems orequipment in place. One in fourrented homes do not have workingfire alarms.

As more families join ‘generation rent’ andbecome tenants rather than home owners, newresearch from insulation specialist Rockwoolreveals a ‘creeping fire risk’ in Britain with themajority of tenants failing to consider fireprotection and safety when they move torental homes.

The research reveals that 551,000 rental homesin Britain have no existing fire safety systems orequipment in place despite this being a legalrequirement for landlords.

Worryingly many tenants also appearuninterested in fire risk with just 17% of renters

asking their landlord about fire protection andsafety levels within their home, despite the factthat 7% of people living in rental homes havehad a fire in the past five years (equivalent to859,000 people).

Britain is seeing increasing numbers of peoplejoining ‘generation rent’ which has led to thenumber of rented households increasing toover 35% of all homes in Britain.*  

Rockwool says the rising number of people livingin rented homes means that rented householdsneed to be checked for firecompliance whilst fire regulationsand guidance needs to keep pacewith changing living patterns.Furthermore, the research showsthere are almost one in four rentedhomes that do not have workingfire alarms, just 19% have workingfire extinguishers and only 11%have fire blankets.

Leading European energy efficiency and watertreatment specialist Sentinel has launchedSentinel X900 Filter Aid – the first everperformance enhancer for heating system filters.X900 helps to penetrate and lift settled stubborndebris into circulation, where it can besuccessfully captured by the in-line filter.

In-line filters fitted on central heating systemsremove circulating debris which causes wearand the premature failure of components.Some of this debris can settle in less turbulentareas of the circuit, where it cannot becaptured by the filter. Sometimes it is easy to becomplacent about change butsometimes change can be helpful.

One of our products, Dryseal,requires the use of mechanical fixingto secure the pre-cured fibreglassroofing membrane.  These fixingsoriginally featured galvanised steelstress plates, which were reallydesigned for use with PVC roofcovering systems.   

However, we have now developed an improvedstress plate (Code DP40) which is designed foruniversal use, manufactured using a highperformance nylon based material.  Nylon wasselected as the new material as it poses no risk

of corrosion whilst offering better rigidity.  Italso provides a smoother profile whichenhances the quality and aesthetics of thelaminated GRP seam for jointing the DrysealGRP roofing system.  Nylon also will not sufferfrom long term creep when placed under loadsand stress, as would be expected frompolypropylene and polyethylene basedmaterials.

Manufactured by us this new product has beensubjected to rigorous testing prior to beingmade available to the market andis now in production.

The modern masonry method of Thin Jointconstruction meant that a frame wasn’t requiredfor this project apart from sections that had largespans, making an overall saving of around£350,000.

The £12.325 million Child and Adolescent MentalHealth Unit consists of single storey wards

surrounding two courtyardswith access to the outdoors foremotional wellbeing. Thefacility also includes music andart therapy, family therapy,occupational therapy, sportshall and pitch, classrooms andan overnight stay area forparents. Mike and the team atBAM Construction completedtheir phase of thebuild at the endof May 2012 withpatients movingin by the middleof June 2012.

Brick support systems from Ancon can now besupplied with Thermal Breaks to minimise heatloss through cold bridging, and improve theenergy efficiency of your building project.

Thermal bridging occurs where the insulationlayer is penetrated by a material with a relativelyhigh thermal conductivity. Although heat lossthrough a stainless steel support bracket maynot be significant - just 17W/mK compared to50W/mK for carbon steel fixings - it should beconsidered as part of the overall thermalperformance of the building.

Ancon Thermal Breaks work by inserting amaterial with a lower thermal conductivitybetween the brackets and the frame. They areproven through thermal modelling to reduceheat loss and can typically enable details tocomply with BRE IP1/06 floor junction.

In the document SCI P380 ‘Avoidance of ThermalBridging in Steel Construction' , the SteelConstruction Institute suggests "for bracketspacings less than 600mm, thermal spacersbetween and the edge beam may need to beconsidered".

At an Oscar style awards ceremony at theConnaught Rooms in London, DianeJohnson, 2011 President of the ElectricalContractors' Association (ECA) andFinance Director at Eric Johnson, wasannounced as the winner of the BuiltEnvironment Award.

This new category, sponsored by COINS, aglobal provider of business systems andservices to the construction industry, isone of eight First Women Awards whichcelebrate high achieving women from avariety of business sectors.
