Impact on the natural environment is an increasingly important consideration for investors, tenants and other stakeholders.
Our environmental strategy reflects our long-term ambition to create vibrant sustainable workplaces for our tenants.
We believe that green buildings have the potential to provide a number of key business benefits including:
increased marketability;higher rental rates;lower operating costs;higher occupancy;improved worker productivity and occupant health and well-being;lower regulatory risk.
“Climate change will have a significant impact on property over the coming decades. It’s important that the property sector leads the fight against climate change.
Central to that fight is the need for resilient, low carbon, healthy buildings. The buildings in this report are the types of buildings NZ deserves. Good for patients, good economically, good for Aotearoa.”
Hon James Shaw, Minister for Climate ChangeAssociate Minister of Finance

Net Zero CarbonProposed standard
• Minimum level of energy efficiency:• NABERSNZ 4 Star• Green Star Performance 4 Star
• or 8/20 points in the energy credit• Onsite renewables• Can offset
Will be launched in September
Initial steps- four key steps
1) Choose a type of NABERSNZ assessment?
• Do you own or tenant the whole building. If so seek a base build rating.
• If you tenant part of the building. If so seek a tenancy rating
Tenant loads
Base building loads
2) Getting a rating
• Engage an Assessor – a list of assessors is available on www.nzgbc.org.nz
• Obtain the following data
– Survey plans measured to PCNZ standard
– 12 months of utility bills, check meter readings, diesel delivery bills
– Leases, BMS records, after hour records, occupancy surveys

3) Gain certification & use it to market –online, magazines, through real estate agents
Show your rating off online, in real estate magazines, to your tenants
4) Improving your NABERSNZ rating
• Building technology + 1.4 stars• Management + 1.3 stars• Economy cycle + 0.6 stars• Disclosure + 0.5 stars
Building Technology (+1.4 stars)
Actions to consider:
• Upgrade old chillers and boilers
• Review building control systems and set pointers
• Fine-tune building systems
Management (+1.3 stars)
Actions to consider :• Do the building users know what to do?
• Does the Facilities Manager know how to maximise the system?
• Is there a programme of continual review of the metering and energy use?
• Do service providers understand the building, tenant and operators requirements.
Economy Cycle (+0.6 stars)
Actions to consider :
• Is it necessary to operate a mechanical air conditioning system every day?
• Does your air handling unit have an economy cycle?
Disclosure (+0.5 stars)
Actions to consider:
• Ways to measure and display results• Set up small target goals and make everyone
aware of them. • Can a NABERSNZ Certified Rating give your
people the wake-up call they need?
NABERSNZ rating?
Single most important step
Ask your landlord for the verified NABERSNZ rating
Put it in your specification when seeking a new lease or when you are re leasing the same building
It does not have to be 5 stars. Just state it in your specifications that a NABERSNZ certificate is a requirement of your tenancy.
