You Gotta Make Some MistakesBy Tim Furlong, My Quarter Turns

Recently my wife and I took our oldest son to his College orientation. I have to tell you the production put on by this University was absolutely spectacular and nothing like my college orientation almost 30 years ago. After a brief welcome presentation for the families, our sons and daughters were whisked off in their respective groups to learn about college life, meet some other students and most importantly decide on their fall and winter class schedules. At that moment it began to set in… our son was going to college, out on his own, without us! It was an interesting moment and the facilitator for our session acknowledged how many of us were feeling. She even joked that there were probably a few in the audience that were secretly plotting how to escape the auditorium to find their student and help them make their class choices.

It was then that the Parent Orientation began. They addressed all of our anxieties about sending our pride and joy off to some strange place, and yet they also reminded us why we were actually sending our kids off to college in the first place. To create independent critical thinkers needed in the workplace today. Also to build them into type of young men and women that will someday go off into the world and become productive members of our culture and society. They also shared with us the obvious -- these kids are going to make mistakes and struggle at times during their journey. And you know what. That’s a good thing. Think about it for a minute. Getting good grades and having a perfect attendance record is fine, yet that’s probably not what will make our kids successful in their professional and personal lives. How they deal with adversity and setbacks, when things don’t go as planned, maybe even failing a few times is what will shape them and illuminate a path for success. Study after study shows us that those with the emotional resilience to stay positive and keep moving forward in the face of challenges and obstacles is what separates high performers from everyone else. It’s who shows up in the worst possible moments that builds our personal brand and help us create the outcomes we desire. I realize that everyone wants to be successful, but unfortunately as human beings we tend to learn more from our mistakes than from our success. Maybe during the process our students will receive some critical feedback that may be hard to hear, but in the long run will help them on their journey, as I certainly know that I did. The point that our facilitator was attempting to display is the exact conversation I’ve had with many in leadership roles. As parents and as leaders there are times when we feel it’s our responsibility to make our kids and our teams successful, yet intellectually we all know we can really make anybody do anything, at least not for long term sustainable results.

Our job as parents and leaders is to create the environment for those that wish to be successful those opportunities. We get to make that offer over and over again and provide encouragement, support and feedback along the way, but at some point it’s up to the individual to get out there and make a few mistakes, screw a few things up and learn those valuable lessons that will make them successful in leadership and in life. As scary as this all sounded I knew it was right on target. My wife and I have done our best to prepare our son for this moment. All the talks and dinners and drives and conversations, as well as the times when we had to hold him accountable to the consequences of his actions, well I can only hope that some of those lessons have somehow made their way into head or even his heart. The same can be said of our teams in our workplaces. We set the vision, and the expectations, and provide the tools and training needed and consistently reinforce the message with the hope that those messages somehow set in with our teams. At some point however, success and or failure is ultimately up to them. We can’t motivate people, but we can create motivating environments. We can’t make people learn, but we can create those learning opportunities over and over again. We can’t make people successful, but we can illuminate a path and process that allows for successful destinations. As we left the auditorium I still felt nervous and anxious about sending my son off into the world, but I assume this is something every parent experiences. It’s probably because I care so much and want so many things for him as he begins his journey. I also now know that this is all part of the process and caring doesn’t mean I get to do if for him. So our journey begins -- I’m certain now that he will make many mistakes, stumble at times and maybe actually fall flat on the concrete. I also know that while I will be there to support him, give him a hug when he needs it, a pat on the

back when it’s earned and maybe even a swift kick in the rear when it’s required, I realize that I get to do so on the sidelines and from afar. His are not my lessons to learn and not my mistakes to make. I’ve already made them, and still have many more to make ahead of me. I cherish those mistakes and the learning’s they have taught me, and can only hope that my son will find the value from his own lessons. And hey, if all else fails I have a younger son.

Fall is such a busy time for many of us. Between the kids going back to school, after school activites and the diminishing hours of light, we all jam so much into our schedules on a daily basis. So, I bet your thinking, “REALLY, I can’t get more involved in another group, organization or activity.” I hear you and I’ve been and am currently in your exact situation!

I know when I’m asked to volunteer, I start with the “I don’t have time, I have two kids and a husband that keep me busier that I want to be!” I used to over commit and say “YES” to everyone; however, I have learned to be involved with groups that I feel that I can make a big impact for my limited time committment. Let’s face it, my time along with all of our members is VERY limited.

YOU ARE LUCKY! You are already a part of an organization that is NOT going to interfere with family time, after school activites and can be limited to minimal time away from work this fall. Since you are reading this, you either work at an apartment community, own rental properties, work for a vendor company or own a business that provides a service to the multi-family housing industry. How lucky are you to have an organization right at your finger tips that you can make a HUGE impact in the multi-family industry and the community were we all live and work.

The Community Outreach Committee will be collecting items at the upcoming Breakfast Connection Meetings. Here are items that you can contribute with virtually no extra time and help other local organizations!

September 12th - Bring pet items to be donated to H.O.P.E. for Animals. If you’re an animal lover then this is the perfect way for you to get involved and commit very little time. If you would like a list of items that are needed - please see page 22.

October 10th - Socks are being collected for The Carriage House. The Carriage House is a certified “Clubhouse Model” program with the singular mission of assisting peole in their recovery from mental illness and reintegration into the committee.

November 14th - It’s Alzheimer Awareness Month and we are collecting puzzle books that will be donated to Kingston Healthcare’s facilities. Another very limited time committment and low cost option for you to get involved! Hint, hint - Puzzle books are available at The Dollar Store and can even be purchased in larger font!

December 12th - Coat, Hat, Mitten, Scarf, Boot, Shoe, Sock Drive for The Rescue Mission. We have found that many items can be purchased at a very low cost! On a trip to Dollar General a few months ago, I picked up socks at 70% off. I will admit that I did nearly clear them out of all of their socks, but I knew that they were going to The Rescue Mission this fall! Oh and there were some shoes and boots that were on clearance out too! Clean, gently used kids coats are also accepted, so when you are cleaning our your closets - bag those for drop off in December.

Oh and just in case you were wondering, we always take cash that will be used to purchase donated items. AAFW-NEI Members donated $176 for items to be purchased for the Salvation Army’s Tools for Schools program - which we turned into 618 items including folders, crayons, paper, rulers and tons of other stuff! What a great donation from several members - which will make a HUGE impact on our community!

Another opportunity to volunteer is on a committee! Most of our committes only meet once a month so your time out of the office will be minimal and we NEVER meet after work hours!! So your valuable family/after work time will not be affected. Below is a list of our committee that you can choose from:

Meets monthly after the Breakfast Connection: Community Outreach, Marketing & Promotion & Summit Celebration

Meets quarterly: Apartment Guide

Meets twice a year: Education

Meets as needed: Legislative & Special Events

All of our committees are looking for fresh, innovative ideas! You may have a particular interest in your staff getting more education through the AAFW-NEI - so the Education Committee would be a great fit for you! Do you like to plan events? Then the Summit Celebration or Special Events committee would be for you! We are also putting together a 40th Anniversay commit-tee so that may be perfect for you. Committee Members can be anyone that work onsite or for an Associate Member. If you want to get involved and just are not sure where you would fit - contact the AAFW-NEI Office and we would be happy to help you find the perfect place to utilize your skill set!!

If you are looking to get more involved - our Board of Director’s election will take place at the October 10th Breakfast Connection. Nominations are taken from the floor, so let the AAFW-NEI staff know that you’re interested in being on the ballot.

So whether you want to get involved by buying items to be donated through Community Outreach charities, being a committee member or running for the Board of Directors - it’s your time to get more involved this fall! The level of commitment is up to you!!

Technical Courses The five technical courses take place in the classroom, with instructors presenting core concepts and procedures. These activities will include discussions and hands-on activities, followed by online practice scenarios which allow you to play the role of a maintenance technician in realistic situations.

Electrical Maintenance & Repair October 13, 2017 • 9:00am – 4:00pm This course provides the solid foundation in electrical work that learners must have to be successful on the job, especially when working with appliances and HVAC. Content includes understanding systems and circuits; switches, receptacles, and fixtures; using meters; making diagnoses and repairs; following regulations; and safety issues.

Heating, Ventilation and Air Conditioning Maintenance & Repair November 15 & 16, 2017 • 9:00am – 4:00pm This course teaches students how various heating and air conditioning systems work, as well as how to maintain and repair these systems.

Appliance Maintenance & Repair January 24, 2018 • 9:00am – 4:00pm This course teaches students how to install, diagnose and repair the key appliances that they will encounter on the job.

The multifamily housing industry is a people-centered business. Even if you wanted to avoid people, you couldn’t could you? There are people moving in. People moving out. People who want to move in.

People who want your business. People who want to work for you. People who work for you. People who you work for. You cannot escape people … they will always find you. Always.

With so many people that you interact with in a day the odds are good that at some point you will encounter tension with someone else! I have studied connection and communication for many years and one of the most common reasons for miscommunication, misunderstandings, hurt feelings, angry feelings, frustration etc. is tied into our different styles of communicating.

If you’ve read this blog you know that I speak often of the two main communication styles:

• Direct Communicators• Indirect Communicators

Direct Communicators say what they mean and mean what they say. If you want to know what a direct communicator is thinking and feeling, just listen to the words! If they like something they’ll tell you. If they don’t like something, they’ll tell you. If they’re upset at you, you’ll know! And if they’d do anything for you, you’ll know that too.

In contrast to the Direct Communicators are the Indirect Communicators, whose words have hidden messages in them. In fact their words often do not communicate the whole message, and much of the message is found in their expression, demeanor, body language, or lack thereof, or in between the lines of the words they say.

Let me give you an example-about a year ago I discovered that someone I know was upset with some of the content in an email I sent out to an organization that we are a part of. This person sent me a very cryptic email that seemed to be out of left field and didn’t make a lot of sense. I just chalked it up to his unique sense of humor. Well, after a couple of months I learned that the whole issue escalated (in his mind) and this person made some major decisions based on his perception of what my email communicated. Here’s the deal, I had NO idea he was upset. I went back and his email response to me had nothing which said, “Rommel, I have a problem and I’d like to discuss it with you.”

When I sensed something was wrong I asked him about it directly and he was very cryptic and indirect again, never giving me a straight answer. Now that I have put all of the pieces together I realized that his earlier communications with me had signs that he was upset ... if I could read between the lines, with very strong glasses! Although I still don’t think I did anything to warrant the response he had, I have taken responsibility for my role in this and have worked to prevent something like this from happening again. That being said, if he was just direct in his communications with me, and chose to clearly communicate his feelings with me, I am confident we would have sorted this out in about two minutes.

My message to you today as you interact and communicate with the people around you…

• Say what you mean. • Mean what you say. • Don’t say it mean.

p Never Count Competitors Out When it comes to winning management assignments, odds don’t really matter. The drive a company shows in its effort to get the contract is more important.

m Fast-Moving Action Every day in apartment management is different -- you may have to drop everything to deal with a fire or flood at a community -- and you need to be ready for whatever comes.

p Gotta Be ‘All In’ Success in hockey requires a consuming passion on the part of players and the total support of their families and their entire support systems. The same holds true for those in the demanding field of apartment management.

i Contagious Excitement There is nothing better than experiencing the intense excitement of a live hockey game; the energy spreads throughout the entire crowd. Similarily, if a management company’s executives radiate excitement about their company’s mission, performance and future, those emotions can sweep throughout the company.

p Try Something New To quote the great Wayne Gretzky: “You miss 100 percent of the shots you don’t take.”

h Win, Lose and Celebrate Together Apartment management is a true team effort. When things go right, there is no one person to praise, and when things go awry, there is no one individual at fault.

p Spend Time With Customers Hockey players strengthen their team’s ties to the surrounding community when they interact with fans. There’s a valuable lesson here for apartment managers. Property managers who regularly talk with residents not only have an opportunity to get invaluable feedback and identify areas for improvement, but they can make their residents feel valued and more committed to the apartment community.

g Always Be Improving Hockey players know that improvement is vital to their careers and the success of their teams. That’s why they put in hours and hours on the ice rink. Likewise, property managers must seek out continuing education opportunities to further their careers and the performance of their properties.

p Don’t Be Afraid of a Change in Scenery Many hockey players have struggled with one team only to thrive after being traded to or signing with another. Sometimes, another apartment management company might be a better fit for a particular employee. If the employee believes that to be the case, he or she shouldn’t hesitate to make the move.

k Take Responsibility The most admirable (and effective) coaches and players are those who take responsibility for their mistakes on the ice. When you make a misstep, own up to it and figure out how to avoid it in the future. Your co-workers and your residens will respect you much more.
