NEWS AND INFORMATION FROM THE BOARD OF DIRECTORS
Roofing Update
The roofing contractor (Renovation Roofing & Remodeling, Inc.) completed Phase I (Year one) of our three year roofing project in mid-August. All of the units on Ford Court, the units on the south side of Dunham and three other buildings were among the twenty-one buildings that received new roofs, new 6 inch gutters, and chimney caps. Work on Phase II will begin in the Spring of 2016. We will inform you when a more specific start date is determined. Cement Issues within MRCV Concrete lifting has been completed at a number of units this summer. Caulking and cement replacement will be done at additional units this fall. Safety and structural considerations receive budget priority, followed by issues which are primarily cosmetic. As a result, not all drives or walkway damage will be addressed in 2015. The Board recognizes the excellent job that Fred Fayle continues to do in managing the annual cement budget. MRCV Directory The 2015 Directory will be updated and printed on October. Please contact Gayle Suddick by e-mail [email protected] or phone (248) 608-9954 if you have any changes from last year's directory or if you wish to be either added or deleted for 2015. If Gayle does not hear from you by October 5 your information will be printed as it was last year. What is Your Hurry ? A few of the co-owners along Dunham Drive have expressed concern about the excessive speed at which cars sometimes travel between Miners Run and Washington Road. AMI has requested that the Rochester Police Department place a mobile electronic speed indicator on Dunham in order to monitor and remind drivers that this is a residential street and that the 25 MPH limit applies. There is a substantial wait list for this device, so you may not see it for a while. We suspect that a substantial part of this issue originates from the homes outside of MRCV, but please let’s all of us watch our own speed to insure that we are not part of the problem.

Snowbird Reminders Most of you will be with us during the coming Michigan fall, but if you are planning to leave before the Holiday Season, here is your early annual reminder list from Glenn Haege. >If you choose to have the City turn off your main water shutoff (to avoid winter bills) also turn off the gas or electricity to your hot water tank so that the pilot light or heating element does not boil off the water inside your tank. This could lead to a fire and result in real trouble for both you and your roof mate. > If you turn off your refrigerator make sure that you clean it out completely and leave the doors propped open. > Unplug your TV, sound system, computers and other devices to save kilowatts and protect these expensive items from power surges. Many of them draw power even when they are turned to an “off” mode. > Lower your thermostat to 60 degrees and close the fireplace flu to reduce the warm air exiting the chimney. > Turn off your outside water faucets from the shut off in your basement. The handles on the outside can then be turned to an “open” position. Villager Newsletter Delivery This and subsequent editions of the Villager Newsletter will be delivered to the newspaper tube under your mailbox. If you will be out of town during the time of distribution (December, March, June and September) you can access the Newsletter through the MRCV web site www.mapleridgecreekvillage.com. The Newsletter will not be forwarded via U.S. Mail. Another Reminder on Your Windows We reported in a previous Newsletter that a contractor had advised us of the windows he had recently replaced at one of our “sister” Pulte condominium communities. In most cases the wood along the bottom of the windows had deteriorated because of water intrusion between the wood frame and the exterior aluminum covering. Some of you may have already experienced the same issue. This contractor advised that it would help to apply a bead of clear silicone caulk along the outside bottom of the windows and door walls where the glass and aluminum meet. It's a good idea to continue this caulk upward for several inches along each vertical edge as well. If you need help with this task contact Mike LaRaia. He can identify some contractors who will do this kind of work.

UPDATE FROM THE TREASURER Hard to believe but we are 8 months into 2015. And a lot of activity has been occurring in our community as I am sure you have observed. The operating fund has been busy with all the normal yearly activities such as lawn care, sprinkler system, snow removal (hard to remember last January and February), fertilization of lawn and trees & shrubs, mulch, insurance, water, management and much more. The operating fund also continues to take care of maintenance items such as shrub & tree pruning as well as removal and replacement, fence repairs, basement leaks, downspout clean-out, cement repair and replacement to name a few. And it goes without saying our volunteers are out all the time doing odd jobs and saving us money. We have a few more projects scheduled for this year, but so far it looks like the operating fund will finish close to budget. The roof replacement project has finished year one. We now have a fairly good idea of the total project cost except for the cost of shingles which is always a big unknown. So far the project is basically on budget. As you will recall, the board has said for several years there will be a funding shortfall for this project and a decision will need to be made on how to address it – assessment or borrowing. None of the basic facts have changed and the finance committee will meet shortly to study the available options and make recommendations to the Board. It is clear we will need to make a decision by December 1, 2015 as to how to proceed. There are way too many options to outline here but you are undoubtedly asking “what is the bottom line?” Put very simply, it has not changed from our previous communications - $4,000 to $5,000 per unit – covered by assessment, borrowing, monthly dues increase or any combination of these options. So stay tuned. We are working on the best solution for our community. But recognize that when we are done we will have high quality roofs properly installed, significant ice dam protection, all cape dormers inspected for leaks, new chimney caps, new 6” gutters and increased ventilation. So this should be the last roof project for most of us in our lifetime – sorry to point out the obvious. And, by the way, if your roof was done this year you still will be part of the overall funding solution. You don’t get to say “gee my roof is already done – why do I have to pay”.

The monthly dinner: Is held at the Hamlin Pub, located at 25 Mile Road and Van Dyke in Shelby Township (in Vince & Joe’s Plaza). It’s on the second Tuesday of the month at 5:30 p.m.
The Hamlin Pub allows for separate checks.
We no longer have an official Social Committee. We wish to take this opportunity to thank Nancy Viles for chairing the committee and the organizing of so many activities for many years. Also, thanks to Sharron Lynne Markey and Denny Slater and others for contributing many great social event ideas for some of our outings.

MRCV 2015 Annual Picnic - Not a washout!
Despite the weather, many homeowners enjoyed the camaraderie and the delicious
food at the 2015 picnic. It was also a nice opportunity to meet new neighbors. I'd like to
thank all those who generously gave of their time. Thanks to Linell and Dennis Slater,
Justine and Sal Reale, Tom Richardson, and Angelo Vitale for the set up and clean
up. Thanks, also to Jim Varty, Angelo Vitale, and the Ruggerios for the loan of their

MAINTENANCE
The maintenance team has completed a painting of all mailbox support stands and signposts. Our hard working crew was made up of Roland Maki, Darrel Dinger, Tom Grossman, Terry Markey, Jim Aitken, Ken VonBerg, Tom Richardson and Stan Genslak. Special thanks to John Smyntek for his work in monitoring our sprinkler system. John quickly responded to both changes in the weather and also accommodated the needs of the roofing contractor. His efforts contributed to a substantial reduction on water usage this

LANDSCAPE AND BEAUTIFICATION
TREE TRIMMING UPDATE We have requested quotes from several companies to trim those trees in the complex which have the greatest impact on our buildings -- specifically, the flowering trees and the river birch. Once the bidding process has been completed, we will have a better sense of dates for this work. In all likelihood, work will be done in late September or

early October. We have been selectively trimming trees all summer whenever special needs were recognized by the committee or by homeowners. The trees in the parkway do not belong to us and are the responsibility of the City of Rochester. CURBSIDE BRANCH PICK-UP The City of Rochester disposes of tree and shrub cuttings once every week, typically. This excludes the month of October, the time of autumn leaf clean-up. If you have clippings from shrubs, please place branches at the curb. No need to bag or tie--the City will pick them up. MODIFICATION REQUEST FORMS If you wish to make changes to your landscape, please reference the MRCV bi-laws. Once you have made decisions and they are in agreement with the policy book, please fill out a Modification Request form describing your desired changes. An attached diagram simplifies the process. The Board will make the final decision regarding your choices. Please feel free to call Mike LaRaia if you need help at 800-821-8800. ASSOCIATION RULES While L&B rules seem cumbersome, they are written for the well-being, care and beauty of the entire complex. Please do not begin your project without a signed modification plan. Without this plan, the changes may not be recognized as viable in the future and the association will not be responsible for their upkeep. VOLUNTEERS
Many of our co-owners have landscape and gardening experience. There is at least one new neighbor who is a Master Gardener. Please know that you are welcome to join the L&B committee.If you have an interest, please call Mike LaRaia at 800-821-8800. Janet Tevlin, Chairperson Ford Woods Report The Board has recently approved contractor quotes to trim back bushes and trees around the edge of Ford Woods in order to maintain the grass line. A quote for the removal of two large dead/diseased trees along the Maple Creek Ct. side of the woods was also approved. This work will be done in the Fall. Jim Varty, Chairperson

Questions and Answers from Co-Owners
AMI, Board members and Committee chairs occasionally receive questions from co-owners regarding various policies, or relating to maintenance, landscape or procedural issues. Although most of these are answered on an individual basis, the Board believes that some of the topics are relevant to all residents in our community. We have therefore identified some of the more recent questions and are addressing them here as an additional source of information. Q. I have some serious cement damage on the sidewalk in front of my driveway- who is responsible for repair? A. Maintenance of sidewalk cement is the responsibility of the City of Rochester. The City will respond to requests from individual owners who report deteriorated cement in front of their homes, so we encourage you to report this kind of damage. They will inspect the problem, but expect a substantial delay before the repairs are made. If you receive an invoice from the City for “your portion” of sidewalk repair do not pay the invoice. Send it immediately to Mike LaRaia at AMI. This cost is an Association responsibility. Q. The roofing has been done at my unit, but I am still getting a “wash out” of mulch and dirt on my driveway after a hard rain. Why is this still happening? A. One configuration on the ranch units within MRCV directs rain from large sections of roofing into two relatively short sections of gutter. Because of this design, even the larger 6” gutters get overwhelmed during a heavy rain. Our roofing contractor has recommended against additional diverters over these gutter areas because of increased possibility of ice damming during the Winter. We have therefore asked our landscape contractor to address this problem with an area of larger stones on each side of the driveway. The result is attractive, and we believe it will minimize the “wash out” of mulch and dirt.

B. Tom will attend tonight's Rochester City Council Meeting and support the MRCV
Association request for an extension on the sump pump program to October 2015.
C. Tom also suggested that the Board take some action on the inspection of the
flood gate on Washington Road. This inspection was quoted on by Trussel last month,
and would include review of the 12' culvert under Washington Road, review of the flap
gate within the storm manhole of MRCV Units 42-48 and assess if it is operational.
Motion was made by Robin and seconded by Rick: to retain the services of HRC to
complete Task #2 based on the quote proposal of May 7, 2015 for $1920.00. Motion
approved.
New Business
A. Tom began a discussion regarding the possibility of adding Gutter Guard to some
of the new gutters. Several MRCV Units have 'messy' trees that tend to fill the
gutters every fall, and one co-owner requested the investigation of Gutter
Guards. Following discussion the consensus was that even the use of Gutter
Guards will require some type of maintenance. Mike will obtain some cost
information and the subject will be discussed at the July meeting.
B. It was noted on the L&B walk around that there is a tree between 1682 and 1686
that is dead and needs to be removed. A request for a quote from Adam Oaks
will be sent by AMI.
C. A co-owner was given several minutes to address the Board. They presented
several concerns regarding Ford Woods:
They have noticed dumping of yard waste possibly by homeowners along the
Ford Woods edge and our walking path
Dumping of animal waste by walkers
Fall yard waste/leaves might also been left behind by Adam Oaks last fall
September 2015 Page 10
Request for trimming/pruning of overgrown tree's hanging over the grass line
of Ford Woods.
The Board asked a few questions and assured them of our concern and
willingness to respond to these issues. The Board will have AMI contact the HOA
President and notify homeowners along the area of the Ford Woods of our no
dumping/ no trespassing request.
D. The Board discussed the issue of ice damming and heat tape installation on our
new roofs. Both the roofing contractor and our roofing consultant agree that new
roofing may not prevent ice damming in certain problem areas. The Board agreed
that co-owners who wish to install heat tape on the new roofs at their units may do
so, provided that the work was professionally done and that a modification request
was submitted and approved. The cost would be the responsibility of the co-owner.
This option will be included in the September newsletter.
E. AMI requested Consumers Energy to test the areas around several gas meters
where planting were showing distress. Consumers Energy tests reported no gas
leaks in these areas.
F. Low ground areas have been identified behind some units. These unit numbers
will be passed to Adam Oaks with a request to raise low areas with additional dirt.

requesting their assistance in reporting any noticed dumping in the Ford Woods.

Tom submitted a revised version of MRC003A for the Board's review. After some
discussion a motion was made to approve the revised version of MRC003A
dated July 20, 2015.
Our problems with the street lighting continue without resolution. Smith Brothers
has been on property working on the problem.
New Business
A. Mike presented us a quote for the addition of gutter guards to a few of the
units. Cost is about $200.00 for each. Following discussion the Boards
consensus was to table this and not proceed any further at this time.
B. Mike has contracted with US Painting to do some of the front doors and a few
garage doors that were identified as needing repainting.
C. Mike presented a letter from one co-owner who has some damage and spalling
on the city side walk in front of her driveway. This co-owner contacted the City of
Rochester for review and was told that when and if the City replaces this cement
that the owner would be responsible for a portion of the replacement cost. The
Board began discussion of who should be responsible for this portion of the cost.
Mike stated that in the past, the Association has assumed this cost. The Board
was in agreement that the Association will continue to pay the owner's portion
due to the City. Tom will post an article in the next Newsletter notifying co-owners
to submit any bill from the City for their share of cost of cement replacement to
AMI.
D. Mike received a call from a co-owner asking if he could replace part of his
cement driveway at personal expense. The Board requested Mike send the co-
owner a reply that reminds him he may file a Modification Request to be
presented to the Board for review.

A. Adam Oaks has submitted a quote for RFQ-00029 which includes removal of
shrubs and evergreens, replacement shrubs, and disposal. This RFQ has already
been approved by the Board.
B. Adam Oaks has submitted a bid for refreshing the stones under 15 decks that
were identified to be in need of edging, debris removal and the addition of
cobblestone. This has already been approved by the Board.

A. Rick gave the Board a detailed review of the current budget. Currently the MTN
activity is over budget, L&B will be over budget if all pending projects are
approved. The sprinklers and water usage may be under budget. It is noted that
these numbers may change as we continue through the rest of the year.
B. Rick also provided a projected roofing cost for the 2015 project.
The starting May 2015 estimated costs and the updated July 2015 estimated
costs show minimal variation, which indicates we are close to target.
C. The Finance Committee will be meeting in September to discuss the 2016
budget and future roofing payment options.

Still no updates on the Washington Road Flooding issue from the City of
Rochester.
Mike will notify the Board when he has information from HRC regarding the
request for services.
Phase 1 of the MRCV Roofing and Gutter Project has been completed. Mike,
Tom and Denny made a tour of the completed buildings and identified a couple
issues with the color appearance of the roof flashings on several units. AMI has
also received several complaints from co-owners about the color of the flashings
and how the black color extending into the siding area of the large window above
the front door is rather unattractive and appears unfinished.
Today the entire Board walked the area and identified these areas of concern.
The Board was in agreement that we need to improve the appearance of these
units. Dave Law of Renovations gave Denny a few suggestions: 1. remove the
flashings and replace with a different color (this would require extensive work and
substantial cost) 2. Painting over the black flashing, matching the color to the
gutter or vinyl siding 3. Place siding over the flashing to match the color of the
gutter or siding which would avoid future maintenance, but might be very costly.
Following discussion the Board decided to try the painting first. Mike will obtain
quotes from painting contractors for this project. We will only start with one or two
of the units so we can observe the appearance before proceeding with the rest of
them. We will strive for continuity for all units.
Mike presented the Board with a proposal and quote for the repair of our street
lights. Smith Brothers has proposed a recorder be put on both circuits for a week
to monitor if the current ramps up and trips the breaker, or if it spikes immediately
and trips the breaker. This would also monitor voltage to see if there are dips
causing the current to spike. Additionally they noticed some issues with the fuse
holders and poor connections.
New Business:
A. Mike shared two co-owner correspondence issues. These issues were discussed,
with no action needed.
B. Smith Brothers Electric suggested that we might want to consider installing LED
lights when the breaker issues have been resolved. Mike will request updated
bids from the previous LED Companies that provided us with proposals and
quotes. Denny also provided a third company that would be interested in
providing MRCV with a proposal and quote.

C. Two large Elm trees have been identified in Ford woods that need to be dropped.
Mike will contact Adam Oaks for a quote.
D. Tom began a discussion on the Association's responsibility for maintenance of
sump pumps. This has been a complicated issue because of the inconsistencies
with the Responsibilities Chart, the Master Deed and a 2005 letter from the
Board regarding the maintenance of the sump pumps installed at that time. Tom
will work at making sure our Association documents are consistent and present
this at the September meeting.

A. Adam Oaks is in the midst of completing several approved RFQ's, these
include the pruning of all flowering trees.
B. The question of aerating the front lawns this fall was discussed. This might be
deferred to 2016 as the L&B budget is tight.
C. A question was raised as to whether additional fertilization of front shrubs, and
would help prevent so many from succumbing to the harsh winter weather. Tom
will discuss with the L&B Committee for their opinion.

A. Three rain sensors have been repaired by Instant Maintenance.
B. A contractor will be on-site to paint several front doors and touch up a number of
garage doors.
C. The Committee will be completing another inspection walk around.

Newsletter: Denny Slater
The September Newsletter should be ready for publishing by the 15th and
then distributed within the complex.
In previous years a note has been included in the newsletter reminding
snowbirds that they could receive the newsletter via the US mail. This winter
2015/2016 the Board will recommend the snowbirds access the MRCV Website
to read the newsletter. No postal mailings will be offered

Notifications have been distributed with details for the MRCV Annual Picnic on
Saturday August 29, 2015.

It has been suggested that an updated photo of the MRCV Washington
entrance be taken and posted on the Website and on the front of the newsletter. Robin
will follow-up on this suggestion.
