Condominium Directors and Officers LiabilityA condominium association is a legal entity of individual unit-owners who own their individual living spaces but jointly share ownership and responsibility for mainte-nance and upkeep of common areas. Condo-minium association bylaws are established under enabling statutes of each state and require management of the condominium by a board of governors or directors. Board members are usually (but are not neces-sarily) residents of the condominium and usually are not paid. While standards of ac-countability to others by unpaid directors of nonprofit associations are not as stringent as they are for directors of for-profit corpo-rations, condominium directors must still meet standards of reasonable care. Defense costs can accumulate rapidly, even when a legal action is decided in favor of the direc-tors. Condominium directors and officers liability coverage is similar to the corporate version. High limits are available but cover-age is usually subject to a deductible. The premium charged is based on the number of condominium units. The market for this coverage includes:

Abstracters Professional LiabilityThis coverage insures against claims that arise from alleged negligent acts, errors, or omissions in researching the validity of real estate property titles and any restric-tions on them. Coverage applies to claims that arise due to an abstractor providing either faulty or incomplete information about the title.
