The nest is empty, and all isquiet. The pitter-patter of lit-tle feet has turned into thesound of creeks in hollowhalls, and that’s whenyou’re at home. Most of thetime, you are not home because if you are not on acruise, you are on a flight tovisit friends and familyacross the miles. So, howdo you know when it is timeto downsize your familyhome and start a new chapter in your “home ownership?” The followingare five signs that it’s timeto downsize you currenthome.

1Home repairs and maintenance are eating

up your budget. If you haveto make a choice betweengetting a new water heaterinstalled and buying groceries and prescriptions,it’s time to downsize.

2If you only live in 25% ofyour home, it’s a good

indication that it’s time todownsize. Let's do themath: 5 bedrooms, 3.5bathrooms, a kitchen, agreat room, a dining room,and a living room all equalabout 13 rooms, right? Youlive in your bedroom,

kitchen, and one bathroom.That’s only 25% of yourhome. But, what aboutwhen there are visitors orholiday dinners? The addition of those seasonaloccurrences still only uses40% of your home. It is timeto downsize to a more manageable space to avoidthe dust in the other unused75% of your home, precipitating sneezes inyour well lived-in 25%.

3And speaking of welllived-in, are those

rooms well lived in or haveyou rightfully taken

advantage of the free timeyou have to travel and beadventurous? Maybe youcould travel more if yourhome expense budget, including your mortgage,was not such a large part ofyour monthly expenses. If you have paid off yourhome, you are in an even more desirable situation to downsize because you could sell your home and purchaseboth a new home or condoand a vacation home.Wouldn’t that be fun?

4Aside from the monetary concerns of

maintenance, let’s look atthe time commitment to theupkeep of your home.Many maintenance-freecommunities exist for people just like you who areon the go and want tospend time putting on thegreen, not mowing one.

5Thinking back to thepercentage of the home

in which you dwell, how isyour real estate tax calculated? Is it calculatedbased on 25% of yourhome or 100%? You see for

yourself that it would be-hoove you to downsize ifyour personal propertytaxes owed don't reflect theactual space you are using.

It is a real eye-openerwhen you assess whetherto downsize your home ornot. It may seem like a difficult decision because ofthe investment you havemade in your current property. Yet, you will notlose that investment. Youwill actually gain a quality oflife that you deserve withmore time, more money,and more adventure.

ship Award recipients werehonored at the annualawards reception on June12, at the Dr. Phillips Centerfor the Performing Arts, Orlando. The OrangeCounty Public SchoolsSchool Board was selectedfor the 2015 Florida Alliancefor Arts Education SchoolBoard Leadership Award bya statewide panel of ex-perts. This award recog-nizes an outstandingFlorida school board for its

exemplary support of high-quality arts educationthrough its policies andpractices within its district. Dr. Mary Palmer, FAAE

Founder and Arts Advocate,presented the award. Sheapplauded the OrangeCounty School Board andshared some of the Board’saccomplishments:The Orange County

School Board ensures thatall students in OrangeCounty Public Schools willhave access to high qualityarts education, includingequitable access for stu-dents across all socioeco-nomic classifications. Evenduring a challenging econ-omy, this School Boardmaintained its commitmentto arts education by strenu-ously campaigning for aone-mill increase on prop-erty taxes. This special tax,specifically earmarked to

protect arts programs, wasoverwhelmingly passed byvoters in 2010 and again in2014. During the past 6years, OCPS has increasedthe number of arts educa-tors annually and nowboasts over 600 arts educa-tors. Under the guidanceand support of the Schoolboard, 66.9% of OCPS stu-dents, over 130,000, arenow enrolled in visual andperforming arts courses. For over 20 years, the

school board has sup-ported a program whereevery 2nd grader attendsthe Ballet and every 3rd,4th, and 5th grader attendsa concert with the OrlandoPhilharmonic Orchestra. Inaddtion, all schools in Orange County have ac-cess to the Journeys IntoArts and Culture programwhich provides transporta-tion and entrance fees to

arts and cultural institutionsthroughout the county. As aresult of their leadership,OCPS was named a Partnerin Education with theKennedy Center for the Performing Arts. Two Or-ange County schools,Howard Middle SchoolAcademy for the Visual andPerforming Arts and LakeNona Middle School, haverecently been recognizedby FAAE and the FloridaDepartment of Education asFlorida Arts Model Schools.Individually and collec-
