Project Introduction and Overview

Description Single family, Craftsman style home with 3 bedrooms and 2 bathrooms and 2100sq/ft. The house was built in 1913 on .51 ac lot in the South Park neighborhood of San Diego, CA.

Rehab Overview This home was in need of a major renovation, inside and out. Exterior improvements included foundation repairs, deck improvements, garage repair and total landscaping. Interior included complete new electrical and plumbing as well as a new forced heat system. New kitchen, bathrooms, flooring, paint & all fixtures.

Contractor Overview Licensed contractors where used to complete all work.

EXTERIOR:1. New Front — Home Depot, #412-172 - $183.002. Prep & paint exterior of house & garage. (See Color Chart Below)3. Repair any damaged wood (as per termite report), especially North & South sides of house. 4. Install gutters at front & back of roof, along with downspouts. 5. Replace porch lights-Hampton Bay Exterior Sconce, Home Depot item#272-198, $42.97 6. Repair existing windows, including counterweights. (Replace unserviceable windows w/ same style as existing).7. Garage Roof:1. Remove existing material 2. Install new, ½” plywood where needed 3. Install drip edge on roof perimeter 4. Install 15 lb. tar paper 5. Install 30 yr. architectural style shingles to match house shingles 6. House Roof— Patch and add vents as per plans7. Permit & schedule inspections as needed with city

Landscaping 1. Clean front & back yard & remove all debris. 2. Sod grass in front & side yards (as per landscaping plan)3. Plant annuals in front & back yard (see landscaping Plan) A. Red Fountain Grass and Mexican Feather Grass 4. Add dark brown wood chips in all areas other than grass
