    Bhendi Bazaar is home to theDawoodi Bohras, a tight-knitcommunity of Ismaili Muslims of

    the nearly 20,000 residents.

    The Bohras have lived in BhendiBazaar for around a century andown most buildings in the area

    While these buildings have charmand character for visitors, it seemsthat for inhabitants the charm hasworn off.

    social, and religious hubs at theheart of Mumbai.

    Mosques, bazaars, apartments, andorganic street patterns all coalescedto create a tight knit vibrant urban

    fabric.

    Overcrowding, lack of maintenance,negligible investment in theinfrastructure have led to a steadyerosion of the fabric of Bhendi

    Tenements in the existing chawls

    are barely 150 to 200 sq ft largewith common toilets.

    Currently, the area is serviced by

    infrastructure that is nearly 100

    years old. The existing roads werelaid for transportation belonging toan earlier era and can hardlyaccommodate the volume or size ofmodern vehicles.

    The project has been conceived underthe Government scheme, DCR 33 (9). Itencourages builders to take up aminimum area of 4,000 sq m (aboutone acre, which could hold five to sixbuildings) and offers a higher-than-

    standard floor space index (FSI) of 4. It covers 16.5 acres of land in the

    congested area of Bhendi Bazaar. The entire area is nearly 100 years old.

    MHADA has classified most of thebuildings as Dilapidated.

    The Saifee Burhani Upliftment Trust (SBUT) has been establishedspecifically with the aim of Upliftment and well-being of the peopleresiding in Bhendi Bazaar by providing them with more spacious flats.

    The proposed redevelopment will transformBhendi Bazaar into

    a diverse sustainable community with a healthneighbourhood . It will attract new business and private

    investment, increasing employment andcontributing to the socio-economic growth of iresidents.

    SBUT had petitioned the state government for certain concessions to makethe project viable, which include offering floor space index (FSI) of 4 fortransit tenements against the earlier 1.33 to 2, reducing side margins from4.5 meters to 1.5 meters, and handing over civic-owned properties withinthe cluster to the developer.Approximately 249 old and dilapidated buildings, 3200 families, 1250

    businesses and five mosques and religious structures fall within the Projectarea.

    it Is A "No Profit, No Loss" Project, AsConstruction Costs Will Be Offset By ProfitsFrom The Construction Of Four Towers With Parking

    80% of the project involves rehousing theexisting tenants free of cost in brand newbuildings.

    recover the project costs.

    In any top-down approach an appreciation of the complex socialfabric of a neighbourhood that develops over decades is rarelytaken into consideration. You can never get all the nuances of

    life in such inner city areas.

    The look and feel of the bazaar will disappear and in its placewill come an inorganic cluster of high-rises no different fromanywhere else.

    there has been a lot of thinking about how best to maintain theunique characteristics architectural flourishes, communityfeeling and shop frontagesof Bhendi Bazaar, but this has to bebalanced with the needs of residents.

    The street-level retail activity of restaurants and shops selling

    everything from fans to auto spare parts to ready-made ridas ,which give the bazaar its character, will probablyshift to higher floors.

    Is this going to be the future of urban regeneration for a city likeMumbai, where several areas are old and crumbling? Could this

    become another freebie for the already powerful builder lobby?
