Selling your home? Don’t forget to order a Disclosure Package
Homeowners sometimes ask if it is necessary to provide the
purchaser with a disclosure package when selling their home. The
answer is YES! State law requires it. By law, the disclosure
package gives the purchaser a copy of all governing documents,
policies, financial information, insurance coverage for the associa-
tion, etc. In addition, it provides the purchaser with information
specific to the home they are purchasing, such as the current
assessment balance and any outstanding covenant violations at the
home. If you need to order a disclosure package you can do so by
logging onto www.communitygroup.com. Select “order resale
documents” from the selection options at the top of the page.
KINGS CHARTER COVENANT RULES
The Hanover County Board of Supervisors passed two new
ordinances on May 11 regarding the keeping of chickens and bees
in residential districts. We want to remind everyone that the
Kings Charter covenants limit animals to no more than two (2)
dogs, cats or other household pets (or any combination thereof).
While the County ordinances may allow chickens and bees in
residential districts, the Kings Charter covenants are more
restrictive and those animals are not allowed in our community.
QUESTION: When I am making modifications to my property,
such as landscaping changes or adding a deck, and the change is in
my backyard and not visible from the street, do I have to submit the
change to the ACC?
ANSWER: The ACC Guidelines make no distinction between the
front and the back of your property. Remember, your backyard is
probably visible to your adjacent neighbors, plus it may be visible
to your neighbors behind your property. Please consult the ACC
Guidelines when making alterations to the exterior of your property
and if in doubt, please submit an ACC Application for Exterior
Alterations. As always, applications must be received by noon on
the last day of the month in order to be reviewed at the next
month’s meeting. It is held on the second Tuesday of every month
at 7:00pm. We recommend attending the meeting if possible.

Skateboarders and bicy-clists: Stay close to the curb if you are in the street and move over and let moving vehicles pass by
No leaves, tree limbs or sticks are to be dumped into the lake or on common area or easements
No playing of soccer or lacrosse on the tennis courts. The tennis courts are only for the use of playing tennis. Bicycles, skate- boards, scooters and roller blades are also not permitted on the tennis courts.

Learn about their culture while he or she learns about living in an American family. We have a variety of programs to suit your family’s work or non-working schedule. REPORT VANDALISM
If you see any vandalism occurring or after it has oc-curred please first call the Hanover County Sheriff’s Department non emergency number at 365-6140. Also, please call the Kings Charter office at 550-2507 and report the location of the vandalism to the Clubhouse staff. Thank you for being an extra pair of watchful eyes.
REWARD OFFERED RELATED TO VANDALISM
Up to $500 will be awarded by KCOA to any person or per-sons providing information lead-ing to the arrest and conviction of anybody responsible for crimes committed against Kings Charter Owners Association property. The amount of the reward will be determined by the Board of Directors of KCOA on a case-by-case basis and will depend on the degree of damage caused by the perpe-trators, the number of people involved in providing informa-tion and other factors. Call the Hanover County Sheriff’s Office, 365-6140 or the Clubhouse, 550-2507 with any information.
VANDALISM REPORT
The Sheriff’s Office has re-quested if vandalism occurs on your property, to please contact them immediately so they can take your report. These reports can lead to arrests. They are sometimes related to other acts of vandalism or crimes. Remove any valuables from your cars, lock your car doors, close your garage door and turn on the exterior lights of your home. If you see anyone doing damage to KCOA prop-erty or to an individual’s per-sonal property, please call the Hanover Sheriff’s Office, 365-6140.

ACC Applications And Signatures
Please remember that all ACC applications must obtain approval
from the committee.
When one of your neighbors asks you to sign their Architectural
Control Committee application, they are only notifying you of their
intent to make changes. It is up to the ACC to determine if the resident
has enough information to proceed with their project.
The last day of the month is the last day to submit Architectural
Control Committee applications. The committee meets on the second
Tuesday of the following month to review submitted applications. If
you are applying for a change, all affected residents surrounding your
property must sign the application. If you plan on removing trees, you
must also apply.
If you are building an addition to your home or adding a shed, deck,
play set, paver patio or walk way, fence or landscaping, it would be best
if you attend the meeting, in the event the committee has any questions.

Association members are invited to submit photos or articles of
general interest to the Clubhouse. The Association reserves the
right to accept, reject, or condense articles.
KINGS CHARTER COMMERCIAL OWNER/TENANT ARTICLES AND ADVERTISING
The primary purpose of the Kings Review is to communicate
Association news and information to the membership. The secondary
purpose is to enable members to convey their family oriented
goods and services to each other. Advertising is available
to Association members in good standing, according to their
member-ship and on a first-come, first-served basis. Commercial
members may insert display ads on a first-come, first-served basis
and of business card size.
The Association takes no responsibility for the quality of
items or services advertised in the classified section, or take
responsibility for information submitted and does not promote
any particular business or service.
Hanover Tavern in Mechanicsville is offering several
programs looking into the lives of women during the
19th century. Details are shown below.
Boats And Campers And Other
Recreational Vehicles
The information below regarding recreational vehicles was taken
from the Architectural Control Guidelines. If you have one of these
vehicles on your property, it needs to be parked somewhere other
than in Kings Charter.
9.2 VEHICLES: Campers, house, horse and utility trailers,
recreational vehicles, boats, school buses, motorcycles or
commercial vehicles over 6,000 pounds with dual wheels, inoperable
vehicles, unregistered vehicles or similar items may not be kept on
any lot (except in an approved residential garage), nor on any
common area, nor any street within Kings Charter. These types of
vehicles and items can only be parked in an area identified by the
Association. If the Association does not identify such an area, they
must be parked outside of Kings Charter. Major vehicle repairs,
requiring the vehicle to remain in place for more than one day, shall
not be undertaken on any lot, except inside a garage.

Owners are able to enter the Clubhouse fitness room everyday between the hours of 5:00am and 11:00pm.
A key FOB is not needed during open hours (9am-6pm). Should you need a replacement, the fee is $10.

WEIGHT ROOM EQUIPMENT
AND WEIGHTS
The fitness center is getting busier than ever and we need to
observe and be aware of the rules. The Inflight Fitness
machine was badly damaged due to someone dropping the
weights down onto the stack. Another treadmill belt was
severely damaged due to a free weight or bench rubbing the
tread while being used.

elliptical machines if someone is waiting

Wipe off all equipment used
Bring a dry towel to wipe perspiration so that it does not

How To Join Kings Charter
Facebook Group
If you did not already know, Kings Charter has a
Facebook Group! The group is dedicated to the
owners and residents of Kings Charter and is
designed to provide a safe and secure social
networking site for all owners and residents. Any
owner or resident who is not currently a member of
the Kings Charter Facebook Group can request to
be added by sending an email to the Clubhouse at
[email protected]. Please include
your name and address and indicate if you are an
owner (or immediate family member of the owner
if it is your permanent address) or if you are a
renter. If you are a renter, please include the
owner’s name.
ABC License Not Required
When reserving the Great Room for an event
it is not required to obtain an ABC Liquor
License. If you will be selling liquor by the
drink, then it would be necessary to obtain a
permit. Alcoholic beverages should not be
carried outside of the building.
Leash Your Dog
We have had reports of resident dog owners that are
letting their dog walk or run and not using a leash. Not
all people are dog lovers and actually some folks are
afraid of dogs. Hanover County does have a leash law
and we ask that it please be observed.
Please take a plastic bag along while walking your dog
and clean up after them. Do not let your dog use
someone’s mail post as a stop. Some residents have
plantings around their post. Please do not put your dogs
waste into another resident’s garbage can. Make your
dog proud and be a responsible pet owner.
