As summer draws to a close, RCBOR hasbeen busy distributing and now collectingthe boxes for our annual back to schoolprogram that we run in conjunction withPeople to People. Hope each of you hasparticipated in some way. The students andthe donors can feel good about themselves.It is a worthwhile program that offersesteem to children.

Our next Realtor program is about Realtorsafety. This program is FREE to allRockland County Realtors and will includea continental breakfast. It will be held onWednesday, September 19th at 9:00am, atthe Holiday Inn in Orangeburg and will betaught by Roseanne Farrow. This programis of vital importance for all Realtors. Weare living in uncertain times and safety isessential for all of us.

At the beginning of September, our electeddirectors will be going to the NYSARmeetings in Saratoga Springs. Becausewe are a large Board, we now haveeight delegate members who will beparticipating, training and learning how tooperate a local board of Realtor office. Thisis an increase of two more delegates thanlast year and that is based on the increase inour local membership.

And lastly, our Board office is finally beingrenovated. It has been more than seventeenyears since anything has been done to theoffice. The improvement is long overdue.The renovations will improve the utilizationof the office space and bring our bathroomup to code for people with disabilities.

We are making progress in many areas andlook forward to the new office and morefunctional layout of the space.

Our Annual Monte Carlo Nite is in theworks for October and details will beannounced shortly.

Any broker who does not have 15years of consecutive licensure priorto July 1, 2008 will not be eligiblefor the continuing educationexemption. Any broker currentlyexempt but lets their license lapsewill lose their exemption.

Fair housing componentto CE becomes law

Gov. Eliot Spitzer signed NYSARsupported legislation into law thatrequires at least 3 hours of fairhousing and anti-discriminationcoursework as part of the existing22.5-hour requirement for realestate licensees. This newrequirement will ensure thatREALTORS are well prepared tomeet the diverse housing needsof clients and customers. Thisrequirement will take effect onJuly 1, 2008.

NAR and Habitat partnerfor Gulf Coast recovery;volunteers needed

The National Association ofREALTORS has entered into apartnership with Habitat forHumanity International (HFHI), inwhich NAR and its state and localREALTOR associations willgenerate more than $4 million tobuild as many as 54 homes along theGulf Coast. In addition to raising$75,000 per home for land andbuilding materials, REALTORS willvolunteer their time and skills toassist in the building of thesehomes.

Through HFHI’s Global VillageTrips program, teams ofREALTORS from across thecountry will take week-long tripsto the Gulf Coast region where theywill work on homes sponsored byREALTORS as well as other homesbeing built through HFHI.

HFHI Global Village Team LeadersSteven and Jacqlene Rose fromSidney, NY, (Otsego-DelawareBoard of REALTORS) will lead ateam of NYSAR members in theGulf Coast, helping assist NAR andHFHI in its efforts. The team willconsist of up to 20 energetic,hard-working REALTORS whowish to help rebuild the Gulf Coastfollowing the devastation ofHurricane Katrina.

The NYSAR team is scheduled tovolunteer October 7-13 in Slidell,LA, which is located approximately30 minutes outside of New Orleans.NAR will contribute $100 pervolunteer, with all additional costsbeing incurred by the team member,in conjunction with the teamleaders. It is anticipated that the costwill be approximately $500 perperson, plus airfare. This cost willcover shared team accommodations,team site transportation and someteam meals. Interested REALTORSshould e-mail [email protected] an application and/or for moreinformation.

What Gen X wantsNew York Newsday (08/10/07)P. C8; Janovsky, Julie

Once characterized as "cynicalslackers," Generation Xers--bornbetween 1965 and 1977--are prov-ing to be tech-savvy home buyerswho turn to the Internet to look atproperties and know exactly whatthey want by the time they makecontact with real estate agents.According to the NationalAssociation of REALTORS, buyersaged 25 to 34 account for 51 percentof first-time buyers, 30 percent oftotal buyers, and 18 percent ofrepeat buyers. A recent online pollof 1,500-plus home buyers forCentury 21 by InternationalCommunications Research revealsthat Gen Xers devote one-quarter oftheir incomes to purchasing theirfirst homes, while baby boomersspent only 20 percent. Most pay

close attention to the length of theirwork commutes, while babyboomers focused more on pricewhen buying their first homes.Additionally, baby boomers madetheir first home purchases toaccommodate a marriage or otherlife change, while Gen Xers viewhomeownership as a goodinvestment. In terms of homefeatures, Gen Xers prefer openfloor plans, granite countertops,flat screen televisions,environmentally friendly andenergy-efficient components, andhigh-tech appliances.

Despite Rising Gas Prices,Home Buyers Want BigGarages

Home buyers in increasing numberswant garages with two or morespaces in their homes, according tothe 2007 Profile of Buyers' HomeFeature Preferences, released thisweek by NAR. Since the last surveyin 2004, oversize garages saw thebiggest growth in terms of whatrecent buyers considered veryimportant in a home, gaining 16percentage points to 57 percent.Among buyers who purchasedhomes without this feature, 56percent of them said they wouldhave paid more for an oversizegarage, compared to only 6 percentin the 2004 survey. Other prioritiesfor today's home buyers include airconditioning, with three out of everyfour respondents ranking this as"very important," and a walk-incloset in the master bedroom, whichwas very important to 53 percent ofrespondents. Hardwood floors andgranite counter tops each gained 7percentage points from the 2004survey, with 28 percent and 23percent, respectively, of buyersviewing these features as "veryimportant." Gaining 6 percentagepoints was cable/satellite TV-ready,at 46 percent.

PRESIDENT’S REPORT:Nettie Price introduced Judy Andersen,President of OCAR. Discussion regardingthe annual Orange & Rockland Convention.Ms. Andersen reported that the not-for-profit gathering has been a 50/50 event inits 10 years.

Attendance was much lower this year fromthe Rockland Realtors. Some reasonsoffered by board members were theOrange County location; the mostly OrangeCounty vendors; the “tough market” andthe perceived emphasis on sales of C.E.speakers, rather than education.

Nettie lead a discussion of theregionalization of realtor boards. BillThorne motioned to establish a committeeto explore regionalization. It was second byMarta Segarra-Allen and passed. Bill fur-ther motioned to have a seven membercommittee. motion second by Adam DiFrancesco, motion passed.

COMMUNITY SERVICE:Drew Kessler - next meeting for MonteCarlo Night 6/26 @ 9:00 a.m. Drew Kesslermotioned to donate $1000.00 from thefundraiser at the penguin theater to theRockland Family Shelter. Second - MerrillStarostiak, passed.
