A SYDNEY syndicate haspurchased two adjoining re-tail/commercial buildings atLutwyche on Brisbane’snorthside for $22.5 millionthrough Ray White Commer-cial.

Ray White Transact’s RickBird said the offers to pur-chase campaign for the two-storey property at 461-473Lutwyche Rd attractedstrong interstate and over-seas interest.

“It was very aggressivelysought after and attracted alot of interest but, in the end,

the vendor decided to accepta clean deal that was not sub-ject to financing and capitalraising before the close of thecampaign,” he said.

The property, which wasextensively refurbished byHutchinson Builders forformer owner Harvest In-vestments, has a net lettablearea of 4962sq m.

It is on a prominent4416sq m site with 87m ofmain road exposure.

It was sold with a 10-yearplus weighted average leaseexpiry and is occupied

Sydney syndicate wins battlefor adjoining city buildings

A RETAIL precinct adjacentto the scenic CurrumbinCreek on the Gold Coast thatis also home to one of Austra-lia’s top award-winning res-taurants will be put to publicauction next month.

The retail component ofthe mixed-use developmentknown as Oceanwalk Plaza,at 3 Thrower Dr, Currumbin,is expected to drive a flurryof investor interest beforebeing offered for sale by auc-tion on October 14.

He said similar retail pro-perties in the area wereachieving yields rangingfrom 5% to 7%, with Ocean-walk likely to achieve a yieldof at least 6%.

Knight Frank Gold Coastjoint managing directorMark Witheriff said recentactivity in the retail stratamarket has supported the de-cision to offer the property atthis point in time.

“We have seen the sale of anumber of properties in theimmediate vicinity, such asBurleigh Heads and Palm

Beach, which have attractedaggressive bidding by poten-tial purchasers,” he said.

“Given that the propertyhas a combined net incomeof $169,534 and will beoffered for sale either in oneline or as three separate of-ferings, we are confident thatthe campaign will find inves-tors that this property will

ideally suit.”Mr Branch said the retail

precinct was highly desira-ble as it was 100% let, with allof the businesses tradingwell, including Allure onCurrumbin, which has re-cently signed a further five-year lease.

“We recently took a largerretail property in the area to
