Serving southeastern Michigan since 1947, our services have expanded throughout the state and nationally. Whether you are buying, selling, dividing property, or just taking inventory of your trees and wetlands, PEA is available to produce the documents, necessary to facilitate your project and meet municipal, county and state requirements. We pride ourselves on client service first and foremost.

Your project will be assigned to one of our professional land surveyors to provide schedules, analysis and maintain quality control and open communication. Our staff members are OSHA/MUST trained, integrally involved with the Michigan Society of Professional Surveyors (MSPS) and routinely serve as adjunct faculty at local community colleges as land surveying experts.

Our end-product presentation, accuracy and detail provide our clients and design team with functional site information. Digital photos, zoning reports, title reports and flood zone maps offer insight and opportunities to prevent surprises and avoid delays.

As professionals we strive to be efficient and creative by using electronic surveying technologies such as Robotics, GLONASS enabled Global Positioning Systems (GPS) and Digital Levels. We invest in current software packages to reduce processing time and also in communication systems with field staff to promote just-in-time data transfer.

PEA’s knowledge of the retail land development process allows us to assist clients in accelerating their store | restaurant opening schedule. Our clients have benefited from successful design of hundreds of retail developments both small and large. We use our creativity and technical expertise to develop cost effective site improvements and create functional, attractive sites for retail use. From survey and conceptual design through construction administration, PEA understands the unique needs of our retail clients. We have the ability to efficiently walk owners through from land acquisition to their grand openings.

A primary challenge of retail | restaurant developments is that owners often have specific corporate criteria that must be followed for site design on each project and this criteria often conflicts with local ordinance requirements for site development. An owner’s desired configuration for landscaping, parking, drive-thru traffic, and signage may not meet ordinance requirements in a specific community.

PEA has aided in the growth of AutoZone by managing over 40 of the company’s new ground up stores since 2006. PEA’s program consists of site due diligence, acquisition of zoning and land use approvals and preparation of construction documents for new store construction. Our proactive management approach helps AutoZone maintain their aggressive growth strategy.

PEA has been instrumental in the growth of Family Dollar in Southeastern Michigan. Our knowledge and experience of site development has resulted in a refined site selection process which allows the client to choose sites which fit in their development model.

PEA has also worked with various property owners, architects and real estate developers to complete due diligence investigations, surveys, site plan information as well as construction documents for many challenging properties. Our knowledge and experience allow us to apply the criteria in a manner which results in a cost-effective construction package.

Walgreens and their development partners have realized this value by having PEA complete more than 20 new store developments in Southeastern Michigan.

PEA has assisted numerous big box stores in expanding their Michigan operations through our land development focused professional services. We have completed site design for 8 Home Depot projects throughout Michigan, including the Upper Peninsula. Working with the Home Depot Corporation as well as land developers and property owners, PEA developed new retail sites on many challenging properties. Due to the size and volume of parking required for Home Depot, PEA has utilized creative stormwater management solutions to accommodate the runoff for the large buildings and parking lots while making economic use of the limited land available for each development.

From 1990 – 2004, PEA acted as a strategic partner to the Real Estate|Design|Construction Departments at Kmart Corporation working on more than 400 stores nationwide. These developments required the creative solving of meeting parking requirements, providing landscape architecture which is acceptable to the community and within corporate requirements, maintaining adequate accessible parking, advantageous building positioning to maximize visibility and managing the permitting and review process to meet the clients store open target date.

Currently under construction, is the redevelopment of the former Redford High School site in the City of Detroit. The proposed 25-acre development will consist of a 200,000 sf Meijer supercenter, 10,000 sf retail | restaurant strip center, gas station and Detroit Police Precinct.

PEA has been instrumental in assisting towards the growth of numerous quick service dining facilities. We have been involved in the design and development of over 10 Tim Hortons restaurant in Michigan. With the understanding of our client’s needs and corporate standards, we can successfully complete projects quickly and expedite the process of working with governing agencies throughout the land entitlement and permit process.

We are site planning experts in a manner which permits good drive-thru circulation and access for truck deliveries. We routinely solve circulation challenges on small, congested sites.

Casual dining restaurants have their own set of unique challenges. Typically, they involve situating the building to maximize visibility, negotiating a balance of corporate branding criteria and community requirements, and creating adequate, appropriately located parking in a beautifully landscaped environment. Many times these sites are developed on out lots and require cross access easements or perhaps shared parking agreements to minimize development costs. PEA continues to be the trusted site development consultant for these fine restaurants.

PEA’s experience in designing user-friendly bank sites has allowed us to develop a successful and unique approach to engineering these sites, with minimal effort.

Our engineers are able to successfully design the drive-thru system to ensure adequate vehicle stacking and visibility, implement underground stormwater detention system solutions, and building situation to enhance visibility of the clients’ facility. Our expertise and unique approach to site design allows us to provide tremendous value to our clients by addressing the site development needs of a project.
