Initial Concept and layout • City program called for Pre-engineered metal building.

• Rooms and square footages based on original scope of services –

1st Floor = 8,800 gross s.f.

2nd Floor (mezzanine) = 2,800 gross s.f.

• Square footages shown are usable areas, and do not account for walls, corridors, mechanical rooms, electrical rooms, etc.

(Example of a Pre-engineered Butler Building)

• 1st Floor = œ8,900 gross s.f. • 2nd Floor (mezzanine) = œ 3,000 gross s.f.

• City selected Scheme ‘A’ as preferred first floor layout.

• City directed WZA to expand second floor to œ9,000 s.f. (entire footprint) to be used as office space

and future storage expansion.

• City returned marked-up program with additional comments to be incorporated into building design.

• 1st Floor = 9,100 gross s.f. • 2nd Floor (mezzanine) = 9,200 gross s.f.

• General Warehouse area stripped of interior partitions/ cages to create one large area.

• Renamed a number of 1st floor spaces and eliminated certain racking systems.

• Additional tweaking of internal layout of rooms.

MAJOR SAVINGS

• Eliminate the second floor and build a one-story building masonry building.

• Build in phases. Phase I would be the complete building shell and the first floor fit-out. Phase II would be the future addition of the second floor and fit-out. (The cost savings with this strategy are only with the phase I construction; total phased costs would actually be greater than by building a two-story building at

one time)

MINOR SAVINGS

• Eliminate the sprinkler system from the building – although this may impact the city’s insurance costs.

• Eliminate the decorative mansard roof – although this may be an issue with CAB approval.

• Eliminate the toilet rooms - If the entire building is dedicated to storage (no carpentry shop, offices, workrooms, etc.) the code allows required toilet facilities to be located in an adjacent building no more that 500’ away from new building. This provision may allow the toilets in Buildings ‘A’ and ‘L’ to be used by

the employees of the new building. An occupancy calculation would need to be performed to verify if there is ample existing toilet fixtures to accommodate the additional occupant load.
