MAJOR SAVINGS

• Eliminate the second floor and build a one-story building masonry building.

• Build in phases. Phase I would be the complete building shell and the first floor fit-out. Phase II would be the future addition of the second floor and fit-out. (The cost savings with this strategy are only with the phase I construction; total phased costs would actually be greater than by building a two-story building at

one time)

MINOR SAVINGS

• Eliminate the sprinkler system from the building – although this may impact the city’s insurance costs.

• Eliminate the decorative mansard roof – although this may be an issue with CAB approval.

• Eliminate the toilet rooms - If the entire building is dedicated to storage (no carpentry shop, offices, workrooms, etc.) the code allows required toilet facilities to be located in an adjacent building no more that 500’ away from new building. This provision may allow the toilets in Buildings ‘A’ and ‘L’ to be used by

the employees of the new building. An occupancy calculation would need to be performed to verify if there is ample existing toilet fixtures to accommodate the additional occupant load.
