According to Jones Ballard Propertydirector Shaun Yeo, the significant rise hasbeen due to the impact of rising interest ratesand the uncertainty about the mining tax.

“It is now a much more challenging time forproperty owners wanting to sell theirhomes,’’ he said.

“In the current housing market, selecting areal estate agent who can sell your propertyfor its highest market value is therefore very important.

“The fact is, a real estate agent plays a pivotal role in themarketing of a home and the price negotiation process withpotential homebuyers.”

He said Jones Ballard found that on average, most sellers invitethree or four agents to make an appraisal of their property beforemaking a decision on who they will select to market the property.

“It is an unfortunate fact that real estate agents tend to rank nextto politicians and used-car sales people when it comes to opinionpolls identifying the most trustworthy professions,’’ he said.

“Many people select a real estate agent based on first impressionswithout undertaking any thorough research of the performance ofthe agent and their ability to deliver what they are promising.” ■

WITH the life expectancy of Australiansincreasing, Professionals Real Estate GroupCEO David Hobbs encourages home-owners to invest in property to ensure acomfortable retirement.

Mr Hobbs said according to UnitedNations estimates, Australia had the jointfourth-highest life expectancy in the world(equal with Switzerland) over the period2005-2010.

“Advances in medicine and improve-ments in lifestyle mean that this generationnow has the prospect of living much longerthan previous generations,’’ he said.

“This means that we needmore money to fund our retire-ment as we are living muchlonger and staying healthier.

“Relying totally on super-annuation to fund your retire-ment may not be enough...particularly with the currentrelatively low level of contri-butions made by most averageincome earners.”

Mr Hobbs said by investing in well locatedreal estate, people could enjoy the prospectof their investment increasing in value.

“Over the last 30 years, forexample, the median price of ahome in Perth has increased fromaround $38,000 in 1980 to around$480,000 in 2010 – representing amore than 12-fold increase inproperty values over the pastthree decades,’’ he said.

“Astute investors who pur-chased properties in high capitalgrowth areas would have achieved

even greater levels of capital growth overthe 30 year period.”

According to Richard Young,principal of Caporn Young EstateAgents, sellers needed to focus onthese key selling factors in a homeespecially if the property was in thetop end of the market.

“With some banks now increasingtheir interest rates by nearly 0.5 percent, buyers will be even moreselective when buying homes pricedabove $1million,’’ he said.

“The current median price of ahome in the western suburbs is nowaround $1.3 million.”

Mr Young said even if a property ismarketed to its full potential and onlyslightly overpriced, the owner wouldfind great difficulty in finding a buyer.

“However, by early 2011 when theupswing in the local economy gainsstrength, buyers will take a morepositive outlook to the propertymarket and take advantage of verycompetitive house prices especially forproperties priced above $1million.

“The property market in thewestern suburbs has under performedduring recent years relative to long-term annual growth rates which arearound 12 per cent.”

Mr Young said major improvementsin the economy driven by thepredicted second resources boomshould see an upward marketcorrection in these property values inthe median term. ■
