THESE days, it is not uncommon tomistake a three-dimensional computergenerated image for a photograph of a realbuilding.

Photo-realistic 3D renders, 3Danimation and virtual 3D tours are a highlyeffective visual marketing tool, helpingpromote, market and pre-sell propertydevelopments ‘off the plan.’

But Nedlands based Archicentre WAState manager Brad Cook warns thatmarketing can be misleading to purchaserswho don’t fully understand what they aresigning on for.

In other words, the view on thebrochure could be a mirage.

“Essentially, developers are there tomake money,” he said.

“Many buyers become mesmerised withwhat developers claim to offer.

“3D pictures look very flash andsophisticated, but that’s not really whatyou end up with.”

Mr Cook said that with the current

trend to buy ‘off the plan’, many buyerswere falling into the trap of signing on thedotted line before they had read the fineprint on what was included in theirproperty.

“One of the biggest issues for people isjust reading the plan and understandingjust what 85sqm of floor space reallymeans in relation to space, and how theliving areas may connect with serviceareas, such as the bathroom and laundry,”he said.

“It is also important to establish in

writing what is included in the apartments,such as carpets and window furnishings orblinds, and what is an optional extra.

“Insulation in the apartment, noisebarriers and double glazing also need to beconsidered.”

Mr Cook said it was important forbuyers to seek independent professionaladvice to ensure that they were wellinformed because once they had signed offon an ‘off the plan’ property, it wasextremely difficult to reverse the decisionwhen the apartment was built and finalpayment was required.

As well as offering pre-purchase housinginspections, Archicentre also carry out anincreasing number of ‘off the plan’apartment inspections to provide buyerswith an accurate assessment.

The inspections involve the architectattending the display unit with the clientand helping them assess the floor plan andspecifications for the apartment, Mr Cooksaid. ■
