RESIDENTIAL PERMITS Expedited Permit Process The following submittals are required to qualify for expedited permit process Remodeling of Single-Family Residential/Duplex (T3) Fence Pre-fab Shed Driveway/Approach Window/Door Replacement Shutter Installation/Replacement Garage Door Awning/Canopies/Trellis Roofing Burglar Alarm Service Upgrade/Repair Low Voltage-Telephone/ Cable/Speakers New Lighting or Wiring for Receptacles Electrical for New Appliance-Range/Dryer/Water Heater/A/C Solar Panels A/C Change-outs/New Installation Bathroom Ventilation Miscellaneous Ductwork Pool Heater Fire Places Temporary Toilet Plumbing Fixture Replacement Sewer Cap Sewer Connection Water Service Connection Gas Water Heater and Gas Appliance Replacement Signed and sealed survey (no more than 1 year old), and signed and sealed plans depicting full remodeling work. Signed and sealed survey (no more than 1 year old) depicting location of fence and a detail of the fence up to 6 ft. in height. Up to 8 ft. in height, requires Architect/Engineer signed calculations and details. If fence is located within undedicated right of way, a complete temporary encroachment covenant application with supporting documents must be submitted for approval prior to permit application. Signed and sealed survey (no more than 1 year old) depicting intended location of shed, copy of Manufacturer’s Certification and Miami-Dade County NOA or State of Florida Product Approval. Signed and sealed survey (no more than 1 year old) depicting intended location and measurements of proposed driveway and approach. If driveway approach is not a standard material (gray concrete or black asphalt) a complete non-standard improvement covenant application with supporting documentation must be submitted to Public Works for approval prior to permit application. Permits for construction in the right of way are only issued to licensed contractors. Floor plan showing room location, size, and distance from ground (sill height) for each window being changed, designated egress window, and signed and sealed design pressures and Miami-Dade County NOA or State of Florida Product Approval. For exterior doors provide floor plan showing location of door and Miami-Dade County NOA or State of Florida Product Approval. Must have details of Construction. Floor plan showing location of proposed shutters, signed and sealed design pressures, and Miami-Dade County NOA or State of Florida Product Approval.
