AFTER several years of instability, Dunsborough’s propertymarket may be on the rise.

Recent statistical surveys by JMW Real Estate reveal thatthe Dunsborough market is experiencing a recovery.

JMW principal Joe White said that in the second quarter of2009, the average price of an entry level non-fairway block inDunsborough Lakes recovered to $204,000 from theprevious quarter, which showed an average sale price of$189,000.

Mr White said this was especially pleasing given that it was

the first time since late 2007 that the market had actuallyrisen for two consecutive quarters, and that the increasedlevel of turnover further underscored the likelihood of arecovery.

“While the market correction of 2008 has beendisappointing for homeowners, it has also provided a hugeopportunity for homeowner aspirants to enter the market asprices were back to levels not seen since January 2006,” he said.

Mr White said in spite of property prices falling in 2008,the entry level non-fairway block still experienced a capital

growth of 10.08 per cent compounded in the 15 or so yearssince Dunsborough Lakes was first released.

“Land historically has always been a long term low riskinvestment, but to still achieve a rate of growth rate in excessof 10 per cent whilst weathering the worst economic collapsesince the Wall Street Crash of 1929 shows the stability andresilience of the Dunsborough market,” he said.

While cautious about making predictions on the future, MrWhite said he remained optimistic about Dunsborough’sproperty market. ■

Dunsborough property starting to show signs of recoveryIncreased turnover and price rises over two consecutive quarters underscore that worst of storm may be over

More than meets the eye in this transformation

THIS classic art deco property inthe heart of Nedlands offers muchmore then initially meets then eye.

Set back on a prominent tree-lined street, the façade of the early1930s home is pleasant andunassuming.

But behind the original exterioris a marvellous renovation thathas brought the old and the newtogether.

The 2003 renovation saw theintegrity of the original bungalowretained while creating a newcontemporary wing at the back ofthe home.

The front features originalwoodwork, architraves andornate ceiling cornices againstfresh white walls.

Creaking timber floorboards inthe formal lounge and diningcreate ambience.

At the rear, the additioncaptures an abundance of lightinto a succession of open-planspaces including a kitchen, dining

and family room, as well as amaster bedroom and stunningensuite.

Four-metre high ceilings givethis part of the home anenormous sense of space andthere is a distinct resort style feelto the master suite.

Retractable bi-fold doors openout from the bedroom and livingareas to a beautiful establishedgarden, complete with a children’scubby house and a vine-coveredarbour to entertain guests onbalmy evenings.

The state of the art extensionwas completed by Victoria Cole.

Modern home retainsstrong period influence

SIX years ago, the owners of thisclassic art deco property in Cottesloedecided to extend their home.

In doing so, they created acontemporary abode while managingto preserve its strong periodinfluence. The facade and front of thehome are traditional in style withpillars and decorative cornicescreating character.

Polished wooden floorboards flowseamlessly from the front of the hometo the rear, appearing original thewhole way through.

At the front french doors open intoa sitting room or formal lounge withan open fireplace and large windowsto enjoy the streetscape andlandscaped gardens.

The master bedroom is to the leftand includes a sleep-out that has beenconverted into a dressing room, andensuite

The owners’ three teenage sonsare all well accommodated.

The boys’ bedrooms and abathroom comprise a separate wing, and a loft was built for their ownprivate activity room.

The central living area forms the

main addition to the house in anaward winning renovation.

The open-plan family and diningarea have been cleverly designed witha Bose surround system and bifolddoors to the stunning rear alfresco.

The sleek designer’s kitchenfeatures stainless steel appliances, frosted glass cabinets and anunderground wine cellar with capacityfor over 800 bottles.

Traditional restaurant-style redkitchen doors to the pantry andlaundry provide a unique twist on amodern design.

The kitchen was also award-winning after its completion.

Another special aspect of the homeis that the front garden wraps aroundthe eastern side of the home to jointhe courtyard at the back.

The gardens have been extensivelylandscaped with paved and grass areasto enjoy the spacious block.

LUXURY LIVING

Colourful creations made to orderSTEPPING into La Maiolica is a little likeentering Aladdin’s Cave, with its treasuretrove of Mediterranean-inspired potterysplashing a mix of vibrant colour around thestore.

Husband and wifepotters Gigi and CateCosi opened theFremantle shop onNorfolk Street in 1991before moving to LaMaiolica’s currentpremises in JamesStreet three years ago.

Taking the namefrom the style of theirpottery, Cate said their aim when opening thebusiness was to establish a workshop andgallery in the popular Italian style, where theycould not only make beautiful pieces to sell butalso create pieces to order.

Tasmanian-born Cate was inspired tobecome a potter by her art teacher when shewas in her teens, and travelled to Europe toenhance her skills before meeting Gigi in Vietri

Sul Mare, Italy in 1987.Born and raised in the

Amalfi coastal village,Gigi had studied the artof pottery-making fromhis family, and the coupleworked together beforetaking the adventurousleap and moving toFremantle in 1990.

“We both decidedthat Fremantle would be

a great place to live and work with itsMediterranean climate and immigrantcommunity,” Cate said.

“We also felt that no one else was makingthe maiolica style of pottery, which we knew

so well, and that provided us with theopportunity to do something different.”

Sometimes known as tin glaze earthenware, maiolica pottery consists of a red earthenwareclay covered in an opaque white glaze.

It is then painted with ceramic stains andfired in a kiln to a rich palette of coloursincluding yellows, oranges, blues, greens, pinks and purples.

The style originated in Baghdad in theMiddle East around the 9th century AD.

Cate said the main way maiolica ware wasdifferent to other pottery was in the largecolour palette available.

“When pieces are fired to highertemperatures many of the colours burn outand it is generally a style of pottery with a lotof surface decoration,” she said.

“Many people feel they have beentransported back to Italy, Spain or Portugalwhen they see the range and can sometimes

be overwhelmed by the choices and coloursavailable.”

The La Maiolica collection includesdinnerware such as bowls, plates, platters, jugs, antipasto settings, cups and saucers plusdecorative items like wall plates, vases, lampbases and candleholders.

Cate recommended customers hand washthe dinnerware to make it last longer asdishwashers could be very abrasive. She addedpieces were not ovenproof and wereunsuitable for cooking in the microwave.

“When handled with care, the pieces canlast many years and have the potential tobecome family heirlooms,” she said.

“And when used outdoors our pieces willnever be faded by the sun or weather.

“La Maiolica is a place where we listen tobeautiful and eclectic music while we enjoyourselves making fun, colourful and practicalpottery in all shapes and sizes.” ■
